120222-oconnor-propertylinesHere’s what Pralay had to say about this Menlo Park pick:

There are some interesting properties in this area. Essentially it is a house in someone else’s backyard. I am not sure how the lot size be 10,822 sqft. It that *was* the lot size was divided into two? "Custom built", "Gourmet Kitchen", "Crown Molding", "Custom steel entry door" and most importantly "Sub zero refrig". Built in 2008. Too bad, the owner is not able to enjoy for little bit longer time, as he has to sell it to cash in "Facebook effect".

Wow, a 150 foot driveway!  That means you get to drive past the house in the front yard.  But the best way to check on how true the quarter acre lot claim is?  Zillow.

120222-oconnor-drivewayZillow makes it easy to click on every house in a neighborhood and quickly see the important numbers, including house and lot size.  And that claimed property area looks reasonable, given what the surrounding measurements show.  We’ve seen homes piled three deep on one lot while the agent claims every square foot of the original grounds. Alas, that didn’t happen here.

But all is not lost with this listing, despite the 10,000 foot lot size being completely legit.  By going to the Zillow map, we also notice the lovely mansions right over the back fence, complete with Palo Alto address, Eastern division.

So you can assure your colleagues that you have arrived, because you’re in a neighborhood of much more expensive 32 bedroom homes.

The HDR photography makes this house look even more nauseating than yesterday’s yellow and purple pick.

And it comes with body sprays? Will the previous owner leave his collection of AXE behind?

  2. Crissa Says:

Properties like this make me extraordinarily sad that appraisers can skip looking at the neighbor’s house in the neighbor’s house isn’t foreclosed on.

  3. Crissa Says:

Err, if the neighbor’s not in.

  4. CB Says:

This is the Nadia Lockyer of houses. A facade of luxury without giving up a close proximity to methamphetamine.

  5. sfbubblebuyer Says:

I think you mean the Whitney Housten of houses.

  6. nomadic Says:

#2, why would an appraiser ignore non-foreclosed comps?

  7. PKamp3 Says:

How do the min 9′ ceilings and 8′ doors factor in? I bet the hoi palloi in the 32 bedroom multi-family castle in the backyard can’t compete with those heights.

    #6- My translation:

“Properties like this make me extraordinarily sad that appraisers can skip looking if the neighbor’s house is foreclosed on.”

Basically she believes, likely as a buyer, that foreclosures should be considered equivalent sales, even if the terms are much different. You know, one foreclosure in the area and all homes should immediately go down in value.

Please be nice. No name calling, no personal attacks, no racist stuff, no baiting, etc. Let’s be nice to each other in the true Bay Area spirit!

    – apparently, some people are so lacking in self-confidence or conscience that they above simple civility.

    Dear neighbor:

    You may be right.

  11. The Gilroy Alex Says:

    Body sprays?

And, those are some of the most expensive shotgun shacks in the world!

  12. madhaus Says:

    Built in 2008.
First offered for sale in March, 2008, probably never lived in.

Delisted and relisted a few times until July, 2009, when they gave up trying to sell it.

Listed again two years later for $1,590,000.
Price reduced to $1.49M in October, 2011.
Listing given to another agency and reduced to $1.47M.

Fools. They should raise the price to the value of the 32 bedroom mansions over the back fence.

  13. SiO2 Says:

What’s the deal with the 8190 sq ft place next door? do you need a helicopter to get in and out; there’s no driveway marked.

  14. SEA Says:

Likely a shared driveway, with an easement, with the neighbor, but how about the property to the right? How long is that driveway?
