    If the realtor believes 576 sf. is a wonderful size for a family, then he/she must be ready to nominate me for MTV Cribs. I have a whopping, 2300 sf. house outside California. I bet the realtor would need a GPS to navigate through my house, especially considering it has two floors.

    Today’s house is worth zero to a vast majority of families. It would be like living in jail.

    Oooh, does it get any better than this, a house East San Jose?

    Can’t disagree with the analysis, but this is a short sale currently priced at $269K. $495K was the asking price up until very recently. It’s amazing someone actually forked out $538k for the property back in 2004, but I’ve also seen lots less than half the size in more desirable parts of town go for more.

    3/2 plus has a 1 bed 1 bath studio in the back and addition to the house per seller are permitted, but new buyer to verify with county.

    this house isn’t worth $100k.

    A little digging reveals that it appears that the guy that paid $136,000 for whatever dump was here in 1997 erected this 3000 square foot monstrosity in 2001 (Googling suggests the property was owned by a contractor.) Skipping over all the subsequent flips the last activity was the bank foreclosing in February 2008 to the tune of $828,000, only to sell for $367,000 in December.

    So… anyone who might possibly think this hobbit-house is worth $270 grand has to acknowledge that a “comp” five times bigger and six times younger *right across the street* sold for just a hundred grand more. Good luck coming up with the arithmetic to justify that.

    (“Location + Location + Location = Score!”? Not sure that applies to Alum Rock.)

    Isn’t Alum Rock one of the higher crime areas of the South Bay? I heard a few folks in my office mention that it was pretty ghetto over there.

    It’s funny that NeighborCity, a real estate agency, is sponsoring a site devoted to ridiculing people who buy real estate. I’m glad to see that Burbed is getting some $ but it’s an unusual business decision.

    In terms of property crimes Alum Rock is apparently actually one of the “safer” parts of East San Jose. But most of the neighborhoods there other then the ones with fancy houses up in the foothills are dirt poor, and there is a lot of gang activity. (Ont the bright side for the most part the gangbangers tend to concentrate on killing each other rather then random victims. Just be sure not to wear the wrong colors… or the wrong shoes.)

    Oddly there also seems to be a higher-than-national-average chance of getting raped in that ZIP code. I assume they *don’t* mean by a Realtor…

    From one of the links on the Redfin blog:

    While I’ve had some cordial conversations with Realtors, for the most part the reaction to this site has been negative. That was to be expected.

    What I did not see coming was how first time buyers would generally react. I thought it would be a useful source of some facts/opinions regarding the risks of home ownership. But overall these facts/opinions have NOT been seen as a beneficial point of view to weigh when considering the purchase of a home. They’ve been viewed as an annoyance.
