120215-235D-fridgeHere’s why Upwardly Noble sent in this house:

If this doesn’t sell it, I don’t know what will.  Gotta love the youthful exuberance of a short sale in this listing’s photos.  Not sure if the children were placed in the photos to inspire pity, excitement, or what, but I like their moxie.

Looks like they’re trying everything they can to sell this house, including listing it on different services.  On BAREIS, it’s been sitting unloved for 175 days (and very much still for sale).  Head over to MetroList, and you can only look at the driveway and the street.  Those are pictures #2-5 on MLSListings, the Redfin link up top.  And that’s also where you’ll find four, count ‘em, four different DHO photos!  BAREIS just had one, and MetroList, zilch!

120215-235D-sinkFinally, here’s a shot only on BAREIS, which just barely squeaks this place into a Burbed Good Housekeeping award and tag.  Nice job keeping the pet bowls where we can see them, but next time, please include the kids WITH the dog.

A black dishwasher with white cabinetry.  Daring!  Now that’s “todays standards.”  Or on BAREIS, “todays colors.”  Yes, on the other two listings; the copy is different, as is the size of the lot.  Whoops!

Back on the market, large spacious 3 bedroom, 2 full bath, 1580 sq foot home located in central area of Redwood City, Totally gutted, and redesigned in 2009. All modern appliances, todays colors, and heavy duty carpeting. Dual Pane windows, wood buring fireplace, Crown Molding through out the home. Refrigerator to stay, Corian Tile Kitchen Counters, and ceiling fans through out the house. 1 car attached garage, with electric garage door opener.

BANK APPROVED SHORT SALE Lovely 3 bedroom 2 bath single level 1580 sq ft home in Redwood City. 5 minutes to freeway. 30 minutes from SF. Much sought after area of Redwood City. Quiet community. Totally updated and renovated, New Exterior, new interior paint. Original hardwood flooring in Living Room. Large spacious kitchen with decent size eating area. Carpet in Family Room. Wood burning fireplace in living room. Active Short Sale.

120215-235D-yardThese different agencies are supposed to cover different regions.  MLSListings covers San Francisco and south to Monterey, including Burbed’s frequent targets of Santa Clara and San Mateo Counties; BAREIS is North Counties (Marin, Napa, Sonoma, Solano, Lake and Mendocino Counties); and MetroList is Sacramento/Central Valley.  You may have heard of one more, EBRD, which is for Alameda and Contra Costa Counties.

This artistic photo at right is from the BAREIS listing.  From the different photo 120216-235D-extra-kidssets and listing copy for the same house, we can only conclude that the agent deliberately listed this house on three different services, trying to see which approach would get the bank to eat the short sale first.

Update 10:50 AM: Just found this “bunus” extra shot on Zillow adding to the Xtreme DHO awesomeness!  Can you find yet more pictures of this house or these kids on some other listing sites?

But…they dont have a dog, those are food bowls for the kids

  2. Upwardly Noble Says:

I’ve seen a few DHO list photos in my day, but this one takes the cake. DHO ∞ !

  3. Petsmart groomer Says:

    “OMG we have appliances!!!”

There is a cat hanging out too.

  4. A. Lewis Says:

    Nice one!

That last post is the pride of homeownership all wrapped into one over-exposed, blue-tinged moment.

For $615k, I was hoping to live on at least “C” st, if not “B-“? D is a pretty low grade.

  5. Upwardly Noble Says:

The last photo looks like a modern, Photoshop-era Ansel Adams take. If Ansel Adams were emo.

  6. madhaus Says:

This house was one of those gifts that kept on giving. Upwardly Noble sent it in pointing to the BAREIS listing with one photo with the two kids, and then I found the other two listings, each with their own photos and copy. Not only did that mean three more DHO shots, but also that blue back yard.

BAREIS has the “best” copy. How can you beat “totally gutted”? Totally!

Anyway, I headed on over to Zillow in hope of finding what the price was reduced from ($685K asking a year ago, but no luck on the 2010 prices). And I found yet another shot of these exuberant kids. Woo-hoo! They’re added as an update.

  7. The Gilroy Alex Says:

Hilarious. I think the kids may come with the house.

  8. madhaus Says:

Is that a DHO in the blue yard? That brings the DHO count to 3 for this house.

  9. Sunny(vale) Kim Says:

It’s pretty obvious that parents asked those two kids to be disruptive when agent was taking pictures. Ha ha! “Hi! This is our home. Look how beautiful!”.

  10. A. Lewis Says:

This is a true Realtor-of-Genius. No other Realtor had yet thought of having two kids in every shot giving Vanna White arm signals. It’s brilliant. This thing will see over-asking in a flurry of bids for sure.

Now, every Realtor will have to have them! These kids are going to be rich!

  11. A. Lewis Says:

#8 – that is totally DHO #3 in the backyard. With face mask! Face masks are always inviting to prospective homebuyers. Genius!!

  12. Upwardly Noble Says:

#10 – I see two new child celebrities spawned by this post, a la “Charlie bit my finger”!

  13. nomadic Says:

#3, I noticed the CHO right away too. I guess animals don’t count.

  14. The Gilroy Alex Says:

I like the picture of the poor, defeated weed wacker staring in defeat at the Augean Stables of weeds in the backyard.

  15. Petsmart groomer Says:

    > I guess animals don’t count.

Of course they do not count.

  16. SEA Says:

The kids weren’t able to garner any over bidding:

    Feb 22, 2012 Sold (Public Records) $615,000
