Right across Willow from EPA, same school district (Ravenswood), but at least you have the same ZIP code as all those millionaires living by Stanford so you get the same insurance rates.
It wasn’t long ago that I had never seen a house in San Mateo County under $400K. Now there are Redwood City houses under $350K and EPA houses nearly $200K, and they’re still not moving.

For half of this price, you can buy a decent house in Stockton. If you’re going to live in a ghetto, might as well save some money.

RE: also Santa Rosa, which is a little less miserable than Stockton though it has its own issues. If you’ve never commuted on the Redwood Highway or San Francisco’s 19th Avenue, you don’t want to know.

Wow is that a terrible neighborhood, pinned between 101 and the bridge, yeah it really is EPA with a different zipcode. btw I am really enjoying reading your blog, I was hoping for something like irvinehousingblog for Silicon Valley and you’re the closest thing to it. Can’t wait to watch the equity in my Sunnyvale house start to bleed away. Good thing I bought it years years and years ago so I’m not in the danger the 100% financers (fools! stupid ignorant bloody fools!) are.
But of course, Sunnyvale is pretty danged SPECIAL too, though maybe not as special as that… amazing… property you have featured today. I shudder to think what you could do if you scraped it, maybe you could build an auto wreckers or something. Couldn’t possibly hurt the neighborhood any more than what’s there is.
