A letter from the owner of 13 Lucky St
It’s rare that Burbed gets email from the owner of a property that is publishable. Here’s one about a recent posting.
First, the property:
How much does a garage cost in San Francisco these days?
CleanOffer
13 Lucky St
San Francisco, CA 94110
Price: $499,000http://www.burbed.com/wp-content/uploads/1443093293_13lucky.jpg
And now the letter:
Glad you’ve all enjoyed commenting on our property. I’m sure things are slow and you’ll want to look busy, that is if you still have a desk at which to look busy.
However, 13 Lucky Street is far from a loser. And it’s large size qualifies it to be listed as a small warehouse.
13 Lucky is currently listed at $399K. It is variance-approved for one, SFH occupying the entire footprint of the existing building. It is not currently a SFH.
I have recently spoke with a builder who estimated a cost of $130-$170/sq foot to build, so at approx 2000 sq ft, you’d be closer to, say, $700K total for a BRAND NEW, custom built residence. the city has approved the building mass and we are moving ahead with plans for construction.
Owner financing is available as well.
Please contact me for any further enlightenment at davee (at) got (dot) net
Thanks!

Sometimes the most effective way to make use of a piece of property in SF is to flatten it and make a parking lot out of it. I was in SF yesterday for a meeting. Good grief, $20 just to park my car!

In the above case, may be it can serve as upscale indoor parking?

Burbed, please, please post, excerpted if necessary, other letters of angry sellers who try to defend their hubris!
You said you often get letters . . . you don’t need to tie them to a specific property to protect their identity, just give us a sense of the other side’s perspective, if there is any.

I agree with MW2W above. I’d love to see the nastygrams you get from aggrieved realtards and FBs. Also it seems a lot of regulars have come back since the Thanksgiving dinner, no doubt hoping to be invited to the Holiday Party.

> that is if you still have a desk at which to look busy.
Mr Davee is on the naughty list now.
> it’s large size
> I have recently spoke
Authentication completed. Definitely a realtor.
> the city has approved the building mass
Who lives here? The Pope? I don’t see any marble columns…

All,
If you happen to be in SF, go check out the new Millenium Tower on Mission Street that’s close to completion. It looks absolutely spectacular.

Herve you forgot the sentence fragment: “And it’s large size qualifies it to be listed as a small warehouse.”
Someone should help this FB defend his property with a properly written denial letter.
December 13th, 2008 at 1:11 pm
anon—that’s a complete sentence, albeit an awkward one. You could quibble with starting a sentence with and, but that’s more of a stylistic point than a strict rule.
December 13th, 2008 at 1:33 pm
I guess, Bleen. The subject of the sentence is buried in the it’s.
And it’s large size qualifies it to be listed as a small warehouse.
as you know means:
And it is large size qualifies it to be listed as a small warehouse.
And, yeah, I have no beef with the practice of beginning a sentence with the word and.

Anyway, here’s my submission:
Glad you’ve all enjoyed commenting on our shitty property. I’m sure things are slow and you’ll want to look busy, that is if you still have a desk at which to look busy. Fortunately, *I* have a job. It’s a damn good thing too because I’m going to be working off the loss I’m taking on this property for a long time.
However, 13 Lucky Street is far from
a loserunlucky. And it’s large size qualifies it to be listed as a smallwarehouseoff site and supplemental hangar for SFO.13 Lucky is currently listed at $399K, which is a fantastic deal if you’re not a fool. It is variance-approved for one, SFH occupying the entire footprint of the existing building. It is not currently a SFH. It really is ridiculous that it is still up for sale. It’s almost as though nobody knows what a great deal this is – except for me! How could everyone be so ignorant?
I have recently spoke with a builder who estimated a cost of $130-$170/sq foot to build and we know builders never underestimate to get a job, so at approx 2000 sq ft, you’d be closer to, say, $700K total for a BRAND NEW, custom built residence in the ghetto. the city has approved the building mass and we are moving ahead with plans for construction. Of course, this is because we have no alternative but to dig ourselves deeper into this hole.
Owner financing is available as well. Better buy it before I start construction and make a profit on both the property and the construction. Yes, lucky 13 is just that lucky.

At $399K its a steel!
December 13th, 2008 at 1:54 pm
Yes, please more frustrated denial letters from delusional bag holders!!!
You could probably create a Burbed 2.0 site with all the pathetic letters you’ll be receiving over the next couple of years.

Better, release a coffee table book.
December 13th, 2008 at 4:28 pm
I love how the nastygram includes the information that they’ve lowered the price by $100k.
“We hate you – by the way 20% off1″

WTF???
agree with floor 1, i was at SF last Saturday, 3 hr parking costs me 25 bucks. This POS should really be flatten out and reconstruct into a parking lot, and public toll toilet if possible.
December 13th, 2008 at 10:28 pm
$130-$170 per sq/ft is impossible, except w/ really crappy materials (and contractor). From my experience expect $200-$250 minimally.
