This is a bank owned property to be sold as is.

No muss, no fuss, no silly listing copy to make claims it can’t keep, and best of all, it’s already been featured on Burbed back in March, 2010!  Only back then, it was selling for (are you sitting down?) $760K!  All that instant equity could be yours, because it’s probably worth a million now!

All this, and still close to freeway!

The house seems out of place with the surrounding townhouses/apts. Given its strategic location, perhaps it would better serve as a parking lot.

  2. z2amiller Says:

Cool, the street is even named after the company that polluted the ground it is sitting on.

  3. Divasm Says:

I love the Redfin agent comment, “Land Value only,” which is a diplomatic way of saying this house is a total crapbox. So now we find out what exactly the land value is of a lot that’s a stone’s throw from 101. Ugh.

  4. SEA Says:

This was sold not once but twice for over $600k. Now it’s under $400k. Seems like a lot of light bulbs and Drano, but the bigger question is why isn’t someone snatching that instant equity?

Originally listed in August 2009, this opportunity has been waiting for its buyer. Where are all the smart people who know that now is the right time to buy?

#3- Land value only? I bet it was ‘land value only’ when it was purchased in August 2005 for $629k, even if it wasn’t listed that way. I’d go double or nothing on ‘land value only’ in January 2006 for $670k (where was that extra $41k in value added?).

Put differently, certainly that crap box structure didn’t make this place worth $670k six years ago.

The other thing that “land value only” suggests is that there is no way to complain about the condition of the property. Yes it needs a new roof, but the value is in the land, not the roof. It’s a little funny, however, that the asking price back in April was $539k. Was it “land value only” back then?

    This property is crazy delicious.

  6. PKamp3 Says:

Serious question – what’s too close to a freeway? Within 400 feet, as implied in this graph (scroll to ‘villagepeople’)?

  7. SEA Says:

#6- Let’s get something straight- What’s more valuable: land or your lungs? The answer seems obvious to me.

  8. PKamp3 Says:

#7 – What if you rent it out? Drano, light-bulbs, and possibly a HEPA filter?
