A letter from the owner of 13 Lucky St

It’s rare that Burbed gets email from the owner of a property that is publishable. Here’s one about a recent posting.

First, the property:

And now the letter:

Glad you’ve all enjoyed commenting on our property. I’m sure things are slow and you’ll want to look busy, that is if you still have a desk at which to look busy.

However, 13 Lucky Street is far from a loser. And it’s large size qualifies it to be listed as a small warehouse.

13 Lucky is currently listed at $399K. It is variance-approved for one, SFH occupying the entire footprint of the existing building. It is not currently a SFH.

I have recently spoke with a builder who estimated a cost of $130-$170/sq foot to build, so at approx 2000 sq ft, you’d be closer to, say, $700K total for a BRAND NEW, custom built residence. the city has approved the building mass and we are moving ahead with plans for construction.

Owner financing is available as well.

    Sometimes the most effective way to make use of a piece of property in SF is to flatten it and make a parking lot out of it. I was in SF yesterday for a meeting. Good grief, $20 just to park my car!

    You said you often get letters . . . you don’t need to tie them to a specific property to protect their identity, just give us a sense of the other side’s perspective, if there is any.

    I agree with MW2W above. I’d love to see the nastygrams you get from aggrieved realtards and FBs. Also it seems a lot of regulars have come back since the Thanksgiving dinner, no doubt hoping to be invited to the Holiday Party.

    anon—that’s a complete sentence, albeit an awkward one. You could quibble with starting a sentence with and, but that’s more of a stylistic point than a strict rule.

Fortunately, *I* have a job. It’s a damn good thing too because I’m going to be working off the loss I’m taking on this property for a long time.

    However, 13 Lucky Street is far from a loser unlucky. And it’s large size qualifies it to be listed as a small warehouse off site and supplemental hangar for SFO.

    13 Lucky is currently listed at $399K, which is a fantastic deal if you’re not a fool. It is variance-approved for one, SFH occupying the entire footprint of the existing building. It is not currently a SFH. It really is ridiculous that it is still up for sale. It’s almost as though nobody knows what a great deal this is – except for me! How could everyone be so ignorant?

Of course, this is because we have no alternative but to dig ourselves deeper into this hole.

    Owner financing is available as well. Better buy it before I start construction and make a profit on both the property and the construction. Yes, lucky 13 is just that lucky.

    agree with floor 1, i was at SF last Saturday, 3 hr parking costs me 25 bucks. This POS should really be flatten out and reconstruct into a parking lot, and public toll toilet if possible.

    $130-$170 per sq/ft is impossible, except w/ really crappy materials (and contractor). From my experience expect $200-$250 minimally.
