This is a baaaaaaad neighborhood. Might as well be EPA. Nothing on that side of 101 is worth 900K.

  2. Sprezzatura Says:

Wrong side of the highway, definitely not the “real” Menlo Park.

  3. Renter Says:

    Another bank own crap.

    Sales history:

8/1/2007 $504,880 Trustee’s Deed upon Sale Resale Executive Trustee Svcs LLC Us Bk Na Series 2005-He1 Tr 635154035
2/18/2005 $580,000 Grant Deed Resale Victoria, Efrain Vazquez, Prisciliano 113354121
7/24/2001 $380,000 Grant Deed Resale Singh, Sanjay & Asha Victoria, Efrain 255904964
5/22/1996 $132,000 Grant Deed Resale Ford, Rosevelt & Thelma Singh, Sanjay & Asha 255902739

The one buying on 2/18/2005 for $580K took 100% loan. The bank Finance America will lose at least $200K on this crap.

Its price is going back to year 2001 level.

Right across Willow from EPA, same school district (Ravenswood), but at least you have the same ZIP code as all those millionaires living by Stanford so you get the same insurance rates.

It wasn’t long ago that I had never seen a house in San Mateo County under $400K. Now there are Redwood City houses under $350K and EPA houses nearly $200K, and they’re still not moving.

  5. RealEstater Says:

Yup, that’s EPA under a different name.

For half of this price, you can buy a decent house in Stockton. If you’re going to live in a ghetto, might as well save some money.

  6. ex-sunnyvale-renter Says:

Anything in MP on that side of 101 is in the war zone, good for Iraq vets who don’t want to lose their hard-earned skills.

  7. sonarrat Says:

RE: also Santa Rosa, which is a little less miserable than Stockton though it has its own issues. If you’ve never commuted on the Redwood Highway or San Francisco’s 19th Avenue, you don’t want to know.

  8. sg Says:

19th avenue sucks. They should build a freeway over there, connecting Golden gate bridge with 280.

  9. madhaus Says:

Wow is that a terrible neighborhood, pinned between 101 and the bridge, yeah it really is EPA with a different zipcode. btw I am really enjoying reading your blog, I was hoping for something like irvinehousingblog for Silicon Valley and you’re the closest thing to it. Can’t wait to watch the equity in my Sunnyvale house start to bleed away. Good thing I bought it years years and years ago so I’m not in the danger the 100% financers (fools! stupid ignorant bloody fools!) are.

But of course, Sunnyvale is pretty danged SPECIAL too, though maybe not as special as that… amazing… property you have featured today. I shudder to think what you could do if you scraped it, maybe you could build an auto wreckers or something. Couldn’t possibly hurt the neighborhood any more than what’s there is.

  10. faldaral Says:

Do my eyes deceive me or are the windows boarded up with plywood? Sweet! instant equity.

  11. Renter4 Says:

To be honest I’m really kind of shocked that even just the land is worth less than 400k. I didn’t think we’d see that so soon.

  12. madhaus Says:

What do you think lurks beneath the bright blue tarp? If I make an offer will they include it? Is it worth more than the tiled kitchen?

  13. ex-sunnyvale-renter Says:

That photo of the trashcan on the cement slab……. that is profound.
