So that puts this Bernal Heights property at a heady $1386 per square foot, and exactly $400 per square foot of LOT. Woot!

Properties like this should make the Bay Area proud. It’s listings like this that will help us continue our battle against Manhattan. With a few more of these, I know we can beat them in being unaffordable.

BTW, in case you were wondering, this is what an Earthquake Cottage (Shack) is.

    Oh, so an “earthquake shack” is what came before the FEMA trailer! Sweet. I’ll have to go buy one in New Orleans so someday I can sell it for over $1k/sf.

    BTW this is an upgraded version and not the basic FEMA trailer. Also don’t forget the location.

    Yes, this is what the homeless created by the 1906 quake built hurriedly because they couldn’t go to Big-5 and get a cheap tent.

    A famous saying of mine: Yesterday’s temporary becomes today’s permenant.

    I myself live in a 60 year old POS of a trailer, complete with added-on (by myself, I”m so proud) corrugated steel roof that’s tied down with ropes! The fresh air is wonderful, as it comes in through half-inch wide cracks and missing window panes, winter and summer! Makes me feel like a middle-aged Jack London, in fact going and living on a boat and being an oyster pirate would be great if it weren’t for the humming fish.

    If you include the unwarranted bedrooms, this house is bigger than 360 sf. When it’s all said and done, $500k is not bad for a 2bed house in BH. Assuming the illegal construction passes the eye test, my guess is this will sell for very close to asking. Plus, I think some people enjoy doing the laundry outdoor.

    $500k for a 1245 lot! And being in SF, it may be difficult to get permits to tear down the shack and build something more than 360 ft. This makes $650k for a Cambrian 3/2, or $1100k for a Cupertino 4/2 look like a deal!
