It went pending on 2/5/12 for $439K. I don’t have time to do a full write up at this time, but I had to bring this to your attention. I hope to see a feature on this property soon — you should have plenty of material in this listing. Cheers!

This is one of those features that just writes itself.  After all, a picture is worth a thousand words, so we can save 7,000 of them.  Redfin could take these pictures down again any minute!

This must be one of those listings where the agent made a drunken bet with the broker.  In this case I’d venture they bet over whether incoherent photography sells houses faster.  That should explain why some of the rooms look almost staged, while others suggest they refused to spend 10 minutes picking up.

And since this poo palace went pending the very next day, congrats to the winner of that bet!  It clearly worked! 

Although we know who the real winner was when it came to this house: the geniuses who sold it in 2007 for $620K.

Hmm, this Streetview shot (obtained by clicking along Lawrence Expressway, and making right turns at Sandia and Blazingwood) looks okay.  It sure looks better than the only picture of the house on the listing.  Do you get the impression they don’t really want to sell this house despite the claimed “regular sale”?  It must be filled with platinum bars or something!  No wonder the permits are unknown.

Fine for appropriating a non-RBA house: $1,895

Restitution ordered for man convicted of stealing house

SANTA CRUZ – A Santa Cruz man convicted in 2010 of stealing a Ben Lomond home will have to pay $1,895 in restitution to the rightful owners, a judge ruled Friday.

Raymond Tate sentenced in May 2010 to five months in County Jail and three years’ probation for felony charges of filing false property records and conspiracy. According to court records, Tate was able to use a typographical error on the deed for a Hubbard Gulch Road to pose as the owner of the house and file false documents with the county recorder to support his case.

While the rightful owners were on vacation in 2009, Tate sold the home to someone else. When the owners returned, they found their belongings moved to the garage, the locks changed and a stranger living in their house. The occupant, Daniel Judd, said he bought the house from Tate and later admitted he was part of the plot to take the home. Judd is currently on probation in Santa Clara County.

Burbed will take a hard-hitting stand in opposition to house theft, whether or not in the Real Bay Area.  However, we are obligated to point out the advantages of owning an RBA house, should you be so unfortunate as to find it stolen.  There is absolutely no way that someone guilty of grand theft housing (as opposed to this petty larceny) would be given such a slap on the wrist.  Read further into this story, and you will discover that the legal owners of the house claimed $5,700 in actual damages.  The reduced amount awarded no doubt reflects the non-RBA discount applied to all homes that are not Special enough.

120224-hubbard-gulchThis is the house in question, in case you have any concerns about its worthiness.  It’s a 3 bedroom, 1.5 bath red-tag special, for which the proper owners paid $50,000 for in 2007.  It was also sliding down a hill.  Perhaps it was not sliding when the previous owners paid $130,000 for it just two years earlier.

Too bad, the owner is not able to enjoy for little bit longer time, as he has to sell it to cash in "Facebook effect".

Wow, a 150 foot driveway!  That means you get to drive past the house in the front yard.  But the best way to check on how true the quarter acre lot claim is?  Zillow.

120222-oconnor-drivewayZillow makes it easy to click on every house in a neighborhood and quickly see the important numbers, including house and lot size.  And that claimed property area looks reasonable, given what the surrounding measurements show.  We’ve seen homes piled three deep on one lot while the agent claims every square foot of the original grounds. Alas, that didn’t happen here.

But all is not lost with this listing, despite the 10,000 foot lot size being completely legit.  By going to the Zillow map, we also notice the lovely mansions right over the back fence, complete with Palo Alto address, Eastern division. 

So you can assure your colleagues that you have arrived, because you’re in a neighborhood of much more expensive 32 bedroom homes.

I think you must have misheard the agent.  This house is sick-built.  Although I like the “bunus” in the bathroom where the realtard couldn’t be bothered to move the trash can out of the photo.

And of course it’s an REO!  If you wanted to buy it from the previous owners, you could have done so last year for just $299,000.  But we can all enjoy these pictures instead of the boring ones the bank put up.  (Thanks so much to Movoto, for not updating the listing despite it being canceled a year ago!)
