Sweet! Ocean views at a bargain basement price! Sure, it’s not The Real Bay Area, but it’s close enough… I mean, Fremont is sort of near Palo Alto.

Let’s see what Burbed reader John had to say:

If I recall correctly, this is the stinkiest part of Fremont.  You have industry and that putrid marsh smell in the summer.  What a deal!

Yeah, but how long is summer anyway? besides, doesn’t every go away during the summer to Europe? You just refi and unlock that trapped equity!

Even if you can’t afford Europe, you can pretend that you’re living in Cannes with this fine fine home. Ocean views – wowsers.

John doesn’t recall correctly. While it is a crappy condo and its view of the railroad tracks and an abandoned quarry isn’t the best in Fremont, it isn’t in the foul smelling part of town that borders Milpitas (where the stench is nearly unbearable in summer).

  2. sonarrat Says:

Ocean view.. on your big-screen TV on the Travel Channel! This is in the flatlands. The ocean is on the other side of the Santa Cruz mountains. What were they smoking?

  3. mrbogue Says:

fremont is across the bay from palo alto, thats supposed to be sarcastic right? its like night and day. the only plus that fremont has is that

    1) there are alot of server farms there.
    2) a massive fry’s near 680.
    3) a big afghan population.

  4. es-sunnyvale-renter Says:

.02 acre? Two hundredths of an acre?

    It looks Slumtastic!

  5. es-sunnyvale-renter Says:

PS that Fry’s IS great, they have a Tesla coil.

  6. Jim D Says:

Yep, 2/100ths of an acre. That’s about 1000 sq ft, for you pedestrian souls who don’t own property. Wow! That’s what, a 10 ft strip running around the townhouse?

  7. RoxBoy Says:

    Fremont:
    Pronunciation: \ˈfrē-ˌmänt\
    Function: geographical name

City W California SE of Oakland population 203,413. Fremont – A city where people live because they cannot afford to live anywhere else in the bayarea. The only main attraction in fremont is Fry’s Electronics where computer geeks, lawyers, cops, high-school dropouts, and McDonald’s/Starbucks employees come to mingle. It’s the only place where a 5-yo kid can teach a medical doctor how to program a VCR or setup a home wifi network.

  8. tenspeedsf Says:

Let me consult my map of the RBE (Real Bay Area). If memory serves me correctly, Fremont is nowhere near the ocean!?

  9. tenspeedsf Says:

RBE = RBA (more coffee please)

  10. mrbogue Says:

Hey, I resent that comment Roxboy, there is nothing wrong with being a McDonald’s or Starbucks employee.

why, I resent this whole thread altogether, does CANNES have FRY’s??? I didn’t think so…

  11. RoxBoy Says:

hey mrbogue, i used to work for mcd and i love starbucks. nothings wrong with that. just to show that only at frys’, people from all walks of life can meet and socialize. well, except for cops and lawyers, then you’re a scumbag.

  12. mrbogue Says:

agreed! cops and lawyers are definitely scumbags. doesn’t fremont have a huge concentration of donut shops too?

  13. es-sunnyvale-renter Says:

RoxBoy – LOL on your description of Fremont!

  14. Pralay Says:

I cannot see the original listing in realtor.com. Probably it is already sold in crazy “Spring Bounce”.

Anyway. Fremont. Wasn’t the same city that was referred “Parking Lot With A Mayor” in past?

  15. Pralay Says:

BTW, half of the employees in City Of Fremont earn $100K+. Think about that.

    http://www.insidebayarea.com/argus/ci_6935616

Three hundred and eighty-four city of Fremont employees made more than $100,000 last year — nearly half of the city’s full-time work force, according to city figures.

    Farther more:
Nearly every full-time sworn member of the police and fire departments earned six figures last year.

I am talking about a pretty big number: 384 employees. “Spring Bounce” is coming. These guys will be bidding for homes left and right. Unless you make an offer for this condo RIGHT NOW, you will be “Priced Out Forever”. After that, forget about “ocean view”, you won’t even get a “garbage view” or “NUMMI view”.

  16. madhaus Says:

Act now! Price only $300K on Redfin! Look at that equity get unlocked and fly away! Sold 2/23/06 for $438,000!

Ocean view? In Fremont? For what value of “ocean” are we talking about? I mean, yeah, there are water molecules in the Bay that might have come from the Pacific, but good luck picking out WHICH ONES.

I know someone trying to unload a 4/2 in Newark without any success — places there and Fremont are staying on the market despite the Spring Bounce and all that untapped equity just going to waste. All you have to do is cross 237 to the Real Bay Area and higher prices to find the exact same problem.

Ex-Svl-Renter: .02 acre is 875 sf, which is even less than a thousand. (acre=43,560 sf)

Act now or be priced out forever!

  17. been_there_done_that Says:

I think you all have Fremont confused with other areas of the bay area. It isn’t a last resort city. Fremont is a mixed bag of people racially and economically. Contrary to RE’s views, not all executive management wants to live in Palo Alto or Menlo Park. Fremont is still convenient to many places in the bay area through BART, and it is easy to get to offices deeper into the east bay, like San Ramon, Concord and Pleasanton and close to Sunnyvale, Mountain View businesses without being disconnected to San Francisco. It is a good location if you change jobs or have multiple offices through out the bay area.

However, it of course does not have ocean views, bay views yes, ocean views no.

  18. sonarrat Says:

It actually seems like this is near a chain of man-made lakes. It’s like trying to sell a view of the Alviso Slough.

  19. Pralay Says:

Fremont is still convenient to many places in the bay area through BART,
    ———

That’s true. I know a guy who sold his home at south SJ and bought one at Fremont when he got a new job offer at SF downtown. As his wife was still working at SJ, Fremont was a convenient place at the middle. And I used to know many then-Peoplesoft and Sun Microsystem guys living there.

But personally I never liked Fremont. It’s a conglomerate of five towns (Irvington, Niles, Mission SJ, Centerville and Warm Springs). It does not even have a good downtown. All it has is remnant of downtowns from those five small ex-towns.

  20. sg Says:

    Pralay,

They changed the mls ID of this. As madhaus says, the price is reduced to 300K.

Anyhow, why would any believe the lie that Fremont has an “ocean view”? Even the view of the bay is crappy from Fremont.

Is the Realtor targeting “rich foreigners”, who have never been the bay area?

  21. Pralay Says:

They changed the mls ID of this. As madhaus says, the price is reduced to 300K.
    ———

Isn’t that illegal to re-list this way?

  22. Pralay Says:

Is the Realtor targeting “rich foreigners”, who have never been the bay area?
    ————–

Probably yes, those who “book” their homes in priceline.com

After all, it is crazy market due to “Spring Bounce”. Buying online quickly could the only option for some cases, especially for condo with “ocean view”.

  23. been_there_done_that Says:

I’m not a big fan of Fremont either, however if I had to choose to live in Fremont or a lot of other towns in the country, Fremont wins. Fremont also has a lot of potential to revitalize those past downtowns. It can be quite walkable and the transit system makes living with one car or without a car doable.

  24. WillowGlenner Says:

Fremont is definitely an ethnic town. The irony of this is, over time, the school districts of the predominantly asian neighborhoods end up eclipsing the more expensive white areas. So you never know. Fremont seems like a high indian population with an indian downtown, they have that theatre there that shows only indian movies. I’m an investor looking for buy cheap for appreciation, and you couldn’t beat fremont if you bought in the early 90s- anywhere. It was dirt cheap and appreciated to the mean, plus some areas even became upscale. BTW whoever wrote about the odor, thats milpitas.

  25. Pralay Says:

Fremont also has a lot of potential to revitalize those past downtowns.
    ———-

I don’t think they will revitalize past downtown. My friend told me that the City still has an “active” (well, I am hearing this from him for last five years) plan for making new downtown on Capitol Ave near Paseo Padre. I don’t think it is going to happen in near future. It seems their current focus is on getting Oakland A to Fremont.

  26. Pralay Says:

Fremont seems like a high indian population with an indian downtown, they have that theatre there that shows only indian movies.
    ———–

    WG,
I am Indian by origin and I had been to that movie theater (it is called ‘Naz’). There is no Indian downtown as such there. Before 2000/2001 that theater was a crappy place where they used to run old movies (Hollywood/English) for $1. The owner of ‘Naz’ has a long history of breaking all kind of safety rules. His first ‘Naz’ theater was in Centerville (on Fremont Blvd). He used allow more viewers in theater than legal occupancy limit. Emergency exit door was blocked all the time with extra chairs, box. Smoke alarm were not working. You can think of any safety law – ‘Naz’ was breaking it happily. When inspectors and police dept used to come and close the theater, the owner used to play race card: “It’s racism. I am a victim because I am minority”. Then Indian population incrased in Fremont and he bought this $1 theater and renamed to ‘Naz 8′. It is still crappy place without any improvement.
The best part? Parents go there with their newborns, 6 months, 2 years old children. So half of the time you won’t hear any movie dialog due to all the crybabies.

  27. Pralay Says:

And those “Bollywood” movies are also known as “Masala movies” – with fixed numbers of dances/songs (one of them in rain, the actress being wet – quite erotic :) ), fixed number of fight-scenes, fixed number of emotional scenes AND with absolutely no storyline. Therefore, you don’t need to hear any dialog anyway.

That’s South Indian song (not Hindi) – one step ahead of Bollywood. Here one of the rain songs I am talking about :)

  32. Pralay Says:

Pralay, do they allow smoking in the theater as well?
    ————-

I don’t remember exactly. Of course this is California. Legally you cannot smoke inside. But I think you can do it anyway. I don’t think anybody will stop you, complain or kick you out.

  33. jealousbitterrenter Says:

burbed – please feature this one, it’s a whole three doors wide. price reduced, a steal!

  34. madhaus Says:

Hey, the California Association of Realtors just issued a gloom and doom forecast! Worst performance since 1985 predicted, RealEstater ought to get with the program and stop talking about the Spring Bounce. The pros say 2008 is gonna be a bad one statewide, no matter how special you are.

I got this link from reading another great real estate blog, doesn’t cover the Bay Area but very well done and worth checking out: irvinehousingblog.com

  35. Hmmmmm Says:

    jealousbitterrenter,

That is a container home. What about that! Recycled shipping containers and solar panels…very green.

  36. Renter Says:

this one was bought for $438K on 2/23/2006.

  37. rick Says:

This one is actually not that bad.

In 98 this could still fetch close to $200k. So we are getting there fast.
