Nice blog. Actually you only have to drive about 1 hour to Tracy to see that kind of price for that sqft. That seems a little expencice for Portland to me but maybe they have had huge apprecation too.
Here is a link to an example of a brand new home in Lathrop, Ca which is 10 minutes from tracy and about 1 and 1/2 hour from San Jose for $434,000

Living in Tracy isn’t going to be fun when oil hits $10 a gallon. You have to drive for 3-5 minutes just to get to a major street
