Non-RBA Poseurs Not Priced Enough for Top 50

imageIn a previous article, we profiled the Northern California cities that hit the Forbes 50 Most Expensive Zip Codes out of 500 of those suckahs.  But we only care about the ones where the weather is nice, sushi is abundant, and you can get stock options without being the CEO.

These are the Zips that didn’t make the Top 50.  Forbes didn’t think they were worthy of home listing photos, so I had to dig them up myself.  And let’s remind Forbes about their messing up their detail data, what with every single DOM value set to 200.

Should any of these zips be allowed in the RBA?

#51: Los Altos 94024

Forbes avoided last year’s screwup with this zip by simply not admitting Los Altos Hills exists in 94024 this year.  Last year LA and LAH had identical data and ranks.  This year they screwed up by picking a property in Los Altos Hills as most expensive.  The most expensive I can find in Los Altos proper is this one (whose photo appears at right) at $4M.

imageYesterday I discovered a Zillow mystery. An Agent Ann Thai who advertises “ foreclosures to come”  by listing the houses with no address, or no price. See “clayton rd, SJ CA  # 95127 .”  I found numerous postings by this realtor, all with the same MO. Not sure if it’s a scam, but something about it seems like a manipulation of the MLS system/ Zillow. 

Let me know what you think if you have a chance. Is it wrong?  I am wondering if I should call, but I have called these forclosuretors before and it was nothing but slime.

What do you think, readers?  Is this nothing but slime?  Couldn’t there be some sleaze and scum in the frothy mix as well? Tracy sent this in two weeks ago, so clearly this realtard has a looser definition of “soon” than most of us do.  Kind of like “mañana” but without the sense of urgency.

Here are two more properties listed in the same way, but with addresses so you can check them out a little more.  First we have a high-res, high visibility property in not-Campbell with a “potting shed.” The quotation marks say it all: something was spinning in there.

Each of these homes in turn link to Redfin pages saying “Foreclosed Home: Not for Sale” as you can verify yourself for both the Bascom Ave and Ortiz Ct properties.  You can also get the full text on the Zillow links on each address, and most of it is an assurance that there are 50 MORE FORECLOSURE LISTINGS THAT WILL BE GOING ON THE MARKET/MLS SOON.

Also let us know how you do making a full asking price offer of a dollar on any of these winners!  You could be featuring an even faster flip than the pros in Redwood City can manage, and we promise to give it plenty of Burbed love.

Remember when we took a good look at “Santa Row” to see how the prices were holding up?  The original oughties buyers probably weren’t too happy with their investments in San Jose’s answer to the Faubourg Saint-Honoré district.  (Paris’ response to that provocation is not printable.)

Check out the sold prices for the entries on Santa Row then and now – Santana Row took a serious beating.

Yes, do check them out, and tell us what this seller is thinking?  Must be spending too much time at the bars conveniently just steps away!  But if the previous owner could make a profit buying in 2005 and selling in 2008 at a 20% markup, the current seller has correctly figured it imageout: This Place Is Special.  So Special that this bedroom at right can also function as an office and an exercise room!

And while you’re deciding whether you’d love to have the nightlife of San Jose combined with the traffic problems of living near the intersection of two major freeways, check out the $950 monthly HOA fees combined with needing court confirmation to buy this place.  And to really appreciate the location, location, location of this home, today’s listing is in the complex right above Borders.  Borders closed this Spring in advance of the whole chain shutting down.

Failed flip, foreclosed, for sale.  A realtard bought this place in ’06 and did all of the renovation work.  The bank ate the loss in ’08.

These people have done nothing to the house since buying it 4/09.  It’s on a busy street with a freakin’ traffic signal in the front yard.  But they figure it has appreciated 30% in 2-1/2 years.  I expect this to linger on the market for many months to come unless they get real about the price.  They would be phenomenally lucky to get $800k; more realistically, $750k-ish.  Look at the awesome street view.  Just to the right is an assisted-living facility; at least the neighbors will be quiet.

That is one amazing default Streetview shot.  I’m wondering about just how wide-angle a lens they must have used to take that picture above from the sidewalk.

And you just can’t beat the feng shui of a T-intersection with another arterial.  That means all that commerce and prosperity is going to flow right into your house.  Or is it out of your house? And speaking of out, here’s the assisted living facility next door.

If you have allergies, this is a great neighbor to have: 80% of the front lawn is paved.  But back to the feng shui, if these residents need assistance to live, does their health flow into your house or the other way ‘round?  This is like Cations and Anions, I can never remember which is which.  But as long as both are flowing in or out, you’ll either get commerce or health!  Make an offer with lots of 8s in the price and move in with confidence!

I even attempted a drive-by to find some reported appliances on a front lawn, but didn’t have any luck with that.  I did, however, find this “Persian Palace” a block away.

And by Persian Palace, I’m not saying the owners are from Iran; the term has come to mean an overdone (for the neighborhood) new home with unrelated design elements, the more, the “better.”  While this place doesn’t have mawbul kawlums, it was the fountain and the lions that made me notice it, and I don’t mean “notice” in a good way.  This is Beverly Hills flats wanna-be in a really hinky part of Sunnyvale.  Think Rancho Rinconada, but with lousier schools.

imageIn fact, the entire neighborhood is a complete mishmash of construction projects, McMansions, crapboxes, and “pride of ownership” fifties ranchers, so in some bizarre way the above house isn’t as awful as it could be.

But back to the featured house.  Tuxxi collected the flyer and it’s the second reason this place is on the front page today.

imageThat attention to detail will is what you’re paying 6% of $1.5 million for.  Meanwhile, I’m wondering, a mil and a half for SUNNYVALE?  A mil and a half for SUNNYVALE with SANTA CLARA SCHOOLS?  A mil and a half for Sunnyvale with Santa Clara schools and NO SIDEWALKS?  A mil and a half for Sunnyvale with Santa Clara schools with no sidewalks OR CURBS?

I cannot wait to meet the buyer who thinks this is a DEAL, because I plan on doing a lot of business with whoever that is.  I don’t even know what kind of business, I just know it’s going to be very profitable for one of us.

As a matter of fact, I did move into z2amiller’s ‘hood, although our place doesn’t quite have quite as much character as theirs. We’ve been getting a lot of Burbed love lately, there’s plenty of idiosyncratically maintained and modified houses here.

Here’s another listing that has been amusing me for some time:

This seems like reverse marketing, wouldn’t you want a place in Mountain View to compare with Palo Alto properties? Despite the 94306 address, this place is for all intents and purposes in 94043, including Mountain View schools. We toured this unit back in July, I think it was the third open house we actually went to.

At that time, they didn’t have the fact that it is Mountain View Schools on the listing, and the showing agent only told us when we asked directly. Perhaps they were hoping a buyer would assume Palo Alto Schools and not actually check. Sadly, with the recent price cut, they lose the lucky 8′s though. Hopefully they’ve cleaned the carpets since we toured.

Another curiosity is that it sold for $1,567,500 in 2003, so you’re looking 900K in instant equity.

Actually, I’m not deep in the game, but I’m assuming this price was part of a multi-unit sale, particularly if you look at property tax records.
