Cheapest residence in Palo Alto: 2/2 condo for $519,000

We haven’t looked at condos for a while. Let’s see what’s on the market:

455 Grant Ave #3, Palo Alto, CA 94306 College MLS# 80844247 – Property Details

* Status: Active
* Bedroom: 2
* Bathroom: 2
* Year Built: 1962
* Lot Size: 943
* Square Footage: 906
* List Date: 11/7/2008
* Garage Spaces: 1

* MLS#: 80844247

Premium indeed. Near California Avenue and El Camino, wowsers – you can’t get more convenient than that! And at just $572 per square foot, this is one of the best deals in the Real Bay Area. You have no idea how fortunate you are that this is a probate sale. Otherwise, you may have been locked out of Palo Alto forever.

You know how I know that this is a great buy? Because there are no interior pics. It’s so good that the Realtor knows you will fall head over heels the minute you see it. And get injured as a result. So actually, this is for your own protection!

Cheapest residence in Mountain View: 2/1 condo for $289,900

We haven’t looked at condos for a while. Let’s see what’s on the market:

2025 California St #13, Mountain View, CA 94040 San Antonio MLS# 80841950 – Property Details

* Status: Active
* Bedroom: 2
* Bathroom: 1
* Year Built: 1965
* Lot Size: 832
* Square Footage: 796
* List Date: 10/24/2008
* Garage Spaces: 2
* MLS#: 80841950

Downstairs unit with large private patio – Property is in good condition – Sellers are motivated and will look at all offers-

Let’s face it, at prices like this, no one can say that they can’t afford to live in Mountain View. NO ONE.

Sure for $364 per square foot, sure you could own a house elsewhere – but would you be living on the vibrant California Street in Mountain View? Sheesh… at these prices, you could easily buy two condos side by side and join them together to form a super condo.

Mountain View is definitely affordable – and that’s why you should buy these condos on California St. What could possibly go wrong? Look! It’s even got a new dishwasher! SCORE!

Houses that are $2,567 per square foot – only in the Bay Area?

2083 Princeton St, Palo Alto, CA 94306
2083 Princeton St Palo Alto, CA 94306
Source: Public Records
Sold For: $2,310,000 (10/24/2008)
Beds: 2
Baths: 1
Sqft: 900
Style: Single Family Residential
Year Built: 1938

Thanks to Burbed reader Joe for sharing this find. Here’s what Joe had to say:

Hi Burbed,

Unfortunately, this gem is not available anymore, it supposedly sold on October 24, 2008 for $2,310,000.

That’s an amazing $2,567/sq.ft., is that a Burbed record?  Probably Not.  What gets me is the sales history, this place sold a little over a year earlier for $955,000, that’s 124% appreciation in one year!  This slice of heaven must be the mecca of the RBA.  If this isn’t a teardown and rebuild situation, I must be missing something about Palo Alto.  Have they lined the streets with gold there or something?

Wow. I do believe this is a record. And to think that it sold in 2008, supposedly the worst year for Real Estate ever. Are the streets in Palo Alto paved with gold? Certainly not (especially Embarcadero near Alma). Does it matter? Certainly not.

Can you put a price on living near Steve Jobs? Can you put a price on living near Stanford? Can you put a price on living near Sprinkles? Or the best schools in the universe?

Of course not. But you can try. And $2,567 per square foot comes pretty close in my opinion.

REO, NOT A SHORT SALE. Specious top floor corner unit. 2 beds/ 1 bath. Close to transportation, restaurant and shopping.

Thanks to Burbed reader David for sending this in. This is what he had to say:

Hi Burbed,
I came across this listing in Redwood City.  The agent is either incredibly honest when describing this unit, or tragically unaware of the subtle yet hilarious difference a single letter can make

Can you spot the typo?

Great opportunity to own a piece of Scotts Valley! Home details are from last MLS listing. Home was left in the middle of major recontruction. Fixer upper or tear down. No kitchen, only one bath. Please view with caution. Unsafe deck. The information is provided by others and has not been verified by CENTURY 21 Alpha, seller or listing agent. Not a short sale!

Burbed doesn’t usually venture to Scotts Valley, but fortunately Burbed reader Scott (no relation) did and this is what he found!

Wowsers. Talk about affordable. And its just a short commute on beautiful 17.

The fact that this is half finished is what makes this an amazing deal. Look at some of the work that has been done already:

If that’s not an awesome design I don’t know what is. After a long day of work you can come home, soak in the bathtub, and admire nature all at the same time. Wowsers. And if you have to go potty, it’s right next to it!

This house is just waiting for you to complete the masterpiece. Quick! How will you complete this:

Wow. I think the boundaries between space and time are collapsing here. Hey, that means you can build an unpermitted addition into the 4th or 5th dimension!

Affordable fixer-upper in Palo Alto – now you can stop crying at night | SF Bay Area Home Price and Mortgage Insanity Blog – Burbed.com
June 10, 2008

Remember this fine listing?

Well, to start off the New Year – PRICE HIKE!

Phew! Thank goodness for Palo Alto. Now instead of $956 per square foot, it is a much more healthy $961 per square foot.

I’m so glad I can always count on Palo Alto to save the day. Heck, if Alma is raising prices, you can only imagine what it must be like on the other streets! WHOA!

Located on a court, enclosed front patio, partial hardwood, some double pane windows. Not a short sale!! The information is provided by others and has not been verified by CENTURY 21 Alpha, seller or listing agent. Each CENTURY 21 office is independently owned and operated.

Thanks to Burbed reader Michelle for this find.

Frankly, this is not quite what I had in mind when I read that this house was on a court. But it’s a good thing that some windows are double pane – not all. Otherwise, you might miss out on the ambiance of living on 280. How would you know what is going on? If you should wait another 15 minutes or so for the rush hour to end?

The information is provided by others and has not been verified by BURBED, seller or listing agent or anyone of intelligence. Each BURBED post is unique and special like a snowflake. Brought to you by BURBED.

Thanks to Burbed Reader Ek for this find. Wow. I love Silicon Valley – nothing says maverick and high tech like putting your house up for sale on ebay.

Is this the sign of things to come? Will we see more houses on ebay? Actually, is this a better deal for the buyer or the seller than doing it tradionally? All sorts of questions are raised.

But more importantly, if you buy this house, you can say hello to $6000 of cash flow per month for renting each of the rooms. CHA CHING BABY! CHA CHING!
