    This is also east of Guadalupe Pkwy… I’m not sure this would really be considered Willow Glen. It’s closer to Monterey Hwy.

    Tricky bit of wording there. First time I read it I thought it meant the home was $251,000, which would be a value I’d think fits the house. But $500,000? Eh- think I’ll pass on this one too.

    Christ, they found a way for a SFH to provide less privacy than an apartment.

    Claustrophobia comes to mind. And the fear of living 6 ft away from a peeker, or worse a voyeur.

    And no yard whatsoever. No even a patio. How is this possible? What kind of existence is this? And it’s not Willow Glen.

    I’m sorry but this entire development pisses me off.

    Interesting that the Redfin aerial photo is different from the one posted by burbed (presumably from Zillow)… OH! the difference is that the burbed photo has the duplexes across the street still under construction. At least those have patios overlooking the cemetery. (Bad feng shui, eh?!) CB is right, there is virtually zero outdoor space.

    anon – at least the people in the article are owning up to their commitments instead of expecting the government to bail them out or shoving the loss onto the bank. They may be delusional, but with second homes apparently they can afford to be.

    The duplexes (townhouses) at least have private patios in the back, these detached houses (I think of them as detached townhouses) have the patio in the front, basically open to everyone, there is no privacy in these patios.
    My guess is that the $499k is close to the price it should be at 4.75% that’s $1,975 in interest a month, with another $519 in taxes, with the deduction at 34% marginal it would save you $671.50 in taxes. You can do the calculations but I’m guessing a rent of about $2000/mo makes sense too. (There is also insurance and maintenance costs)

    You can argue that rent at $2000/mo might be too much for you, but if the rent is that high, it shows a certain demand to live there.

    Why does that remind me of the brownstone in Sesame St.? All you need is a trash can with a Grouch living in it, a giant bird to pop by occasionally to ask about spelling simple words, etc, Is Easy Reader still around?

    As for living next to a “bone orchard” that’d be the least of the worries. Those places ARE peaceful, a good source of flowers if you’re a bit of a bottom feeder, and not bad at all for kids to run around in once they’ve been taught to not knock stuff over etc. Once this Collapse really gets underway, that will be good gardening land, and it won’t disturb the present inhabitants a bit – they bury ‘em DEEP as I understand it.

    Who cares what it was previously sold for, if 30% drop should impress anybody then they won’t be buying in this area. However, other than next to the dead it is pretty good at this price.

    BTW, is it that bad to live besides a cometary? Dumps like Daly city, Colma does not seem to have big cuts yet.

    This is one of the funnies with Willow Glen. This is NOT Willow Glen, not even close. Willow Glen is actually a fairly small subsect of area between Bird, either Curtner or Koch, Willow and one of either Hicks or Meridian on the west depending on how you carve it (Meridian north of Minnesota and probably Hicks closer to Curtner). WG encompasses Lincoln Ave where the shops are. The problem is that 95125 borders a much larger area than traditional WG, so REAL ESTATE AGENTS started to refer to all 95125 as Willow Glen which is pretty funny actually. These condos are on communications hill, to the EAST of 87! Not even close to WG (except as the crow flies). In fact I think east of 87 might even be techically in East San Jose but not sure.

    That cemetary there is pretty cool though. There is a troll house looking building on the grounds and a lot of flowers and stuff. Not a scary cemetary just a really cool one.

    Unearthly, even yours isn’t actually in Willow Glen. It is closer than this condo for sure, but it is to the east of Bird… it is one of those areas that is “close to” Willow Glen, in an undesirable location backing up to these warehouses and what have you. I saw that one – it went for $400K or so.

    The thing thats really wierd about these communications hill condos – that you can’t see from the picture- is that there are rows of them pushed right up to each other like this little row of dominoes. They have almost no yard, but are individual residences not condos, but so close to each other whats the point? They might as well be condos. They are fairly nice inside though and I have heard they have a view. They are also next door to that big strip mall with a best buy and home depot, Chevys etc so that is convenient for urban types.

    It’s not like Willow Glen has good schools so the only thing it has left is prop-13 and old people who won’t move. The trend lines are getting worse as the list/sale spreads are increasing (both #’s and per sqft).

    Seriously people just die here. It probably IS the same in 94301. I know somebody who has been waiting for a house to come up for sale on a specific street here for 4 years- nothing. The WIllow Glen neighborhood association average age must be 68 or something, no kidding. Thats the homeowners. The TOWN is a different story- its young and hip. But the homeowners are definitely not that.

    Willow Glen must be one of the most overrated piece of a neighborhood I have ever seen. That place has a downtown that every time I pass through it (mostly it is the Lincoln Ave., by the way), I feel I have entered the 1960s and stuck in a twilight zone, with the place really having no distinctive restaurants or shops or anything that truly stands out. Just go a bit towards North and you will end up in an industrial auto repair area and dive bars, go a bit to East from Lincoln and you will be neighboring the the Good Year and Willow St. gang areas. Meridian and Hamilton on the East and South have nothing special going for them, either.

    It is the place people go to either feel their age and remember their good ol’ youth years watching the old, outdated Ma and Pa shops, or the younger (thinking themselves as ) yuppie ones go, not because it is hip or young or anything, but because they just want to go somewhere that has a name to it to feel like they are dining or having brunch in a fancy t place in the heart of San Francisco, simply because San Jose does not have much to offer in terms of “sit in” neighborhoods. (Of the other two, Santana Row is really a shopping area, and downtown is not such a great place to hang out). There are a couple of “historical” restaurants that are popular and I have had some of the worst services there, and the food was passable.

    So, Willow Glen, pretends it is something special, while in really, by any stretch of imagination, is an old, run down downtown passing through a bunch of expensive suburban residential neighborhoods and streets. But, of coarse, ask any “Willow Glen”ian and they will tell you tomes about how that place is special and that everyone wants to live there. I guess one is excused when one’s vision is so limited …
