Wowsers! Thanks to Burbed reader Bill for this find! However, when Bill sent this to me, he felt it was overpriced by $300k-$400k.
Frankly, I’ll have to disagree. First, this house has more bathroom than bedroom. That’s +$50k right there. Then it has a free flat screen TV – that’s another +$50k right there. Remote Control for lights and temperature? Another +$50k. This goes on and on and on… and then BOOM – $1.25 baby!

The owner lives in Atherton. Bought it 8/08 – did she think this was a good flip, did she change her mind about being a landlord, or change her mind about moving in? The possibilities are endless! In any case, the purchase price just 6 months ago was $975k. 28% appreciation!

I saw this house last fall before it sold. It was on the market for $1m. It is remodeled TO THE NINES — really fancy expensive materials and finishes. The door to the garage is this hand-carved custom thing that the agent said cost $5,000, and I believe it. The place looks like something out of a movie set, not a real house. However, the theme was very Southwest-design, so if you’re not into native mosaic styling and cactus and beads and that sort of thing, you’re going to hate it, and the decoration is so pervasive it’s all or nothing.
The problem is, the guest bedroom was unremodeled — the owner/contractor ran out of time or money. So it looks like someone bought it for 975k in August, spent $25k finishing up the guest suite, and is trying to flip it for $250k of instant equity. Go baby!

This is right next to one of the vista points off 280. If, as the listing says, you can see both canyons and the bay, that is a pretty spectacular view.

drat. Once again, we are NOT #1.
…report released Tuesday shows prices down 2.8 percent from December nationally and 19 percent from a year earlier. While those are record losses, they pale in comparison to the 35 percent annual drop in home values in the Phoenix metro area. Las Vegas was close behind with a drop of 32.5 percent. San Francisco and Miami were next.

If it where on the other side of the street you could see downtown SF from there on a clear day. I’ve been to the park just northwest of this place many times, the view is very impressive, I don’t usually take my camera, this is a photo from there:

It is on the wrong side of the street for me, to see Crystal Spring Reservoir you would have to be on the other side of Crestview Dr. I’m sure the view is nice on that side, you should be able to see downtown RWC, but it is not quite the $1M view, and driving up to Club Dr. seems like a lot of work. But I guess I sometimes hike up near there which is more work. :
