Excellent Starter Home waiting for a sale to finish
Did you like yesterday’s cute little house at an affordable price? Then you’re going to love today’s find from Burbed reader nomadic, from that same thread on Redfin forums. Today’s house costs 80% less, yet is 25% bigger! Best of all, this place is much, much closer to Silicon Valley, yet offers all the same advantages of living in a big city.

Here’s what nomadic has to say about the property:
Here’s a funny listing someone on the Redfin forum linked to:
Homeowner? check
Luxury German auto? check
Up next, trophy wife!
Chicks dig guys who own a home right? (Please don’t notice this is a short sale!)
I didn’t notice it was a short sale because I was too busy wondering just how many drinks the surveyor had when platting out this neighborhood:
I wonder if he was working in an office where his colleagues enjoyed playing practical jokes, like the old “substitute tissue paper for drafting paper” trick. Unfortunately, Mr. Five Martini Surveyor was too looped to notice and nobody had the heart to tell him he had to do it over.
Also, did you notice this house is Pending with release? Do you know what Pending with release means? It means this:
This listing is in escrow and all contingencies have been fulfilled. “With Release” means that there’s a release clause with the offer stating that the buyer is trying to sell his current home before closing. A release clause lets the seller back out of the deal if the buyers can’t sell their home within a set time frame.
So my question to you is what the hell kind of house is someone hoping to sell in order to buy this one?

According to “The San Francisco Bay Area: a metropolis in perspective.” By Mel Scott. San Jose was laid out on the meandering streets of the old Pueblo. You can almost smell the adobe when you look at the overhead view of this neighborhood.

Priced 80% lower for more? Short sale?
I’m trying to remember back to the days when the higher priced home went pending sooner. The days when the idea was to buy a home that recently doubled in value–the sooner the better. Sure it was sold yesterday for half as much, but that shows just how valuable the property is.

It’s disappointing the listing doesn’t have more pictures. By far my favorite bit of the one it does have is the one stack/vent on the roof that tilts off to the side. (Near the peak; It’s clearly perpendicular to the roof’s slant, not the ground.) How does someone manage to botch an installation that badly, back away, and leave thinking to themselves? “Yeah, that’s perfect. Job well done.”

Maybe installed by a descendent of the subdivision surveyor mentioned above?

Maybe the new buyer has a release on the sale of his own German luxury vehicle? If he can’t sell it on Craigslist a Burbed reader will be able to pick this house up!
With plots like that I imagine you could move your fence a few feet and annex some land and no one would be able to prove you did it!
Angie’s list IPO’d today. Buy soon before Bubble 2.0 is back!!!

The pricing is the next best thing to time travel. It’s all the way back to the early ’90s!

Is Alum Rock a bad neighborhood?
It’s a serious question; I don’t know San Jose.

Look at the tags at the end of the article; it’s a part of East San Jose. Yeah, AR is the part of San Jose where prices went way up and came crashing down more than 50%. Many “classic” Burbed listings are from here. Click on the tag, or the category at right, to see what kind of houses you get there.

Ha ha, that one already got sent in, novasupreme. It’s going to run really soon but I bet it gets an adjustment before it sees the light of Burbed.

Hey Madhaus and all,
Around 200K, these houses start being around rental parity. Is there income opportunity here?

#10,
$652 MILLION for a 4-bedroom in Sunnyvale?
One extra zero, hey, typos happen.
But three?
