Nice and spacious 3 bedroom, 1 bathroom home, garage converted to 1 bedroom and 1 bathroom without permits. Kitchen, bathroom and floors have newer tiles. Large yard with friut trees. Magnificent view of the san Francisco bay and the bay bridge.

In any case, I found this listing for you in EPA, complete with a “mystery shed” in the backyard.  Just in time for Halloween…ooooooh, spooky!

Well, let’s be clear. EPA is not part of the RBA right now, especially with this house. $264,900? Come on. You can’t call yourself RBA with a $262 per square foot price. Especially since there are views of the Bay Bridge (as claimed) and a view of the Dumbo (supririsingly not mentioned) and an extra 1br/1ba in the garage.

That said… guess what? This house has already made the owner money. Let’s look at Zillow:

ZESTIMATE®: $440,500
Sold 07/08/2008:
$232,000

That’s right… 14% appreciation since July. BOOYAH baby. Keep up with this, and you’ll be back in RBA in no time EPA.

    a quick check, and YES, it is currently owned by good ol’ belly-up WaMu.

    Here’s a scary Halloween story:

    The people who bought this dump in 1997 for $168,000 brought in two “partners” of some sort to share ownership in June 2005. At that point they mortgaged it to the hilt for $585,000 before defaulting.

    That blows the old “price doubles in 10 years” adage out of the water!

    Is EPA like some of those san jose areas where cheap properties are moving like wildfire? Somehow I just don’t see EPA as ever being able to appreciate in the same way as parts of Downtown San Jose but I don’t know much about EPA. You definitely have a close in location there, for one thing. I don’t know where this would rent.

    I don’t know what to make of this, nomadic. I see the sale at 585K but it makes no sense that the foreclosure would be only 232K, UNLESS somebody paid cash which is not likely.

    Spacious 1000sqft shack for sale. At least the price is semi-reasonable.

    What kills me is the bay bridge view?!?! Somehow I doubt that you have a very good view of the bay bridge from the south bay… Maybe this is a joke in reference to Sarah Palin’s comment that she can see Russia? Political humor - sure to sell more houses.

    Realtor from out of state trying to capitalize on the market? I’m sure it has a fine view of the beautiful Dumbarton as well as the Ravenswood Slough, which smells wonderful by the way.

    I remember I would dislike driving over that area with the convertible back when I had friends living in Fremont. I didn’t dislike it enough to drive with the top up though, but the smell of salt and fish was whatever else would be there. I certainly wouldn’t want to smell that all the time though.

    In theory if you’re high up enough and the weather is clear enough you should be able to see the Bay Bridge, but I doubt you will ever meet those conditions from this house, there is the curvature of the earth to think about, and humidity levels. I did use to be able to see downtown SF when the weather was clear from the conference room at the office before they moved us down, that’s in Redwood Shores.

    Good point, WG. All I can say is that $232k was the “conveyance” price on PropertyShark.

    The other point I left out is that this house has already been taken! Redfin reports it as “pending without release.”

    I think I can explain the “Magnificent view of the san Francisco bay and the bay bridge” claim. Notice that the term “bay bridge” is not capitalized. Therefore no view of the (San Francisco) “Bay Bridge” but just any ol’ bridge on SF bay. Yup. The Dumbo. Probably about twenty feet from the back yard.

    I still don’t know why Palo Alto doesn’t just require every property owner to buy up these places until they own the whole town and then can upgrade it, put in another franchise of Sprinkles Cup Cakes and Restoration Hardware and say ca-chinnnng! to your instant equity.

    Ah. Right. A bridge in the bay area, rather than The Bay Bridge. Excellent close reading.

    I guess I didn’t give the realtor enough credit. Their clever advertising technique threw me for a loop. Thanks for clarifying that - I was about to engage in a bidding war.
