A guide to Menlo Park neighborhoods for Spring Bounce

It’s SuperBowl Sunday! That means that the Spring Bounce will start tomorrow, and housing prices will begin to soar once again!

If I were you, I’d skip the game and start studying the MLS and going to open houses. At the end of last year, “Real Estater” posted a handy guide to Menlo Park that may be of use to you if you’re going in that direction:

“Property seems to have no structural problems” [Burbed.com]

To those who are not familiar, there are 3 distict “Menlo Park” neighborhoods by the same name:

1. The “real” Menlo Park – Multi-million dollar homes.
2. “East” Menlo Park – Ghetto area; same as East Palo Alto.
3. “Unincorporated” Menlo Park – Kids aren’t entitled to go to Menlo Park schools; get bus’ed to ghetto area of Redwood City for school.

Be very careful when shopping for real estate there. Don’t work with an idiot real estate agent who can’t tell the difference between 1, 2 and 3. #2 is fairly obvious, but #3 is not as widely known. If you see a new-ish looking big house priced at under $2 mil, then it might be in area #3. As the saying goes, if it sounds too good to be true…

Thanks for sharing!

Get ready for the bounce! Don’t be priced out forever!

Motivated Seller Perfect starter home for 1st time buyer. “Make Offer Today” Cozy well maintained home,Completely remodeled kitchen, 2 car garage w/opener.Washer & Dryer, Close to dntn Palo Alto/shopping. Subject to 1031 exchange.

Oh come on – how could they not advertise this as being “easy access to freeway”? Or “close to ikea/home depot”? That was such low hanging fruit.

I think I know what a 1031 exchange is – but could a Burbed reader explain why it needs to be called out?

1254 Carlton Ave, Menlo Park
Back on Market, Buyer didnot qualify, Now vacant 4BED2BATHS. 4th BEDROOM & 2ND BATH WITHOUT PERMIT. GOOD INCOME, GOOD HELP! FOR INVESTORS

This ad just raises all sorts of questions:

1) This was originally listed in 12/12/2006 – so does that mean that the deal only just recently fell through?

2) I get the “GOOD INCOME” part – but what exactly does “GOOD HELP!” mean?

3) Well, this isn’t really a question – but wow, I never knew that Menlo Park went so far above 101. In that case, this is a pretty good deal – you can still tell your friends and co-workers that you live in Menlo Park and impress the crap out of them.

What should I focus on when I sell my Menlo Park house?

All the time, people ask me: “Burbed? What’s the most important part of my house that I should focus on when I’m trying to sell it?”

To those people who ask me that, I give them this:

MLSlistings Property Detail for MLS number 717341
Menlo Park, CA 94025

This Single Family Residence has the following features:
MLS#: 717341 Approx Age: 53 Years Approx Sq Ft: 1310
Detached Single Family 1 Story Cottage/Bungalow
3 Bedrooms 1 Bathroom 1 Shower over Tub

Without a doubt, the most important thing to market is how many cars can fit in your driveway. If you can’t fit a 199x Nissan Maxima, an Infiniti, and a … something else…. in your driveway – is it really desirable? After all this is California and if there’s one thing we love more than real estate, it’s cars.

So go one, show how many cars you can fit. Personally, I’d go for the dramatic and put a bunch of Minis there! Or, if you’re creative, I’m sure you can fit some Escalades.

This tip is free.

Move-in cond. Well kept neighborhood. 50k price reduce to sell!

This Single Family Residence has the following features:
MLS#: 702810 Approx Age: 57 Years Approx Sq Ft: 1010
Detached Single Family 1 Story Ranch

Doesn’t it seem to me that you should be able to drive this house off the lot? Is the hitch missing or something? I like how the fact that the neighborhood is well-kept is called out. And if this is move-in condition, then why aren’t there pictures of the interior?

Inquiring minds want to know!

Charm, located on a cul-de-sac, close to schools, shopping, & 101. Completely redone; extra lrg. LR. w/frpl. spac. DR. very lrg. kitchen. Large 3 BDRMS. 1/1/5 BATHS, new deck&lawn, ref.Hrdwd.flrs. 2car-grg.
FEATURES – 655 12TH AV, Menlo Park
Property Type Detached Single Family
Floor Plan Utility Room, Formal Entry, Attic
Lot Description Cul-De-Sac Lot, Lot: 4,500 to 6,500 Sq Ft

All of these things are very true. The deck is very new – it’s about 4 inches above the concrete patio – so you can have a soaring view over the ants. The yard is also very new – very freshly sodded.

Also, “completely redone” means that the inside has a lot of new paint. And I mean, a lot of paint. Like… a lot of paint. Actually, the outside has a lot of paint too… and I mean, a lot of paint. As in “redone in paint”.
Unfortunately, someone tried painting over the holes in the wall along the heating registers from 1958 – an apparent attempt to violate the laws of physics. This paint must also have some bonding capabilities as it is used to seal a very peculiar possible crack in the wall in the master bedroom. Washer and Dryer were coveniently removed so that you could investigate the plumbing for yourself, and the very exposed water heater was conveniently located off the kitchen for all to see. Perhaps it’s a post-modern design?

The garage was pretty large, but locked and had a lot of new paint. Like a lot of paint. A lot a lot of paint. I wonder if the garage is actually just solid paint.

I’d say that this $858,000 home is great for tearing down – you probably just need some paint thinner and to lean on the wall of the bedroom – except that there are some new features. The front door looks like it is new – and it might be worth saving for reuse as a side door to the garage later on. A $75 value. (I think I had seen a door like that back when I worked in a trailer.) Also the hardwood floor might be new.

If you buy this house do let us know!
BTW, when you drive to this house, you’ll notice some “street art” (also known as grafiti) along Marsh Rd that proclaims what territory this area belongs to. Unfortunately, I’m not an expert in this topic – perhaps somone else can explain what that means.

This article does have some clues: Driver Stable After Menlo Park Shooting

A man is in stable condition after people in two cars shot at him several times while he was driving in Menlo Park early this morning, police said.

Menlo Park police Sgt. Matt Bacon said at 12:15 a.m. the San Mateo County gang task force called in reports of gunshots near the area of Marsh Road and Bayfront Expressway.

Soon after, a witness in the area of Willow Road and Bayfront Expressway reported hearing gunshots as well, according to police.

Arriving officers found a vehicle facing east on Bayfront Expressway just east of Willow Road. The car was unoccupied and had been shot several times. In addition, police said they found shell casings from different caliber weapons in the immediate area.

About 30 minutes later, police learned that a male gunshot victim arrived at Kaiser Hospital in Hayward.

The man told police he exited U.S. Highway 101 at Marsh Road when two cars appeared and people inside started firing at his vehicle.
