Just $675 per square foot to live next to power lines and more in Sunnyvale

1021 E Cardinal Dr, Sunnyvale, CA 94087 Sunnyvale MLS# 80830303 - Property Details
$829,000

* Status: Active
* Bedroom: 3
* Bathroom: 1&1/2
* Year Built: 1954
* Lot Size: 11940
* Square Footage: 1227
* List Date: 8/27/2008
* Garage Spaces: 2
* MLS#: 80830303

Perfect opportunity to move in, add on, or rebuild this 3 bedroom, 1.5 bath home on an oversized lot in the sought after Cherry Chase district of Sunnyvale. Gleaming hardwood floors, spacious kitchen and living room/dining room combination with wood burning fireplace. Sliding door leads to covered patio and beautiful mature vegetable garden along with numerous fruit trees.

Wow. This is a great opportunity to move in, add on, or rebuild a house. Not every house can be rebuilt you know - it takes a house really special to allow that.

But more importantly, I appreciate the honesty of this listing - I like how the power lines are featured in this photo. It really adds a certain… intense… look. And at just $675 per sqft, you can be sure that the price is already adjusted!

But wait there’s more - look, this is located right next to bucolic Highway 85. Unfortunately, the Realtor couldn’t put easy access to freeways because… well… it’s not super easy to access the freeway, but still, you can be sure that you’re pretty darn close. In the mornings, you can listen to the traffic to see whether or not you should take the local roads. No need to rely on KCBS anymore!

Great buy if you ask me!

$850 per square foot - “Perfect starter or retirement home”

1758 Crane Ave, Mountain View, CA 94040 Miramonte MLS# 80826261 - Property Details
$848,000

* Status: Active
* Bedroom: 3
* Bathroom: 1
* Year Built: 1952
* Lot Size: 5616
* Square Footage: 998
* List Date: 8/5/2008

Charming 3BD/1BA house in a fantastic cul-de-sac neighborhood. Refinished hardwood floors, fresh paint, new light fixtures, and fireplace. Spacious front and rear yards with distinctive gardens and beautiful rose beds. Walk to Cuesta Park and Blossom Valley shopping center with Starbucks and Safeway. Perfect starter or retirement home for anyone wanting a desired Mountain View location.

I’m always amazed at the ingenuity of the Bay Area. 3 bedrooms in 998 square feet? Wowsers. They must have had some top notch engineers working here on compression! Real Bay Area, my friends.

That said, it fascinates me that this $850 per square foot home is perfect for both couples that want to start a family, as well as people who want to retire and die in their homes. This is how amazingly versatile houses in Mountain View are.

You know what? This house is also perfect for starting a day care, or housing a data center. It can also be a floor wax, or a dessert topping!

What other purposes can this house serve for you?

Thanks to Burbed reader Ken for this find. Here’s what he had to say:

That has to be the most creative gussying up of a 1BR/1BA I’ve seen in quite a while.  And what a bargain at only $850K.

Well Ken, don’t forget that there’s a bedroom in the basement and you get some appliances. WOW!

At the end of the day, the fact that this house has more patios (3) than bedrooms is a clear indicator of the type of potential buyer that will be interested in this house: someone looking for an occasional weekend retreat.

You’re Mr. Executive, living in Atherton during the week. Wow, suddenly it’s Friday, like today - what to do? Shall you go to your condo in SoMA? That seems boring. Ah! Instead, you have a nice mountainy retreat in Los Gatos.

That’s just how rich it is around here! This would make a great second home for anyone, wouldn’t you agree?

Thanks Ken!

“REAR UNIT NOT INCLUDED in sqft” - Campbell

$899,888

* Lot Size: 7880
* Square Footage: 1185
* List Date: 3/26/2008
* Garage Spaces: 2
* MLS#: 786918

Unique! Majestic Beauty! Only one of its kind! Restored & upgraded charm historic Greek Revival home w/huge lot in downtown historic social circle walking distances 2 farmer’s market. REAR UNIT NOT INCLUDED in sqft, NEW cement foundation w/6?H basement/electrical/plumbing/gas line/heating/interior/granite counter/tankless waterheater.All New construction permits w/current building code, MUST SEE!!

This caught my attention in a few ways:

1) It has the lucky price. This means that the house is lucky, and when you buy it, you will be lucky too.

2) It has a basement. That’s pretty unusual, and actually kind of cool IMHO.

3) Something about a rear unit. Let’s take a look at some more photos:

Hm. No. I think that’s the back of the house. (Nice entrance to the basement though!)

Let’s look at another photo:

Wow… really that’s not what I expected. For some reason, I have this urge to say “Rapunzel, Rapunzel, let down your hair!”

Perhaps why this house is majestic - it’s like a fairy tale. Wouldn’t you tell your kids about this?

I can see the Craigslist ad already: “Room for rent in Campbell above garage. Very safe - you can be sure you won’t be burglarized. BYOCMD (Bring your own carbon monoxide detector).”

Affordable fixer-upper in Palo Alto - now you can stop crying at night

1111 Alma St, Palo Alto 94301 (Professorville)
$895,000

* Status: Active
* Bedroom: 2
* Bathroom: 1
* Year Built: 1923
* Lot Size: 5600
* Square Footage: 936
* List Date: 5/6/2008
* Garage Spaces: 1

A fixer-upper in a great, Downtown location of Palo Alto. The house belongs to one of the best school districts and is listed for a great price.

Unable to afford some of the recent properties featured on Burbed in Palo Alto? Well, when you’re not crying yourself to sleep at night because of how screwed your children are, you really ought to take a look at this listing. With 2 bedrooms and 1 bath, this 936 sqft will fit a fit and healthy family of 4 with no problems. Sure there are no pictures of the interiors, but really - do you need to see the interiors? Do you need to look at Google’s data center before you use it? Do you look at the iPod’s circuits before you buy it? This is freakin’ Palo Alto - there’s no need for that.

With one of the best schools in the entire nation state of California (which is ranked 47th), and situated on a small, slow traffic street like Alma, this house is a sure bet.

Now, for a pet peeve - this listing doesn’t mention anything about overbids. That’s pretty evil. You can 110% be sure that this house will be overbid. Prepare yourself. I’d say this will go for $1 mil easily.

Price just reduced. Value is mainly on the land. This property has already obtained city permit for building a house of two stories for a FAR of 44.7%, which is 3437 SF, including a 2-car garage. The approved blueprint of the plan is available to review upon request. The house currently has no PG & E; sink and toilet been removed. Time to build your own.

Frankly, I like dealing with professionals a lot more than amateurs. Clearly this Realtor and Seller know what I’m talking about. When you deal with novices, people who aren’t serious about buying, they tend to want to see things like… the house… the yard… the street… the door… the garage.

You know. All the BS.

Professionals know that when it is a plot of land in the Real Bay Area, it doesn’t matter what the photos look like - it’s in the RBA. You buy it. Period. Full stop. ’nuff said.

By not providing photos of this PG&E-less, sink-less, toilet-less house, this seller is doing you a favor. They’re telling you “Hey big boy flush with VMWare money… this is your house. Because you’re a pro. And so am I.”

Professionals. That’s what this house is all about.

But just for those of you who might be novices, here’s a gratuitous picture of your future dream home:

Look at that. Now don’t you wish you hadn’t seen this?

Novices. Sheesh.

This is an oppertunity for owner or an investor, this property appears to be on a Multifamily Residential lot in a great downtown location. R1 lot in a R3 zone, explor the possibilities with this in town home w/ large 3+car garage. R3 use District: Multiple-family dwellings or apartment houses in a single structure, family care home, two family dwellings in a single family structure;

Sweet. You can now buy the City of San Carlos. And if you look carefully, they even thrown in the Caltrain station! Who knew that San Carlos was only 6,500 sqft though.

But seriously, this is a great opportunity. Just think, you can buy this house now, live in it, and then in a few years, when the house prices has doubled, you can refi, tear down, and build a townhouse! Think of all the passive income baby!

Step 1: Buy house
Step 2: ??????
Step 3: Profit!

If this isn’t the best investment opportunity ever, I don’t know what is. But then again, I’m not an expert on building apartments. Could someone help me do the math to demonstrate how this would be immensely profitable?

I thought I had seen everything - but this one… well… this takes the cake. Frankly, I’m speechless. I was thinking of making a joke about an armory. Or a 1960’s mall. Or a shipping container.

But frankly, none of them seem to do this house justice.

So - what would you say about this house?
