Features for 1139 Traughber Street, Milpitas

Sorry for the size of this image. But I had to save it as high quality to ask you a question: Is that a car in front of the front door? Or a ghost of a car?

I really can’t tell!

But aside from that, nothing represents the dynamic and entrepreneurial lifestyles of the Bay Area like this house! Besides the guaranteed appreciation (once Milpitas returns to the Bay Area in 2011), but you also get this amazing revenue stream from living in it. Woot!

Maybe you can get an IPO for the rental unit…

Actually this one isn’t too bad.

It is a house converted into a duplex, you still have a backyard (though I doubt it can be large) and a better neighborhood, so it is better than a duplex. And 3/2 duplex selling for $330k is not a bad deal for NOW. I think the most it will go down to is $250k at the bottom, only that it takes two families to buy this duplex. :)

So east bay prices are fast approaching affordability.

  2. Renter4 Says:

I agree… it’s still too much, but it’s getting into the realm of the not-insane.

Depending on what’s inside, of course. I’m dubious about the 6 br.

  3. Real Estater Says:

For those of you who say you are priced out, have you considered buying a duplex and renting out 1 unit? That’s an alternative to buying a cheapo starter home.

  4. Renter4 Says:

Definitely considered it, we had friends who did that successfully elsewhere. Commute has been prohibitive to most of the ones I’ve seen, but the idea is on the table. It’s more b/c parents are going to move in w/ us at some point, though, so it has to be a good layout & a walkable neighborhood. Questionable whether it will actually work.

  5. Pralay Says:

How could they forget to mention that it is “easy access to freeway“? It is right next to Jacklin Rd ramps.

    Last sale: 10/28/2005 for $800,000
with 100% financing. First loan ($640K) is variable rate. It seems total rent $3000 could not cover the mortgage payments. Another jingle mail case?

In any case, spring bounce is here. The listing is gone. Most likely it was sold way over the last sale price of $800K with multiple offers. If that is the case, Milpitas is about to enter in the map of RBA!

  6. San Mateo Home Sellers in Trouble Says:

The problem I have with Milpitas is just the landfill smells to high heaven every hot day. I lived there for 6 months for a summer internship and that smell was EVERYWHERE

  7. Winston Says:

This is one of the Bay Area values I’ve seen here on burbed. It’s only priced at twice what it should be. Looking at the house on Google street view, I can understand why that would be. It is fugly with nearly every inch of the yard covered with concrete to provide parking. Without the satisfaction of mowing the grass, I don’t think I can buy it.

There you go. There is always a way to get into the market and build equity. Once you have equity, you mvoe up from there.

Those who spend all day tracking sales numbers here and feeling sorry for themselves are losers.

Live in wonderful Milpenis, AKA South Fremont, and tell your kids to go play on the freeway.

Honestly, the highlight of Milpenis culture is the roller rink, which is a good place to keep up with hip-hop culture.

Have you seen the the satellite view? Five cars parked and it is in daytime. Now guess how many cars were parked in night.
From satellite view I can see a small piece of backyard with grass. But it does not look like a maintained one.

  11. madhaus Says:

I don’t think it is either a car or a ghost of a car. I think it’s the back end of a car. You know how they put the front end of a car on the wall in places like Hard Rock Cafe? Well, this is where all the back ends of those cars go, the front door of a duplex in Milpitas.

Pralay reports a satellite photo showing five cars. That suggests 4 and 3/4 of them were photoshopped out.

So I guess, like Funky Door Yoga, this is Funky Door Duplex with the backend of car as door.

  13. madhaus Says:

This really is Milpitas week on burbed. I’d like to nominate some more non-RBA zips:

    1. Newark
    2. Story Road, SJ
    3. Alviso
    4. Houses near SJ airport or Reid-Hillview
    5. East Palo Alto & East (of 101) Menlo Park

  14. rick Says:

Dude, you guys are asking for too much, look at it as a duplex with at least your own parking and a backyard. Though I do see that it might be close to the freeway with Winston’s link.

Milpitas is certainly no cupertino, but it is a nice small town comparing to most of Fremont and north of Fremont, and much of San Jose. If you live a couple of miles from 880 you are fine.

I think it is not too bad does not mean that I will buy it either, this is for someone looking for rental income (though at this price it is still not there).

  15. Winston Says:

I can’t see any appeal to Milpitas. To me it’s a step down from either Fremont or East San Jose, but this house is only double what it should be which is unusually good for the South Bay. I expect that there’s a falling-knife-catcher that will snap this one up pretty quickly.

I guess, it already found a knife-catcher. The listing is gone.

  17. MSG Says:

Sorry about the negativity, but, San Jose, Milpitas, Fremont all blow. I would only move back to Santa Clara county… wait, no, I would never move back there. I’d rather go unemployed than move back to there.

  18. madhaus Says:

Careful what you wish for, MSG. You may get it.

That’s right. Winners go on blogs and brag about their Porsches and over-priced real estate. Twit.

  20. Real Estater Says:

    Lionel,

I’ve been saying all along I’m just the average Silicon Valley tech guy. Not sure how you interpret well intentioned advice to help people get into a home as bragging.

Well, thanks. However, the people we know who did that, did it in 1995. If, after consideration, I thought it was a good idea for us here & now, I would’ve done it.

When it’s 2025, people will look back and say the same thing about now. At some point you need to wrap up the thinking part and just take action.
