How often do you get inspired by a home?  Plenty of homes on burbed have been inspiring, as in leading to some incredibly snide copy and even better reader reactions.  Usually they have something notable about them, such as being insanely expensive, or having a lousy location, or not bearing much resemblance to a residential structure.  This one?  I am having a reaction all right, but uplifting doesn’t describe it.image  It’s closer to ennui crossed with sticker shock.

Yawn.  Another million dollar crackerbox with Cupertino schools, San Jose services, and five 8s in the asking price.  And it’s pending after only two and a half weeks.  Must have been that amazing curve apreal or the Huge Corner.  I’m kind of amazed that it sold so fast when they only put in one New window.

Wait, 7300 square feet is a Huge Corner?  Maybe it is compared to the zero lot line of a manufactured home.  This picture provided by the agent certainly seems inspired by the trailer park.

Now, I’m not a professional architect, nor do I play one on TV, but yeah I’d have to agree with sonarrat that something looks a bit off in this house. Is it the charming green piping (which curiously is not mentioned in the listing? I mean, I’d expect a realtor to absolutely rave about something like that!)? Is it that funny window above the garage?
Any architects out there? What do you think makes this house look funny, aside from the fact that one of the biggest selling points is that it is near a Costco, and yet it is a mere $429 per square foot?

It’s like living in Manhattan, but with the convenience and prestige of San Jose. Just think, you can go around telling all your friends “Yeah, I live in Wall St. Wall Street, San Jose that is!”

Hey since you’ve living the Wall St lifestyle, you can even have a servant live in your servant quarters. How sweet would that be! “Jeeves, please fetch me another Corona!”

I’m not sure why the price has dropped so much in the last 2 months… haven’t these people ever heard of Spring bounce? This is practically the opposite.

But hey, their bad pricing is your gain! At just $372 per square foot, they’re practically giving this house away. Think of it as $205,000 waiting to leap into your pocket! Hello sweet instant equity!

We Finally Got a Piece of the Pie

There once was a TV sitcom about an upwardly mobile African-American family called The Jeffersons that ran from 1975 to 1985.  (It was a spinoff from All in the Family, if you care about that sort of thing.)  This was the theme song:

George and Louise Jefferson moved from a duet home in working-class Queens to a big apartment in a ritzy doorman building, somewhere in Manhattan’s East Side.  Can you imagine them singing that song of triumph and accomplishment if they had found the way to San Jose instead?  No, neither can I.  Too bad nobody told the developer who brought us today’s featured listing.

San Jose is definitely short of iconic landmarks.  There’s the statue of Quetzalcoatl, and there’s, um…  I suppose we should cheer The Mark Company for even trying.

You might ask, “Why is anyone opening a luxury apartment tower in the middle of the worst economic situation since the 1930s, where there weren’t even any TV sitcoms?”  And there is a very good answer to that question!  360 Residences started taking deposits in 2007!  Remember 2007?  Anyone who could fog a mirror could get a loan, and anyone did.  And that is why someone thought there ought to be a luxury apartment tower in downtown San Jose.  Maybe they figured the Jeffersons would get tired of New York winters and surly sidewalk denizens, but still would want to live down the hall from wacky neighbors and a tip-cadging doorman.

Rosy views were still the norm in 2007, and here’s what the project director of another luxury apartment building in San Jose had to say about the economy, back in 2008:

McGoff also noted the depressing effect of the housing slump on San Jose, but suggested at least some of the problem is political, rather than economic.
“It’s the nature of the politics of a presidential election cycle that everyone is just holding off until the outcome,” he says. “I still think it’s a very good market in San Jose, but it’s at a time and a place where people are hedging their bets.”

image Yes, you could say bets were being hedged,  360 Residences was delayed for many reasons including a building inspectors strike and soil liquefaction onsite.  Oh, and some problems with the lender and two million dollars worth of liens.  You know it’s not a good day when the promised financing on your huge construction project is taken over by the FDIC.

Despite selling 90 of the units, the economic downturn has led some would-be buyers to move on and (unsuccessfully) ask for their deposits back.  But their loss is your gain, as prices have come down!  20 percent instant equity, baby!

Don’t quite like this unit?  Check out the different apartment types available if you want to be movin’ on up.  Perhaps you’d like to be more in the sky than this third-floor unit.  Perhaps you can!  There are 213 to choose from, including six penthouses, and one has to have your name on it!  It better!  Association fees are $655 a month for this two-bedroom condo.  Now how long will that pool will stay heated if nobody moves in and starts paying them?

I see one advantage of this place already.  There’s no Google Streetview of the front of the house!  How many people can make that claim?

The compound seems to include the “Owner’s Living Quarters” on the ground floor of The Big House, the Guest House (with 4 bedrooms if you believe the agent’s virtual tour, or 3 bedrooms if you believe the listing), the Garage (with a one-bedroom apartment) and a building to be named later.  The Big House also boasts three office suites (so the emphasis is more on the “work” than the “live.”)  If you’re a Type A who wakes up at 4:30 in the morning to pound out a few dozen memos (after having turned in at 3:30), you could just set up a cot in each office and expect the same from your minions.

image Today’s non-listing has plenty of questions it doesn’t want to answer.  Maybe the readers of burbed can figure them out!

Why was this lovely property taken off the market?  The homedebtors paid $1,715,000 for it at the peak of the market for non-RBA properties.  Then some trust fund snapped it up from the bank last December for $775,625, which is probably what was owed on the mortgage.  Here’s the really weird thing.  The property was listed on May 18th and delisted on May 25th.

What flavor of Kool-Aid made this property worth $1.7M in 2006?

image What did the FBs do to the place that the property was being sold AS IS?  The house was built in 1990-91 with a quality level of 9.0, so this is not new but incomplete construction.  Perhaps we are talking about new and incomplete destruction.

Is the location so non-RBA that the high quality of the construction and the private, grand and elegant gated estate nestled on 2.2 acres with breathtaking panoramic views comes down to lipstick on a pig?

How come only Bank of America pre-qualifications were acceptable on this foreclosure?  Is this some kind of inside job?  Is there a whiff of funny business to this property?

Why is the Trulia listing only for 4416 sf but the Redfin one presents 5227?  Is that why the property was AS IS?  Are we to believe that someone bought a 4400+ sf property on 2+ acres and decided it wasn’t big enough?  And that they then managed to wreck their financial health by adding to a gated estate in Alum Rock?  But they didn’t bother getting any permits?

image Is this place sold but secretly?  How did they manage to sell it with this out of focus picture?  Is it still on the market?  Where did the extra 800 square feet go?

Good luck answering these questions, especially why you cannot buy this property today.  Or whether you should have bought it in May to grab the state tax credit. Or if you’ve been – TOO LATE – priced out forever.
