Our last Black Friday DEAL before you open your presents tomorrow morning is this lovely little fixer-upper in the sure-to-impress-people-who-are-impressed-by-these-things community of Hillsborough.  There are less expensive homes that pop up if you search in this area, but this listing has an actual Hillsborough mailing address.  Don’t be confused by imitation “Hillsborough neighborhood” homes in Burlingame or San Mateo!  Buyer to verify with city whether any services are granted to this location.  (Okay, my ass is covered in case this is in Ladera North.)

Hide-away is right!  The agent didn’t even give us a picture of the front of the house.  And the Googlecam is foiled by Hillsborough’s large lot sizes.  Talk about unwarranted!


Originally listed for $1,550,000 in July and a DEAL at twice the price!  It even has the trendy Southern California feature of Mello-Roos!  Now that’s a tax most of your friends aren’t paying, and you can get extra misery points by noting they aren’t even deductable!

So when you head out to the store today for some extra eggnog, why not pick up this little unwarranted cottage on your way back to your rented home?  Santa might stuff it down somebody’s chimney tonight, but this way you can ensure it’s yours.

    How the hell did they get 3000+ sq ft out of this place? A little shack in the back?

    Cheap looking furniture and fixtures. I guess the owners blew their paychecks on trying to buy into the neighborhood. LOL

    You know the standard routine…

    Borrow $50k in cash today to expand the place, and tomorrow’s market value goes up by at least $100k. In 10 years that $50k loan is worth $200k [$150k minimum in ‘equity’]. And if you really want to reduce costs, forget to obtain permits, and so on.

    Just make sure you don’t build a garage, since that’s a total waste of good land. My guess is that if spend $50k building a garage, you’ll need to deduct $25k in market value. Yes, that’s right, spend $50k to cause declining market value. However this foolish mistake can be corrected by converting the garage to habitable space.

    Good luck buying anything right now. There’s no inventory anywhere, except for junks like this. It’s out of my price range anyways. I can’t wait until Spring returns. We definitely want to get into a house next year before interest rate shoots up further.

    Guess the Wife wasn’t as big on education as you had alleged. I have an idea. Why don’t you buy in Tracy? Hundreds and hundreds of places to choose from! Buy two, use one as income property! It will be cash-flow positive immediately! What could possibly go wrong?
