    I rent a 1/1 apartment in South San Francisco for $1075 a month. Right around the corner, there is an almost picture-perfect identical 1/1 condo with a view of the Taco Bell drive thru that they’re trying to pawn off for $366K plus $338/mo HOA. I would like to know whether I would break even after 30 years, but the rent vs. buy calculators just roll over howling with laughter when I put the numbers in.

    Vow, the rental yield is only 1.4%, better to buy Vanguard REITs Index fund (real estate fund), which yields around 4% now, or T-bill which yields even higher.

    (1075 – 338) * 12 / 366000 – 1% (property tax) = 1.4%

    Possibly the owner bought it for less than 180k some years ago.

    (1075 – 338) * 12 / 180000 – 1% = 3.9%
