The perfect house for Halloween – yours for just $264,900

1719 Tulane Ave, East Palo Alto, CA 94303 East of U.S. 101 MLS# 80837088 – Property Details
1719 Tulane Ave, East Palo Alto, CA

94303
$264,900

* Status: Active
* Bedroom: 3
* Bathroom: 1
* Year Built: 1953
* Lot Size: 5650
* Square Footage: 1010
* List Date: 9/30/2008
* Garage Spaces: 2

Nice and spacious 3 bedroom, 1 bathroom home, garage converted to 1 bedroom and 1 bathroom without permits. Kitchen, bathroom and floors have newer tiles. Large yard with friut trees. Magnificent view of the san Francisco bay and the bay bridge.

Burbed reader Mia submitted this house just in time for Halloween. In particular, she wanted to point out this amazing feature:

Here’s what she had to say:

I forget…. is EPA part of the RBA, or not?
In any case, I found this listing for you in EPA, complete with a “mystery shed” in the backyard.  Just in time for Halloween…ooooooh, spooky!

Well, let’s be clear. EPA is not part of the RBA right now, especially with this house. $264,900? Come on. You can’t call yourself RBA with a $262 per square foot price. Especially since there are views of the Bay Bridge (as claimed) and a view of the Dumbo (supririsingly not mentioned) and an extra 1br/1ba in the garage.

That said… guess what? This house has already made the owner money. Let’s look at Zillow:

ZESTIMATE®: $440,500
Sold 07/08/2008:
$232,000

That’s right… 14% appreciation since July. BOOYAH baby. Keep up with this, and you’ll be back in RBA in no time EPA.

What’s up with 1950 McNair Street, Near Palo Alto?

1 year ago today…

“1950 McNair Street, Near Palo Alto” [Burbed.com]

Last year, the joke was “Where is this actually?”

Well, this year the joke is on you. Let’s look at Zillow to see why:

That’s right. Even if you had paid the full price for this house, you’d be in the money today. Instead, you allowed this person to have $87,000 in instant equity. Sucks for you! How much do you regret your inaction? Oh, you regret it $87k!

It just goes to show that even homes which are “Near Palo Alto” benefit from the Palo Alto boost.

BTW, where is this home anyway?

$130,000 house in Silicon Valley. Not a mistake.

Neighborhood: East of U.S. 101

MLS#: 80819060
Source: MLSListings
Status: Active
On Redfin: 33 days
Fixer-upper
Single family home is a fixer upper. Lots of potential. Close to transportation and shopping. NOT a short sale.

Holy. Cow.

If this doesn’t signify the bottom, I don’t know what does. A house for just $130,000.

Here’s what Burbed reader Brian had to say:

It wasn’t the boarded up windows, the 2500 sq ft lot, the all concrete lot, or the fact that the house looks like a garage that was a “wow” factor for me.

No, it was the Z-Estimate, that said that 2% of the homes in the zip code have a value lower than this home.

And with a Z-Estimate of $370,000, you’d be missing out on $240,000 of instant equity!

I present a challenge to the readers of Burbed, find a house in the bottom 1%.

- Brian

Nice find Brian. Again. Holy cow. That’s a crap load of instant equity!

Nice challenge.

Does anyone care to take up Brian on this offer? Or are y’all too busy putting bids on this amazing steal?

Cozy home-Updated kitchen with tile floors,dining/living room combo. One full bath,one car garage converted to bonus room. Fully fenced w/one car carport, driveway for two vehicles. Newer iron fence, lush landscaping w/automatic sprinkler system.

Alright, this is the last East Palo Alto home I’ll feature this week – I promise.

Now, there’s a lot to talk about for this home – after all, it has a newer iron fence, lush landscaping, and a garage converted into a bonus room.

But what strikes me the most is the photo of the house. It’s so unique. So avant garde. So photojournalistic. So raw. So gritty.

So it’s time to put on your thinking caps. Can you come up with a good back story about how this photo was taken, or why this photo is the way it is?

To quote a recent realtor: BE CREATIVE!

Can you get to Home Depot in your sleep? This house is for you!

427 Larkspur Dr, East Palo Alto 94303 (East of U.S. 101)
$279,500

* Status: Active
* Bedroom: 3
* Bathroom: 1
* Year Built: 1954
* Lot Size: 5100
* Square Footage: 1020
* List Date: 3/19/2008
* Garage Spaces: 2
* MLS#: 785751

Can you get to Home Depot in your sleep? This cute but tired 50′s era rancher will really pay off for the diligent investor or first time home owner willing to put in the work. Decent size lot with lots of off street parking and still plenty of room left over for a front lawn. Tankless water heater = energy efficiency positive! Offered “as is”. BE CREATIVE, MAKE OFFERS!!!

Wow… the steals in East Palo Alto keep rolling in! When they talk about EPA having a high crime rate, what they’re talking about is how houses are going for a steal!

This house comes with a tankless water heater. Amazing. And, since it’s conveniently located within walking distance to Home Depot, you can easily furnish the rest of this house with pipes, walls, and more.

Most notable is the challenge the Realtor is presenting you: “BE CREATIVE, MAKE OFFERS!!!”.

Clearly, just offering a high price won’t help – might I recommend offering to sign a contract promising to feed the squirrels, or choosing one of the many other helpful tips I offer here to help buyers stand out?

Come on – you live in Silicon Valley. You can think of something innovative to do here!

THERE IS GREAT POTENTIAL IN THIS SINGLE FAMILY HOME!
THIS HOME OFFERS 3 BEDROOMS, TWO BATHS, A LARGE LIVING/ DINING ROOM COMBO WITH A WOOD BURNING FIREPLACE.

Again, by the time you read this, this house probably won’t be available anymore. Just think: this house was sold last year for $504,519 – you just missed out on over $285k in instant equity. Free money.

Not only that, but this house has a wood burning fireplace – which may or may not have been used in the incident which caused this house to be cordoned off. Hah, I’m just kidding: this house is cordoned off because it’s such a steal, that it’s a crime! Hah. I crack myself up.

Anyone have the full scoop on what happened here?

Like the people who line up outside of the Apple stores to buy iPhones and MacBook Airs, you really do have to get up early sometimes to buy houses in the Bay Area. This freaking amazing deal will probably be gone by the time you read this. And you’ll feel sorry for missing out on the $548,000 equity you missed as this house last sold in 2007 for $657,5000.

Wow. Don’t you feel embarrassed for missing this golden opportunity.

My god. $109k for a house in the peninsula. My god.

Huge laundry room in back of house with separate entrance.All appliances included.Lots of storage. All reports are available online. Gated good size lot offers potential.Call agent for more information.

Does this house look familiar to you?

Well, it should! It was featured back in April 2007!

And with a dramatic price cut too! Now this house is affordable! Also, look at the new details: laundry room in the back of the house with separate entrance.

AMAZING.

There’s nothing I hate more than having a laundry room inside the house. It’s so disgusting and so inconvenient. I’d much rather go outside and around to use my laundry room.

But more importantly, this house is a testament to the entrepreneurial spirit of Silicon Valley – can you say “Coin op opportunity?” “Wash and fold opportunity?”

Get off your lazy ass. This is already a steal! Steal it and start your cash flow today!

Hm… let’s say you put down 10% – thus your 30 year mortgage would be $2181.76 alone. But yet rent is $1300 a month.

Where does that $881.76 a month go? I’m terribly confused – can someone help explain?
