South San Francisco and Daly City have a bunch of these (though closer together and fading into the fog.) They differ from east coast split levels because there are no living areas separated by half-levels. To me, split-level on this coast generally means the ranch-style tract homes built on hillside. The garage is at the lowest level, public rooms a half level up, and bedrooms above the garage. The peninsula's teeming with them in the '50's suburbs, and I've always thought they have nice floor plans. They might not be worth $1.2 million, but they're not bad for tract houses. There are some real New York-style split levels just off Meridian (below Hillsdale) in San Jose, and they looks just as crappy as they did on the east coast. At least the lower level won't smell of mold. They also back up against one of the creeks, so there's always the chance they'll flood and the owners will have a real east coast experience.
