Well, let’s be clear. EPA is not part of the RBA right now, especially with this house. $264,900? Come on. You can’t call yourself RBA with a $262 per square foot price. Especially since there are views of the Bay Bridge (as claimed) and a view of the Dumbo (supririsingly not mentioned) and an extra 1br/1ba in the garage.

That said… guess what? This house has already made the owner money. Let’s look at Zillow:

Last year, the joke was “Where is this actually?”

Well, this year the joke is on you. Let’s look at Zillow to see why:

That’s right. Even if you had paid the full price for this house, you’d be in the money today. Instead, you allowed this person to have $87,000 in instant equity. Sucks for you! How much do you regret your inaction? Oh, you regret it $87k!

It just goes to show that even homes which are “Near Palo Alto” benefit from the Palo Alto boost.

Most notable is the challenge the Realtor is presenting you: “BE CREATIVE, MAKE OFFERS!!!”.

Clearly, just offering a high price won’t help – might I recommend offering to sign a contract promising to feed the squirrels, or choosing one of the many other helpful tips I offer here to help buyers stand out?

Come on – you live in Silicon Valley. You can think of something innovative to do here!
