Zoned Industrial; City will not allow change

Success breeds success at Burbed, and our coverage of Google Central just keeps leading to more submissions as close-in as possible. Today’s property is a real treat because it’s so close to everything.  Thanks very much to Burbed reader Michael Boltonestater for this mixed-use manse in Mountain View.

Zoned industrial, currently used as a single family house, not allowed to increase the living sqft. Can be used also as mixed residential/industrial. Currently considered non-conforming use and can be kept this way. City will not allow to change the industrial zoning to residential zoning.

120725-colony-drivewayThis agent is such a defeatist! Of course the city will allow to change the industrial zoning to residential zoning.  The only question is, how much will it cost to encourage them to do it?  When you see what this house is near, the answer to whether it’s worth it isn’t just yes, but FOUKING HELL YES.

We’ve seen mixed residential/commercial zoning before, but this house enters a new paradigm for the Silicon Valley engineer/inventor who doesn’t want to be limited to just the garage.  Take a look at all you get just on your block!  Places to build things or store things or blow them up to the left, other is-this-a-house-or-a-wrecking-yard mysteries to the right.  It’s a win either direction you go.

Plus, look at the  neighborhood we’re talking about!  It’s not often that the vehicles go so perfectly with the front yard decor.

And across the street, it gets even better!  No less than Burbed’s favorite townhouse community EVER!

If Burbed were a business that actually made any money, this house would be the place we’d be headquartered. So run out and buy the place, and start your Web 3.1 empire today!

This needs a “gables end” tag.

  2. madhaus Says:

#1, SEA, if tag is added, then the link would generate this article on top, so people might think the hyperlink was recursive.

But I also forgot to mention what a super fun site this house is on.

    Attila the Hun Realty? Really?

Now that’s someone who capitalizes on their name! Might as well make lemonade, right? (Nice catch, Swan.)

MTV continues to be the epicenter of hotness, the center of the universe, the Sally Field of all the local burgs.

according to zillow (and when is that ever wrong?) this lil’ darling popped up $74k in the last month to a zesty $802K. tho, the owner seems to think it worthy of even more. location location location!

the mixed use neighborhood brings all sorts of benefits:
    – dozer conveniently located next door; you’ll be borrowing neighbors’ tools if you buy this place
    – walking distance to costco; buy a truck to stock up on shopping. and i don’t think you’d want to drive a regular car’s suspension across that lot every day.
    – potentially friendly neighbors; i’d guess a few are well-schooled and willing to help set up your meth lab
    – the ever present lullaby of the freeway serenading you night & day

“… and I’ve wanted more than anything to have your respect. The first time I didn’t feel it, but this time I feel it, and I can’t deny the fact that you like me, right now, you like me!”

yep. it’s good to be liked, no matter what the reason. or lack of, in some cases.

    That’s Gables End quality!

What would have made this listing perfect is if the photos included some automotive repair right in the driveway, with steams and pools of strange colored fluids. With that industrial zoning, this would make a perfect chop shop.

I’ve never been more happy to have moved away from the RBA.

  8. The Gilroy Alex Says:

Except for the pesky extra zero in the price, I’d buy this. No one could say boo if I want to have a decent garden, store electronic surplus (note I say store not hoard, I’m happy when I buy it and happy when I sell it too, for the usual obscene profit), and in general live with a little elbow room without having to be 50 miles away from everything.

  9. Petsmart groomer Says:

Gilroy Alex, if you think the extra zero is causing trouble, what is your definition of “obscene profit” then? 🙂

Nice Regis Homes Customer Service van on Street View!

Heh heh. I was waiting for someone to notice that truck. Wonder why anything would ever need fixing at Gables End? Wasn’t each unit given enough light bulbs and Drano?

  11. Crissa Says:

Why do they think Condos go well with Industrial, exactly?

  12. Petsmart groomer Says:

    Sold for $798k.
