Two Two Too Good To Be True Home in Santa Clara

It’s been far too long since we’ve heard from Burbed reader Petsmart Groomer.  Today’s superlative siting is situated in supreme Santa Clara! Let’s hear it for those low-cost utilities, yayyyyyy! Notice we’re using Zillow today? There’s a good reason: Redfin’s already yanked the listing because… yup, PENDING!

Too good to be true home. Tremendous amounts of living space, huge backyard on prime culdesac with CUPERTINO schools. Inspections show this house is in great shape. Heat/AC, hardwood floors, CAT 5 wiring,special sound resistant windows and walls,black out shades, Audio.Visual tech dream home, granite counters,surround sound, etc. This home will not last long. Office area is built in & stays.

Those shades aren’t even black! We think the agent is pulling a fast one here. Same thing with the “Audio.Visual tech dream home” when all that’s visible is a giant-ass flatscreen. For all we know those cabinets are full of useless things like cinnamon and pastry bags.

130530-claremont-locationWe did determine why they mentioned the special sound resistant windows and walls, though.  Location, location, location! Hoe Lee Crap, this house is on a six lane major thoroughfare next to an eight lane major expressway and an eight lane freeway.

This is a rare location fail trifecta: Busy street, expressway and freeway. Plus it backs up to a commercial zone.

Now what would you pay? Not only is Santa Clara hosting million dollar houses, but million dollar houses in challenging locations! Can you imagine what you’re going to have to pay for a house near nothing but other houses?

    “Offers from Redfin homebuyers that were recently accepted or declined by sellers in this area:”

    “Submitted an offer 4.5% above asking price with 0 property contingency, 0 loan contingency, and 7 day appraisal contingency. Seller accepted a higher bid.”

    “My clients offer $50K+ over list price, short property and financing contingencies, and a 22-day close. I presented the offer to the list agent in-person. Ultimately, they sellers took a higher bid with better terms.”

    “Submitted an offer 10.5% above asking with 0 property contingency. Seller accepted a higher offer with 0 contingencies.”

    Translation: “No matter how good my client’s offers are, I don’t get a part of the commission.”

    As far as the buyer, winner’s curse, maybe?

    It’s far enough from Lawrence & from 280 that these are location wins, not fails. And backing up to Stevens Creek does not seem to be a deterrent (see, with nice views on Lawrence->Stevens Creek onramps – both sides). Also this is an unusually deep court – kids are always found running around on the road as there’s so little traffic (I regularly pass by on my way to Chromatic coffee). And in my view this property beats the much-worse situated (but relatively brand new) cramped Enclave on Pruneridge/Lawrence that has been similarly priced.
    Still, if there was a bit more inventory in this area, prices wouldn’t be climbing that quickly. The past two months were dizzying.

    I pressed ‘street view’ on Redfin and it took me inside the flooring store behind the property. So in other words, you buy the house, and the flip is so easy, because it’s already inside the flooring store!

    Guess our post wasn’t that interesting or you would have noticed we are not a real estate property London blog. And when you said you wanted to “expand out a bit now” from London, perhaps you might want to start with something a little closer to home, such as St. Albans or Chelmsford or, in a stretch, Milton Keynes.

    But if you really want to post to a Northern California site instead, go right ahead. Don’t be too upset that the Agricultural Inspectors destroyed your URL, though. It might have had Mediterranean fruit flies. –ed.
