Lot size is way too big for that to be a $1 million starter home.

More like a $10 million scraper.

here’s a recent sale near my PV hood: https://www.redfin.com/CA/Menlo-Park/410-Conil-Way-94028/home/2009654

1 week close, hilly lot, marginal condition, $2.75M

in Menlo Park, things are crazier. this tiny home on an even smaller (for MP) lot received 30+ offers: https://www.redfin.com/CA/Menlo-Park/935-Arbor-Rd-94025/home/887455

    $1.9M, 10 day close

this is a complete teardown: https://www.redfin.com/CA/Menlo-Park/455-San-Mateo-Dr-94025/home/892983

$2.75M and an impressive 3 day close

this new home barely made it to market: https://www.redfin.com/CA/Menlo-Park/1320-American-Way-94025/home/1898656

the preemptive $3.1M offer carried the day (in 1 day)

and this open house was backed tighter than burbed’s telephone booth: https://www.redfin.com/CA/Menlo-Park/231-E-Creek-Dr-94025/home/1964002

whatever it sells for will be too much, but I’m guessing it will be a per sq ft record for the east side of El Camino. Spring is off to a super hot start

For funny money, check out Alviso, where I saw a listing for a million bucks yesterday. It has been on the market a long time (~165 days), but still A MILLION DOLLARS. Alviso.

I wonder if some of those all-cash quick close deals are money laundering schemes like they’re seeing in NYC.

And, sold! 2.88M, $1684 per sq ft
