At first, I thought I’d submit this home because of the realtard’s line, "Vastly improved property from two years ago." What is that realtor speak for?  Then, in looking at the pictures, I realized I’d seen this somewhere before!

The listing history goes on… Be sure to check out photo number 24 of the storage room.  An 8500 square foot home and you need 600 square feet of storage?  The current occupants have sure put the storage room to good use!

Have at it…

Yes, this place looks familiar, doesn’t it?  Or maybe not, since they finished painting and put all those ladders in the 600 square foot storage room.  It sold in May, 2011, for $5.75 million, and these listing photos look a little different than what we covered here.

Although we miss the ladders.  Made the place look like part of an Edgar Martins exhibition.

Also, we found the before before pictures.  Don’t miss them (kitchen pictured at left).  They might have asked for $3.95M that round, but they got $1.8.  You really have to check out the property history, because before that it was foreclosed on, maybe even twice in two weeks, and before that it was listed for $7.8M.  Good luck figuring out if it sold for $5.6M, or $7M or both or neither!  This house and its grounds have been nothing but a big and very expensive game of Hot Potato going back all the way to 2000!

So, Burbed readers, why is this amazing estate still on the market after an eternity of 45 days? Do you think the flippers are waiting to collect even more overbids?  Now that would be an even happier ending.

130325-wozon-sculp4saleAnd now for what we discovered!  First, the minute we walked in, we were stunned to see that the place was set up like an art gallery. This was a surprise for a couple of reasons. First, Open Houses are there to showcase the real estate, not the décor, and second, the comments on several of the stories we linked to on Sunday implied that the listing photos were a little, um, minimalist.  Which is a fancy way of saying lots of white paint and little else.

It turned out that not only were most of the sculpture and paintings in the house labeled as if we were in a gallery, they were for sale and the painter and her daughter were there to talk to any interested patrons. The sculptor was her mother (not present). The least we could do is link to their website and show a couple more works of art. Then we could remember that we’re a real estate site, not a fine arts portfolio. And then we could not say anything about the art as our readers excel at critical commentary.  Especially the critical part.

We’re going to show you what they didn’t.  On your left is detail from the music room, and we don’t think this is where they invited the string quartets to play Mozart.  Also the agent helpfully pointed out that this counts as a bedroom, as it has a closet.  The doorway on your right is off the music room and leads to one of a large number of baths.  We’ll get back to them later.

A few odds and ends, mostly odds

130324-odds-poleWe did make it over to the old Wozniak place during yesterday’s Open House. And we took pictures.  Lots and lots of pictures. We can assure you that some of the notable improvements to the property, such as the fireman’s pole, the cave, and the twisty little maze of passages, all different, are still there.  Here’s just a taste of the photoblog to come.

You may have also noticed that we’ve been moving the furniture back and forth on our pages. Some of the new additions seem good, and some just aren’t working out quite as well as we’d like. Notice that little Redfin sign where it says “location, location, location?” That links to our growing photo Collections over there.  Please check it out.  Another thing to check out is our twitter feed (and yes, we know we should be posting the feed right to the site. A site redesign first would help. We’re working on it, really. Why do you think we keep moving the furniture?)  The sharing options don’t seem to work as advertised, f’rinstance. Anyone want us to try the thumbs up/down again? We kind of miss them. (This allowed you to vote yea or nay on both posts and comments.)

130323-wozhouse-wozLOS GATOS — A six-bedroom, six-bath home formerly owned by Apple (AAPL) co-founder Steve Wozniak — complete with a bedroom mural of the "Little Mermaid," outdoor grotto and firefighters pole for the kids — is up for sale for $4.4 million.

The 7,500-square-foot home on Santa Rosa Drive near Shannon Road includes lots of high-end finishes and a few low-end personalized touches from Wozniak, such as the initials "S" and "W" that were scratched inside a drawer in the music room, said realty agent Arthur Sharif of Sotheby’s International Realty, who is listing the property.

In a brief telephone interview from an airplane as he prepared to fly from Florida to San Francisco on Monday, Wozniak told this newspaper that he liked the original three-bedroom home when he bought it for more than $1 million about 1986.

"I liked the architecture very much but the home kind of grew as my family extended," Wozniak said.

News media from all over are falling all over themselves reporting that a house once owned by Steve Wozniak is for sale. For some reason, when it was for sale last year, this did not happen.  We mentioned it, though.

130323-wozhouse-currentIt’s interesting reading all these sites. You might learn something if you do, like where Woz is living now. (Yes, that’s it on the right.  Where he is now, not the place above.) 

And the comments show most of them haven’t sussed to the fact that Woz hasn’t lived at the Santa Rosa house since 2004.  Some of the improvements he put in the house are still there, but articles don’t mention all of them. The secret kids’ room complex is still there:

It’s a warren of rooms accessed through a tiny, kid-size door surrounded by elaborate molding with a dinosaur design. The complex is a series of little rooms, nooks and crannies connected by ladders, stairs and crawl spaces. Any child would love to wiggle through the complex and curl up on the floor pillows with a book or toy. You can exit via the dinosaur door or slide out on the fireman’s pole.

The listing history is fairly interesting. After the curve-inducing renovation in 2006, the house was listed for even more (we heard ten million but it’s not in Zillow’s listing history).  Whoops.

Also, don’t worry about The Woz running off to Australia.  That’s not planned for a few more years.  So if you do buy his old house, feel free to ring him up and him the best way to unstop the grotto drain.

It was amusing to listen to the realtor speak of all the positive possibilities (e.g., the house could be torn down or rebuilt (e.g., adding 2nd level)) while minimizing the downsides (creekside property is literally in a flood zone, and would require special build permits/fun with the county).  Yes, yes, value is in the land, but is it really worth more than the Bubble 3.0 sold price?

We also love how the video states that the house is “on the water” and that the 1-car garage means “you’ll always have a place to park your car!”  Also the view of the back patio reminded us of a famous house.

Who Ya Gonna Call in Los Gatos?

Properties featured on Burbed can be one of several things.  They can be the classic ridiculously high-priced crapbox, which is our bread, butter, and without so much rat in it.  There’s your basic eye-popping completely-overdone-for-the-neighborhood McMansion.  There’s your that’s-not-eclectic-that’s-just-WTF white elephant that doubles as a falling knife.

Today’s property seems to fit into that third category. We love flips.  Take your vintage crapbox that hasn’t been updated since the original owners signed the restrictive covenant, let it marinate for 57 years and mix thoroughly with a cash sale.  Wait 3–6 months and then garnish with new appliances, new paint, new countertops. Of course it’s the same old house under the makeup.

Yes, the flipper’s have a site, including a ginormous animated photo-graphic that literally flips in segments while you watch.  They also have a page of all their pending properties, including this one.  Most of the others have a virtual tour.  This one does not.

Are you sure there was a flip here?  Really super sure?  Because if there was, it’s still selling for less than they tried to get for it five years ago. (And according to Redfin, they were trying to sell it in 2006 as well.) The November sale price is an eye-opener.  Looks like after five or six years of chasing the market down, the owners finally bailed.  Just a month later it’s back in seven digit range.  All it took was a little pergranisteel and traverstone.

There are several types of housing awesomeness we cover.  There’s the high-priced crapshack, the WTF You’re Kidding, the completely overdone custom home, the adorable domicile with serious location fail such as an international airport.  Then there’s the tried and true House Flip.  We all love flips because they all use the same formula.

Ooh, the plot thickens: “Fixer Upper, Seller is Licensed Real Estate Agent”

The “Zestimate” is $945k.  Unfortunately, the prior listing isn’t available on Redfin so we can’t tell if the current seller did anything at all, other than buy at a favorable price – which actually probably wasn’t particularly good, given that this nearby house sold in July for $700k (larger but with Hwy 17 in the back yard) before being flipped – as a FINISHED house – for $999k.

To help save even more time and money, why not leave the flippers out of the entire transaction?  Which leaves a realtard out too!

The Bubbly is BACK! a fine example

For those of you joining this blog, already in progress, we’ve been sharing Real Bay Area real estate win since 2006.  (Check out the archives at right!)  So Burbed has been around the block once already, back in the good ol’ days of high prices for not much house.  Then we watched sellers get greedy and wait too long for a better price, until they had to start chasing the market down, and down, and down…

For almost $1 million, one can buy a 1930s-style 800sqft bungalow on 7000 sqft lot in Los Gatos!  It actually looks pretty clean inside and out, so it’s not exactly a “crapshack” (as per Burbed standards).  Perhaps “crampshack” describes it better (although in comparison to adjacent homes/lots, it could be argued otherwise).  Well, other than price, this might be quite a deal!

That’s like saying, “Well, other than being on a Superfund site, Gables End might be quite a deal too!”
