    New condos are funny. They all seem to be facing a major highway/freeway and they all look exactly the same, with no character or style.

    Of course, they’re built better than the old apartment conversions, but I visited a brand-new condo on Technology Drive in San Jose, thinking about renting it. The noise insulation from the outside was impressive, but I could still hear people above. If I was going to blow $500K on a state of the art new home, I would not accept that.

    A friend of mine bought a condo in that development a couple of years ago, for a far higher price. The apartments are quite nice and there are lots of common areas to host parties and such, but El Camino is LOUD! There’s also tire and exhaust soot all over everything. Thankfully, the windows are double-pane and block the noise pretty well, so you can shut out the noise along with the horrible California weather.

    New condos look that way, in part, because it’s how you get maximum space in the unit while still complying with all the zoning regulations.

    In seattle, there’s a standard “four-pack” design which is different, but cookie cutter in the same way.

    It’s not a bad design, certainly better than older conversions, as others have noticed.

    The location for that unit is terrible. We need a new designation, NRLA vs RLA

    New condos are nicer but the locations always blow in the Bay Area. Thanks to all the anti development measures and NIMBY issues we face here, often times builders can only get permits to build in areas that are far less desirable.

    A lot of times you are better off buying a condo in an older building that has been upgraded since you are likely to be in a much better location. Or better yet, you can rent in a really nice area while bubble sitters can buy new fangled $600+ per square foot shacks next to train tracks or the highway. :-)

    Dollar cost averaging. Get him to buy another one now. And later when it’s down to $399K.

    Good idea, Herve Estater. The friend could be a huge landlord in his own little neighborhood.

    Actually, I don’t think the noise would be so bad in the interior of this development. I used to rent at El Camino & Mathilda and it was quiet there. I still wouldn’t buy in that location though.

    Couple of things to remember before you reject this condo:

    1. This is in Los Altos. The core part of RBA. On busy street? So what? This is RBA.

    2. You can buy this 787 sqft now. You can buy bigger home after 30 years later. Just remember, “buying a small piece of something still better than not having anything, because at least you have a starting point on which to build equity and trade up”.
