Man, they were in a real hurry to sell! It isn't marked as a short sale so at least we aren't subsidizing it.

Still, what a difference 12 months makes, eh?

Hey, I found this in a listing on Zillow. I don't suppose they meant it the way I interpreted it...

Vaulted ceiling in the great room is especially fun when it rains.

I don't know the area very well, but for me the appeal of Emerald Hills would be the proximity to peninsula jobs and the character provided by a hilly area. A view adds some value for me.

Sonarrat,

Emerald Hills is wanna be Woodside, without the long drive from Skyline.

Tragically, they don't get the large parcels and redwood trees you get on skyline. I love it up there! Too bad they're on on the same crackpipe as Emerald Hills.

But seller is not alone. Something else thinks it is worth even more: $1.7M.

I don't understand Emerald Hills pricing. I grew up in a similar area in eastern Morgan Hill, and 20 years ago a large house was $400K. A house like the one on Handley Trail would have been about $500K. Now the house I grew up in is worth about $900K (and believe me, worth every penny), but those people want $1.5 mil? They're out of their gourd.

Gallileo,

That's a house that would have sold 15 months ago for 1.2-1.3, and would move today at 1.0-1.1 and will probably go for 800k in 2 years when they finally catch up with the market.

galileo - it looks like a long-time owner chasing the market down. I don't see any refi's on PropertyShark, and the tax basis is $145k. Just someone trying to be greedy and market saying "uhhh no."

I wonder if the realtard is a family member.

Off Topic--but perhaps one for Burbed:

Anyone know what is up with 645 Handley Trail in Emerald Hills? It has been on the market for over 16 months--at least that is when the realtor registered 645handleytrail.com.

Zillow (I know, I know) shows the price took a big jump when it was listed, and then has been steadily falling, and the agent keeps dropping the price.

Seems like a nice place from the pictures, is listing agent (or owner) just out of his mind?

It's fairly common for listings in the West San Jose section served by Cupertino Elem and Lynbrook High to be classified as Cupertino. There's a little SJ peninsula sticking into Cupertino/Saratoga. It is odd that MLS lets the agent claim it.

Houses in this part of WSJ often cost more than the Rancho Rinconada part of Cupertino. Buyers are willing to pay a premium for Lynbrook High over Cupertino High. If Cupertino annexed as suggested, it would not make much difference. However if Fremont HSD reset the school boundaries there would be real changes in value.
