So much potential nestled on the hill

Yesterday we had a place in hot, hot, HOT Mountain View that has been on the market for more than a hundred days.  That was a fun game, so let’s play Why Won’t This House Sell yet again.  Today we move to San Mateo County and the delightful breezy bivouac of Brisbane!

130521-sierra-redfin772 Sierra Point Rd
Brisbane, CA 94005
$629,000

3 Beds
1.5 Baths

$449 / Sq. Ft.
Built: 1968
Lot Size: —
On Redfin: 130 days
Property Type: Single-Family Home
Community: Brisbane
MLS#": 403999
View: Bay
County: San Mateo

So much potential nestled on the hill, great floor plan. SF Bay views from almost every room, kitchen breakfast bar, living room with fireplace, 2 car garage, deck in front, back yard has stairs leading up to tiered gardens of peach, lemon and Japanese plum trees, absolutely gorgeous when in bloom. Yellow roses, and room for your gardening dreams. Inside open stairway with wall of colored/obscure glass that could be replaced with windows with more SF Bay views. Low E Dual pane windows only 4 years old, Furnace only 7 years old and new water heater. Broken window and minor wall repairs will be done by sellers. House is dated and needs some TLC for sure.

130521-sierra-windowsIs this the wall of colored/obscure glass on the left? Better not break any of it, as it’s going to be a long look through lots of old, musty catalogs finding where to replace that.  And really, who cares about the house anyway? Value is in the land, because what you’re paying for is this view of the Bay.

And of the power lines.

Great fixer in Brisbane with Million dollar views of SF, bay and city lights. Open floor plan 2br 1bath – needs much work.

You don’t realize just how much work this place needs: “Open floor plan” doesn’t mean what you think it means.

image

Also I am going to spot this place the Bay view despite what I can see from the street, which looks like several houses in better repair than this one.  But an Ocean view as well?  I’m dubious.  As to the “city lights,” they didn’t tell you it was Foster City.

Thanks to Burbed reader Jeff for this find.

OK all you finance and MBA types out there… what’s up with this? How can this be on sale for $37k, but rent for $775?

Shouldn’t it be the other way around? Rent for $37 a month, sell for $775k?

Any ideas?

Amenities include:SF bay vu, open floor plan, gourmet kitchen, sparkling, hardwood & so much more. Ez committee to SF or Pnsula! Pls loads of parking!

Thanks to Burbed reader Sonarrat for this find. Personally I’m disappointed in that there are no photos. With all the configurations that this house enables, I imagine it to be like a Transformer – shifting its shape so that you can enjoy your drive while mom and dad and kids are safe in the 1st floor unit.

Let’s look at a Bird’s Eye View:

Whichever house it is, it’s sure to be a winner. Personally, I hope it is the one that looks like a giant barn. I bet that if you say the right magic phrase, the house will suddenly lift up, and convert into a space shuttle as well. How awesome would that be!

This home has great “bones”

Description – 354 MENDOCINO ST, Brisbane,CA,94005
This home has great “bones” in an awesome location! Needs some TLC and this could be your dream home! Features hardwood floors, granite counters in the kitchen, updated bath and dual pane windows. Attached garage w/inside access, full basement has lots of possiblities. “As-is” sale only.

Burbed is a sucker for homes that have great possibilities! There’s nothing better than buying a house which enables you to have the freedom to completely redo the house – it’s a pride of ownership thing that most renters don’t get: spending money makes you more proud.

But this house has great bones says the seller! Let’s take a look!

354menb.jpg

Wow… great bones indeed. If you just widen that up a little, you could… uh… fit the SUV that’s in the driveway. Uh… yeah.

Maybe bones wasn’t a good analogy. What analogy would you use?

Great starter home located on a quaint block in brisbane 1BD/2BA home with living/dining room combination, wood burning fireplace & kitchen with deck attached offering nice views to the west. Spacious rear yard with hot tub home is currently tenant occupied.

I’m not sure if Burbed readers are aware of this, but new buildings are constructed with giant blast resistant walls at the base so as to minimize damage when car bombs go off. The new World Trade Center 7 is such a building.

Well, fortunately, the folks who built this fine Brisbane house were ahead of the times and did the same for you already. Living on the second floor, you’ll hardly notice if someone comes by and blows up their car. Heck, they could blow up two cars and at most you’d lose your balcony. But your fine fine box store like abode will still be fine and your family safe.

Won’t you think of the Children?

Rent or buy this Brisbane house – your choice!

Burbed reader Jeff sent this in recently:

255mendocino.jpg

He writes:

is it better to pay $934 a square foot, or rent for $1500 a month? Hmmmmm.

Obviously it’s better to pay $934 a square foot. Just think of the tax write off on the mortgage income deduction. And more importantly, just think – you get to tell all your friends you own a home in Brisbane. With a low $3263 mortgage.

Otherwise, you’d just be throwing away $1500 a month by renting the same house.

Besides, as we all know, inflation and appreciation are going up. So by next year, this house will be worth $800,000, and your rent will go up to $921304 a month.

Duh!

$832 per sqft home in Brisbane with moldy ceilings?

MLS-2.com: Property Details

A condo alternative w/ a new roof! A great place to start in a lovely town only minutes from SF and Peninsula. Sunny location away from the stress of the city. Small town of less than 4000 people. Free Shuttle to Bart/Caltrain. Close to schools, restaurants, coffee house, library, parks, and public pool.

Thanks to Burbed reader Jeff for this find. Now this is what I like! $832 per square feet!

Jeff thinks the ceilings are moldy – but I’m not so sure. It might just be decorational. What do you think?

112monta.jpg

Personally I find the exterior pics more interesting. I really like the symmetry of the house vs the shed in the back:

112montb.jpg

Actually, on second thought, are those two pictures of the same house – front and back? I’m pretty confused at this point.

Nonetheless, I think the person who took the primary photo (at the top of this post) deserves an award for Best Angle and Creative Composition. I bet the photog also worked on Godzilla and other similar projects. Great work!

This kind of stuff just adds value and makes the price worthwhile!
