Funny you should bring up this listing, just last weekend I went inside 819 35th Ave in the Jingletown neighborhood of Oakland, a house which directly faces 880. There’s no sound wall, either. It’s an old Victorian that has been converted into illegal flats – there’s only one bedroom on the county record, but the house has two on the main level, and three down in what was previously a large cellar. There’s a few things missing, but mostly just dirty from disuse.
I think it’s great that they tried to use the space. On paper, it’s a steal at just under $100K. Unfortunately, they did significant damage to the structure when they gutted the cellar, and rather than try to rectify it, they put up trim to match the slope of the walls downstairs. As if it was intentional! And good god, it was the worst road noise I’ve ever encountered, even worse than that shack in Redwood City at Woodside & Middlefield. I worked for a year facing 101 in an office building with no soundwall, and it was not as bad as this. It’s you – one lane of roadway – raised freeway at the level of the upstairs of the house. Unbearable.

That’s right, herve – sales are up 3.2% YOY too. That means the owners in the higher price ranges can breathe a huge sigh of relief that their homes won’t de-value any further. Not that they’d sell anyway, unless there was a job transfer. (There are no other possible reasons to sell because nothing bad ever happens to them!) It’s all rainbows and unicorns from here on out.

mv_dude, the only thing better would be a house with a driveway right on an entrance ramp! Looking at that backyard space I understand why they don’t have any patio furniture outside. Anything left there will be covered in particulates inside of ten minutes.
Check out the house two doors down with the pool! Wouldn’t you love to be a guest at a party there?

That thing is UGLY.
What’s with the division between the two garages? Doesn’t it make sense to, if you have a 2-car garage, to *not* have a divider inbetween? And what’s with that bedroom? over the one garage? Is the object to show the most roofs possible to the front? Look at me! I live in a SuperStackerWhopper of a house! With pickles!
And “in-unit” laundry, is this actually a condo?

Madhaus, this is the link. If you look at the house in Google Maps street view it shows you how the house looks from 880 – you could drape a banner across the upper level and it would be more visible than any billboard.

Just another example of the uglification and lowered standards of architecture. I am perplexed as to why anyone with such a high income would purchase such pure rubbish. I wonder how low we can go in terms of ugly architecture. It’s as if the architect or whoever designed this piece of crap tried to do all they could to make this house ugly. Also, if I’m paying neat 1 mil for a house, it better have window shutters that actually open and close! The interior just looks plain cheap and tacky with the laminate wood flooring, cheap oak cabinetry, ugly black appliances, black counters, and lack of detailing. This is a soulless, characterless house made of “ticky tacky”.

And that price history that Oakland home is more interesting. It went through both 1989-1991 and 2003-2006 real estate run-ups and collapses.
1989 sold price: $690K (the buyer bought in peak).
1992 sold price: $125K (after real estate collapsed)
2005 sold price: $430K (another buyers bought in peak)
Now listed: $98K

Also, note that it is “remodeled,” even though the house is only 9 years old. I don’t know which builder it was, and I wouldn’t want to give them free advertising anyway, but a builder is running a radio ad. They are hawking their properties’ “remodeled designer kitchens.” THE HOMES ARE BRAND NEW! They have barely been modeled the first time, let alone REMODELED!

It’s not just the windows that are the problem, burbed. UnrealAlex hit the nail on the head with the surmise that the builder wanted you to see as many roofs (rooves?) as possible. A book I’ve mentioned on this site, Suburban Nation, also discussed this tendency for McMansions (and this is more of a McSFH) to have as many roof angles as the builder could place, making one house look like an entire European village.
And nothing says soulless like a front yard that’s all driveway.

To quote Dave Barry, I swear I am not making this up.
After I moved to my current house, I started checking out open houses in this area for fun. One of them was pretty much up against the 85 soundwall, with a constant sound of traffic. I should have taken a sound-level/decibel meter with me, because that place would drive any musician insane, and this was 3 in the afternoon on a summer weekend. I swear the Realtard put words to this effect on the flyer:
Just close your eyes and imagine the sound of the ocean’s waves rolling onto the beach.
And you don’t even have to close your eyes to imagine that a POS duplex with a GRM above 400 can sell for $1.75M if the flyer has a pretty picture of what you could build there instead (Sorry! Demolition, construction, fixtures, materials, labor, insurance, lawsuits and taxes not included).

I used to hold Realtors in higher regard than car salesmen, but I’ve dropped my regard for them to the same level of car salesmen. They are still above 24 hour fitness salesmen though.
