Burbed reader Sonarrat had this to say:
It’s the most expensive house in the whole ZIP code, the fireplace has a horrible case of backne, and they’re using one of those OMG MOTIVATED SELLRS realtors. Not sure how this could be considered a good deal, even with two acres. There’s a plot of 18 acres available on San Felipe for $1.95M.
Uh… but sonarrat you missed something:
This house comes with a tree house. Just look at picture #5! Hello, just think of the revenue opportunities of that tree house! You could totally rent it out and help pay down some of your mortgage!
See sonarrat, you’re simply not groking the entreprenurial spirit that Silicon Valley is so famous for. I think it may even have its own address! Cha-ching!
Personally, I would buy this house, then try to flip the treehouse separately. I wonder how much that would go for. Here! I’ll even write the copy for you: “cozy cottage w/ez access to fresh air, great views good schools”. Sweet!

THE ZESTIMATE IS $1,197,000! HUGE PARKING LOT FILLED WITH BUSES BEHIND THE HOUSE!

The shameful reality is that tree house would go for 200K easy in 2006.

WTF? The FBs bought this thing for $2.1M? Zillow says it was an “unusual transaction” – no shit, they paid waaaaaaay too much! Maybe it was subdivided land?
It was purchased (per PropertyShark) with $100k down, $1.4M first loan, and – get this – a second loan for $600k from the SELLERS. Bummer dudes; looks like they lose on this puppy, way more than the current owners.

BTW, PropertyShark lists the lot size as 1.72 acres and an assessed value of $2.184M – for a whopping $25k/year in property taxes. Implies there was do lot division.

That inlaw unit is nicer than most in the Outer Sunset. It could probably be rented out for $1200 a month no problem.

I wonder if RE is the agent on this property. Not only are we advised “DO NOT THIS OPPORTUNITY” (don’t worry sonnarat, I won’t), but also to “DO YOUR HOME WORK.” I will. At Star Bucks. Where I will flaunt my Life Style.

“DO NOT THIS OPPORTUNITY”
LMAO!!
Well, he is definitely worth his 6% commission.
Unbelievable. A $1.5 million property and the real-tard can’t be bothered to proof-read his post.
Then again, the all caps post is oh so professional.

Does anyone else find it rather suspicious that there is only ONE interior photo in the listing?

#9 – and that interior pic is FUGLY.

Anita update for steve – it sold for $2.19M ($606/sf) on 3/17/09 – about a cool million off the original list price of $3.195M ($884/sf). I think it might have started out a little higher than that; I started tracking it in late September and it might’ve been on the market a month or two before that.

@nomadic, thanks! probably best I didn’t see it, though. it could have tempted me to spend more than my current plan. btw, I continued to be amazed at the complete collapse of the los altos and low end LAH market.
