This 4B/2Ba 1200+sqft SFR house was built in 1999 and is selling for under $100K. Not too bad if one can hack a 2+ hour / ~100 mile daily commute to the Bay Area. There are cheaper/older ones a little further north, the cheapest being this one.

OMFG is this THE END of those %$#@ Zip Codes? Rly?

What with all the excitement from our Black Friday and Beyond DEALS, you may not have noticed that our last zip code installment finished out the 301-400 level of Forbes’ Most Expensive Zip codes.  You know what that means!

Yes, this article, the Bottom 100 of the 500 Most Expensive, is The End of the Delivery Route.  Really.  Well, until 2012, when Forbes puts out a brand-new list, but there’s a good chance the world will end before then.  There’s an even better chance that Forbes will only have 5 places on that list instead of 500, with all the mistakes they made this year.  So you’re going to want to pay attention to every single zippy digit in this last entry for 2011!  But first… here’s your chance to catch up if you missed the earlier entries in this exciting, edge-of-your-seat-on-the-mail-truck, most beloved Burbed series of all time!  (Or was that most belittled?)

imageA $20.5 million dollar house in Marin makes sense, but in San Anselmo?  I can’t find anything for eight digits anywhere near San Pablo Bay, and this zip’s most expensive place at 178 W Oak Knoll Drive comes in at only $3.4 million.  That’s very different. This 6000 square foot hotel-like structure on almost 10 acres has been on the market for just about half a year, so you’d better hurry!

Now, we know plenty of high-end places get yanked at the end of warm weather season.  But I find the idea of a $20 million ask going without comment pretty unlikely.  This Marin real estate blog didn’t note it under San Anselmo.  Or anywhere else.  The most expensive sale logged in MLS this year was only $8.75 million, in nearby Ross (#30 last year and mysteriously absent this one).

BLACK FRIDAY DEALS: Cheapest House in Solano County

Here we are, at the very last county in the Bay Area (plus we featured Santa Cruz, which doesn’t adjoin the Bay), but the DEALS don’t stop today!  We’ll continue looking for DEALS near and far, either from wild-ass places to commute to Bay Area jobs, or the old favorite cities you know and love.  (I’m looking at YOU, East Palo Alto!)

Bay Area Prestige Home Index: Up from a Real Downer

If you’re interested in Bay Area real estate, you should be familiar with the Prestige Home Index.  Put together by First Republic Bank, the Prestige Home Index tracks the value of a number of “over $1 million properties” in eight Bay Area counties.  Burbed has a handy link to the index on our blogroll on the right; you’ll find it with the Real Bay Area links.

Earlier this week, the latest quarterly numbers ending September 30th were released.  Let’s take a look at First Republic’s exciting graph with the latest RBA domicile data!

While the index has risen to 437.48 (after dropping from 450 nine months ago, long down from its peak of 533.17 exactly four years ago) the little kick at the very end of the graph shows what could be the second dead cat bounce, or it could show we’ve hit bottom!  Then again, it could just represent a few LinkedIn types jumping into Palo Alto ahead of their stock coming out of the no-trading lock-up zone.

Then again, the above graph is the median value of their high-end home portfolio, which is currently $2,531,042.  Since they neglected to graph the index itself, I’ve thrown one together for you.

Oh, silly me, I didn’t pull the “let’s exaggerate the graph by chopping a whole bunch of numbers off the bottom of the Y axis” trick.  Fine, I can play that game too.

Can anyone figure out which Bay Area county is not represented in the First Republic Prestige Home Index, San Francisco Edition?  My money is on Marin!

In San Francisco, the higher end of the luxury market was active. “Above $5 million, the market is healthy,” said Mary Lou Castellanos of Sotheby’s International Realty. “Smart money is buying now and is taking advantage of lower prices and lower interest rates. At the same time, a growing number of sellers are getting more realistic about price.”

We’ve featured high-end properties before, and prices aren’t always realistic (take a look at both the homes in the zip code series and this collection of Santa Clara County astonishers if you don’t believe us).

Memo to self: when designing a house, try to put the fireplace against a front wall.  The lack of front windows discourages nosy neighbors! Also perfect for the irritable types who not only want the neighbor kids off the lawn, but don’t want to hear them playing out front.

Here’s the other side of that awesome front façade.  How inviting!  Next time you laugh at a McMansion with an overly-done entryway, remember what it looks like when you leave one out entirely.

Here’s how Paul described it:

Hey, the folks just down the street at 151 El Camino are selling new units in the $600s—we should get AT LEAST as much! Just because we bought near the market peak doesn’t mean we can’t walk with $100k of profit today! And besides, we have 2 parking spaces to their 1 (which you’ll need because it’s too far to walk to BART).

imageI chatted with the agent and he confirmed that the sellers were pretty clear on the price they wanted to list at… best of luck to them. Maybe they find a willing victim in the low $500s?

Paul should have mentioned that the $525,000 sale was in 2009.  Everyone knows that was a market low, and it’s completely reasonable to expect a $100K $74K profit from the year the credit dried up.

Also I really like this picture of the kitchen, with the mid-oughties trifecta of granite, stainless, and hardwood (or at least Pergo).

DEALS, DEALS, DEALS!  Aren’t you loving all these DEALS!?!  Remember, drive a little, save a lot!  So how much do you think you could save driving all the way to Sonoma County?  Remember, there was only one house under $200K in Marin County, so maybe we’ll find three here.  Plus, pick up an extra winery for the trip home.

Huge lot with many possibilities in San Carlos

Here’s a San Carlos special for you, from Burbed reader Kirill!  Thanks very much!

Why is this house Special?  It has “the best local schools” and “convenient access anywhere on the Peninsula”! That means there are schools assigned to this location, which makes them the only (best) ones. It also means that the house is on a street that connects to other streets.

Maybe this agent didn’t take a logic class because we’ve already found two tautologies.  Or maybe this agent did take a logic class, because there are buyers who think “best local schools” actually means something.

Thought it would be good candidate for Burbed due to combination of  diminutive size, insane price per sq. foot, one car garage separated from the house by long stairs and suggestion that it would be a "great place to raise a family" in the description.

But it is a great place to raise a family! If you need some space, just say WOULD YOU KIDS GO PLAY OUTSIDE?!  And they’re going to get a LOT of exercise outside:

And it is a “getaway” location all right; somebody left the back door open and now there’s a rooster in the kitchen.

This picture makes my head hurt.  We have a desert color motif here with the sand-colored chairs and the off-white wall.  We’ve got palm tree action on the seat cushions; the candlesticks are suggestive of palm trees but lack fronds, the picture frame has starfish, I can’t figure out what’s in the picture/shadowbox but it looks like an upside-down palm tree trapped behind some shelving, and the actual yard, also framed, shows a rather sprawling bush that needs cutting back.  At least it echoes the top of the palm tree, but all that green is clashing with the living room.

Getaway… tranquil and private… natural setting… Did somebody say grow house?  Many possibilities.
