Developers Dream; Prime San Mateo lot; Great location; small house located in back of lot. Possible 18-units development per city of San Mateo Development Guidelines with assemblage of neighboring parcel (not currently on market).

Alright all you real estate developers out there, would this deal pencil out?

By my calculations, it would cost (18*1000*150) $2.7 million to build the 18 units, and that’s after the $599,500 cost to buy this lot. Any MBAs out there want to bust out their HP-12C to calculate what the NPV of this would be? Should you rent this out? Should you sell the units out?

Where are all the entrepreneurs at? Let’s hear your pitch!

Thanks to Burbed reader Herve for this find.
Unfortunately, I sat on this and now it is pending. My apologies for those who missed out on this opportunity. That said, this house just goes to show how Bay Area real estate is picking up. Look at how fast this house sold! If this isn’t a sure sign that real estate is picking up, I don’t know what is.
This Spring Bounce is going to be enormous. Prices are going to bounce so high that they’re going to reach the moon! You just wait!
That said, reading this listing creeps me out. Doesn’t it feel like the owner is a ghostly presence over this house?

Beautiful 3 Bedroom, 1 Bath Home Boasts 1,500 sqft of Living Space. 2 Oversized Bdrs with Walk In Closets. Spacious Formal Dining Room w/ French Doors leading to a Central Patio Area, Ideal for Entertaining. Architectural Accents Crown Molding & Excessive Natural Light. A spacious Detached 2 Car Garage with loft storage & a workshop, Office & 1/2 bath, permitted in the 50′s, Great LOCATION!

Thanks to Burbed reader Jeff for this find!

Here’s what Jeff had to say:

The first picture obviously has that funky sky that typical of the overboard photoshopping.  Maybe its part of "Ideal for entertaining", you know, entertaining guests with LSD.  Some of the bedroom photoshopping makes it look like it has mold problems and glowing rugs.

You know what? I bet Jeff also didn’t like Avatar because he hates how technology makes everything better.

Just look at this picture:

Without the use of technology, you might look at this and think “Yuck, it’s a 1950’s kitchen”. But with technology? It looks like it’s from the future.

OMG the future is so bright from this house you’ll need to wear shades to see it!

Float among the tree tops in your living room. Swim naked in the pool. Watch the sunset dining on the back deck. Feel like you???re on vacation in this open, airy 3 bed, 2 bth home. Private grounds, on a quiet cul-de-sac with a peek of the golf course. Remodeled master suite opens to private patio. Designer closets. Seller Desires “AS IS” Offer. Unwarr. bonus room & bath downstairs.

Thanks to Burbed reader Edward for this find!

Wow. You can swim naked at this house in San Mateo. I’m sure that’s exactly what every single geek in Silicon Valley has been looking for! The ability to bare it all, in their very own backyard!

San Fernando Valley, watch out!

More importantly, the seller desires “as is” offer. That’s key because as a buyer, you want a seller who has the fortitude to say “screw you”. That confidence can mean only one thing: it’s going to be a great house for you and your twins (children).

Hey, it’s even got an unwarranted bonus room and bath downstairs…. just think of the possibilities Mr. Hefner! Just think of the possibilities.

If you love cars, you’ll love this house. Look… the realtor even features that as the leading picture. This finished garage even has a space for the latest sporting sensation: sitting down punching! That’s right, it combines the convenience of sitting, with the drama of punching a bag. Sweet!

Oh wait, there’s another picture. I guess we should take a look.

Yeah yeah, house house. Whatever.

Also, this house has plenty of living space outside. Just look… isn’t it obvious from this picture?

Hey… wasn’t there something about a pool? Eh… whatever. It’s all about the garage baby. Vroom vroom!

Jay Leno eat your heart out!

Thanks to Burbed reader rinkrat for this find!

Wow! Tile kitchen counters! That’s so incredibly rare these days… with granite this, granite that, concrete this, concrete that. It’s like a throw back to back when… when… well… when tile kitchen counters were cool.

Retro is in, my friends. It is in.

But what caught the attention of rinkrat was the low maintenance backyard. Now, as we all know, that’s a good thing because we all want to be more green, save the earth, yada yada yada.

Let’s take a look at this green backyard shall we?

That’s definitely sustainable.I keep see that yard staying like that for 10 years without any fertilizer or water!

Hm. What’s behind that wall? Guesses anyone?

Extraordinary Fiesta Gardens home, completely remodeled, large master suite w/ 2 add’l bedroom suites. Detached garage converted to 237 sqft in-law unit (not incl in sqftage), driveway has 4 car capacity. Dramatic kitchen w/ granite counters, stainless apps & handsome cherry cabinetry. All baths have fun, artistic twists of color and textures. Lush gardens accented w/ fruit trees & roses.

Thanks to Burbed reader sonarrat for this find.

What an interesting listing! It has such a fun and festive combination of facts! Let’s take a look at this dramatic kitchen shall we?

Wow. Stainless steel! Granite! Wow. Very dramatic. I think we should call TNT and let them know about this kitchen, as they claim to know drama. (BTW, what’s that on the wall above the range?)

But let’s face it, the real benefit of this house is the fact that it has a driveway that can fit 4+ cars. With everyone aspiring to be Jay Leno these days, it’s quite easy to rack up a huge number of cars. And, the fact that you can monetize the garage as a rental means that there will be even more cars. Fortunately this house can accommodate it all.

You can probably even rent out part of that driveway for parking spots. Cha-ching!

And at the end of a hard day of work being an entrepreneur, you can go outside to your lush gardens and say “This is all mine (in 40 years).”

Classic Spanish Style Single Family Home in San Mateo! 4 Bedrooms, 2.5 Bathrooms, Living Room with Fireplace, Formal Dining Room, Kitchen with Breakfast Area, Sun Room. Hardwood Floors, Large Backyard with Patio & Lawn. 1 Car Garage, Large Lot!

Thanks to Burbed reader Wendy for this find.

Let’s look at the picture she found most intriguing:

While Wendy thought that this was simply a woman sleeping on a couch, this is in fact representative of a fine art style in San Mateo – I believe this is known as “Woman in Real Bay Area haute couture in gentle slumber”

But to truly understand what’s going on here, we must interpret the picture. What is the woman dreaming of? Is it the same dream as yours? Of owning this fine home in the center of the world? Is it a dream? Or is it reality? Your reality. Just stop by your local Realtor to realize this reality. Quickly!

This photo alone increase the house’s value by at least $50,000!

Thanks Wendy!

(And thanks to nomadic for pointing out there was no post today – stupid draft button…)

Move in ready! Not a short sale or REO! This beautifully updated home includes updated kitchen and bathroom with new appliances, upgraded lighting and fixtures. Newly installed carpeting and tile flooring. Fresh paint in & out and professional landscaping. Beautiful garage conversion (permits unknown)

Thanks to Burbed reader Jeff for this find!

Apple pie, lawns, debt, and baseball – America. And this house further realizes the American Dream by having a striped lawn.

That’s right – no longer do you have to lust after the fields at NameOfTheDay Park, you can have it right at home. Sure a full game of baseball might be hard since your lot is just 4,280 square feet – but maybe you can play half court baseball. Uh. Or something like that.

I was going to say “Go ahead and buy your slice of the American Dream today” – but it looks like someone has beat you already.

Best of luck buying your own ballfield!

3 Bedroom, 2 Bath Parkside Fixer Upper! Hardwood Floors under carpeting. RV parking in back of home. This home has a lot of potential, but is a contractor’s special. This is a Probate Sale, with possible court confirmation.

Alright, at $425,000 this is a tad more expensive than the $400k price point we were aiming for. But let’s face it, this house is full of potential. You’ve got what clearly is part of an original Roman empire wall (who knew they got all the way to San Mateo) and some giant kitty litter boxes for your lions!

It’s a contractor’s special, and as we all know, a huge part of Silicon Valley’s workforce is self-employed as contractors. So go ahead you RoR contractor – this house is for you!

And while you’re fixing it up, just camp out in your RV behind the house – ‘cuz this house has room for one and is just dying for one.

Win win win!
