    Here’s the thing: smaller homes that are too deteriorated to attract a first-time buyer (fear) at an asking price that deters investors because they have no way to work the cash flow to make the purchase price make sense leaves only the “tear down” buyer on these dilapidated places. That reduces the pool of buyers to a pretty small number of people so the properties just sit. Not all properties are for all buyers, and if you’re inclined to sell “as is,” well, you’re only going to attract a few types of purchasers.

    I am intrigued by the fact that the 2nd unit(servants quarters) has no bathroom. Is there mention of outhouse facilities for the lesser tenants?

    We drove by this place 2 weeks ago. It looks like there may be some Do not disturb tenants in the other unit. That makes it an uphill battle if there’s existing tenants in the unit. Not 100% on the rules in RWC but in SF that would be a red flag
