Wow how awesome! If you pay the full price, they’ll give you $30,000! Sure you could negotiate the price down $30,000 – but then you wouldn’t be getting $30,000 back now would you? Interest costs? Bah.

If I were you, I’d just offer them $100,000 over the asking so I can get $130,000 back. How awesome would that be – cash back. Right now! So I can start paying the bills earlier. It’s like perpetual motion!

If that’s not enticing enough, here’s a picture from the interior:

Alright… so far so good. It’s $500k but it’s located in the prestigious Milpitas part of Silicon Valley. There are no interior pics, but that’s ok because with houses here, you don’t need to see the inside usually.

Let’s see what Movoto knows:

Wow… they weren’t kidding around when they said “Essy Access” to Freeways. This is practically on 880 – and right near Montague. This house is commuting heaven!

$625k last year, $599k this year

MLSlistings Property Detail for MLS number 724910
7600 WREN AV
Gilroy, CA 95020
$599,000

7600wren.jpg

This Single Family Residence has the following features:
MLS#: 724910 Approx Age: 32 Years Approx Sq Ft: 1424
Detached Single Family 1 Story 3 Bedrooms
2 Bathrooms 2 or More Stall Showers 1 Shower over Tub
1 Tub Separate Family Room Laundry Area – Garage

There’s nothing particularly wrong with this house – after all, $599k is a great price for a house in savvy Gilroy.

Well, except for the fact that this sold last year for $625,000.

Bubbleheads will quickly point out that this is proof that the Bay Area doesn’t always appreciate. To those freaks, I say “Get real – Gilroy isn’t in the Bay Area!” As we all know, the Bay Area ends at the last Cupertino exit on 85.

(Thanks to Burbed Reader J.C. for this find.)

A Short Sale in Santa Clara on Kiely

Originally I wasn’t going to post anything – being that today is a holiday. But RemodelNerd.com submitted this:

MLS#: 748896 Approx Age: 52 Years Approx Sq Ft: 1254

Just an average Santa Clara starter home, right?

Nope – here are some more pictures from RemodelNerd:

shortsale1.JPG

shortsale2.JPG

shortsale3.JPG

Here’s what he had to say:

So here’s 671 Kiely Blvd 95050- saw it yesterday, and it was so stunning I had to come back with my camera and do a drive by-

Short sale by “HarryZ HomeZ”- what can I say, truly stunning- the flag and piles of junk out front are a nice touch!

Actually, I think this is a new type of staging. Let’s face it, life is messy – so you might as well have a more realistic setting for the house.

Nice find! Thanks!

Fall Bounce will beat Spring Bounce

San Jose Mercury News – Skittish: Description of Bay Area home buyers
`Insane to buy’ now “I feel it’s insane to buy a house at this point,” he wrote in an e-mail to the Mercury News this week. Among his reasons: Lots of homes on the market now, and prices are still too high; interest rates for jumbo loans are high; and the market will get better for buyers as the slower winter months approach.

He said he may start looking again in October or November. Last weekend, he went to an open house and asked the agent how long the property had been for sale. Once she answered, “the very next statement I heard from the agent was, `we can negotiate the price,’ ” Babu said. “I felt very happy to hear that.”

This can mean only one thing: Fall bounce!

Forget the spring bounce, forget the summer bounce. Everyone knows that the California weather is too amazing in the spring and summer to buy homes. Come Fall, people are going to buy houses like crazy – they’ve been waiting on the sidelines all Spring and Summer.

I predict a 10% growth in median prices by November. You heard it here first!
