>>As our real estate expert said, it is impossible to overprice in 94301.

I'm pretty sure the only person who has ever made the above statement is you, Pralay.

Real Estater- "In this case the seller obviously adopted an unusual pricing strategy."

I'm starting to see a bit too much of this new "unusual pricing strategy." Hopefully the RBA can get back to "over-bidding." We don't want all the kids deprived of a proper education.

<i>Once again, I fail to see how this can be happening in 94301.</i>
-----

As our real estate expert said, it is impossible to overprice in 94301. When this property with 12500 sq-ft lot size was listed for $2.5M, it was located in different zip code. This one has moving parts for sure. Although little bit slow (it took 9 months to move into 94301).

As I said before, $1000/sf is a fair price to pay for 94301. In this case the seller obviously adopted an unusual pricing strategy, but still did well as measured against my guideline. In fact, the property is located very close to Caltrain (and the future high speed rail), which is probably why the seller decided not to pass it on to the future generation.

Sold.

Sep 23, 2010 Sold (Public Records) $1,500,000 -- Public Records
Sep 23, 2010 Sold (MLS) $1,500,000 -- Inactive MLSListings #81037978

Listed for $2.5M (from above)
Sold for $1.5M (redfin.com)
Asking price at pending $2.0M (redfin.com)

Yup, that's $500k (not a lot of money) under asking, but what school are the seller's kids going to attend?

And shouldn't the <a href="http://www.burbed.com/2009/05/19/what-does-a-saratoga-house-buy-you-in-port-washington/#comment-45417" rel="nofollow"> home be passed down to the next generation?</a>

Once again, I fail to see how this can be happening in 94301. Then again I'm not sure how one can pass a home down to the next generation and use the over-bidding to pay for their education.

nomadic, it's not old news. Economists were expecting only a 2% drop in sales. The actual decline was 16%. Yip yip. The market is recovering. Not.
