    “Terminte Inspection On File”. I bet this means “we had one done six years ago when we moved in and the guy said that it would be good for ten years so we refuse to pay to have one done.”

    Hm, and only a half-mil? OK here’s what you do. When the invading hordes try out your defenses at night (and often in the day) you shoot ‘em. Get the shot dead-center, so you’re sure to kill ‘em. This is where the processing comes in. Harvest the organs, tan the leather (basketballs), process the fat (fight club soap) and clean the skeletons (medical schools) and there you are. A continuing supply of no-goods you don’t even have to set out lures (blow up whore dolls) or bait (crack) to attract. Just go out and mow the lawn once in a while - the sight of a white guy mowing the lawn in “their” ‘hood will attract all the game you need to become your own supplier of fresh organs, hides, fight club soap, etc.

    It’s a win-win!

    As per advise of many real estate agent, this could be the STARTER SFH for young couple. Within 10 years the value of this home will double. Then they can UPGRADE to some better home in Palo Alto (not East PA).

    Meanwhile, they can get used to EPA environment for 10 years so that can appreciate PA better after they buy home there. And getting used to in EPA means teaching survival skills to children - how to dodge bullet etc. Not a bad thing, isn’t it? Didn’t you watch Matrix? How did Neo dodge bullets? Your children will learn exactly same - nothing less.

    BTW, this brown lawn needs some watering - very badly. So, you got the opportunity to water your lawn. You can water your lawn and make it green. You can water days and nights. Keep in mind, if you are a renter and cannot water your lawn, you are a loser.

    Damn, this listing is gone from MLS-2 too. One of those new young Facebook employee couples made offer for $750K. They deprived me from watering my lawn - for one more time. Looks like I am “Priced Out Forever”.

    This deal is a steal. You should buy this house.
    You can sit on the front lawn with an AK47 and watch people drive by. Shoot and kill them all. No cop will want to respond to a murder in East Palo Alto.
    When there is no more dirty filthy dirtpoor people in East Palo Alto, rich engineers and recent grads making $200K/year will move in and East Palo Alto will become the hottest real estate in the Bayarea.

    gentrification is pretty amazing. where i live in Oakland there was this park across the street, when i moved in, the park was always filled with thug-types in raiders and LA kings gear, probably selling drugs since they obviously weren’t playing soccer or volleyball. After a couple years, the thug-types all but disappeared, and soccer-playing gay men, children, and volleyball-playing yuppies took their place. I used to have people throw half-drunk 40 oz beers in paperbags at me when I walk, now I just have peace-loving hippies passing me “stop the war” and “stop the foreclosure rate” flyers.

    it is much safer now, but the problem is now I’m having problems finding a place to buy my drugs.

    Somebody having a problem finding a place to buy drugs in California ? Can always go to City Hall in San Francisco, I went to check out an exhibit at the Asian Arts museum across the street before and they had some type of marijuana festival in front of S.F. city hall.

    Look at the stats Renter provided. This house is a high performer. BA properties double every 10 years; this one more than tripled since 1997.

    It seems to me EPA could be, emphasize COULD be a good investment. 10 years ago no retailer would even touch it. Now they have that Ikea - Home Depot complex there whose taxes go to EPA. Also the office bldgs on 101 across the street (on the west side) are also EPA I believe. They used to call that area whiskey gulch.

    Realestater, huge percentages of houses have tripled since 1997 due to the housing bubble. If you want to see how common this is use redfin and click on “show past sales”. It is EXTREMELY COMMON for houses to have sold for 300s in areas like Sunnyvale that are now over one million. The fact that so many houses tripled in the past 10 years is cause to worry imho. I would feel safer buying in a “slow decade”

    WG - RealEstater claims Bay Area houses double within any ten year period, even at the end of a bubble. Which is errant nonsense. You are right that tripling in ten years can’t be sustained and that would be a bad time to buy.

    burbed, I can’t find this one on redfin either. I think that one must be a casualty of the Spring Bounce.

    I found a place near this one for even less money, 6 bedrooms, 3 baths. You could rent it out to a bunch of Stanford students and there’s your instant equity. For a $400K place, you gotta collect $36K a year in rent, so charge each student $500 a month and you’ve got it. It’s even got pergransteel, someone put some bucks into fixing this place up and wants out.

    Ravenswood school district, though… I can see small luxury condos & loft spaces. Buyers without kids.
