That’s the first time I’ve ever seen someone invoke geology in a listing. The realtor forgot to add the quote around “just above” in “large deck ‘just above’ high water”, since the concept of “high water” is always historical and never absolute.

This is a fascinating development in realtorese. The adjectives are straight out of a crappy High Fantasty rip-off two levels removed from Lord of the Rings. Just listen to them!
OMG! If I buy this place the hobbits will be bringing me fresh baked goods and the eleves will climb down their rope ladders and trade their beautiful jewelry for ammunition I can pick up 8 minutes away!

I drive through Healdsburgh every few months. Its too far away from anything remotely close to any jobs that pay what this house is being offered for sale. The closest is Santa Rosa, and even that’s about 15-20 minutes away. The whole area is Wine country and rich retirees.

That MLS description was so sexy I need to change my trousers. If I owned that house I wouldn’t be able to leave, I’d just lie on the floor in a huddled heap of overstimulated bliss.
