It’s been a long, long time since a contribution linked to Movoto, and they once were the Official Burbed Listing Link.  Does anyone use them? This poor house only had 58 views, and 54 of them were probably from our putting today’s feature together.

Anyway, the listing copy demonstrates the usual proof that real estate agents are highly-esteemed professionals.  And while you’re trying to decipher that copy, enjoy these photos, after the break.  Someone associated with this house may be asking Movoto to take them down real soon now.

Perhaps it’s because the three-story townhouses that loom over the backyard are all populated by Neighborhood Watch enthusiasts.

120312-claremont-solarMore good news: this house appears to have some solar panels, and they are perfectly sited with a southern exposure.  They’re also perfectly sited not to overheat or generate excess capacity, thanks to those townhouses blocking the harmful winter UV rays.

And if you want to know more about that housing development over the back fence, Burbed has already paid them a couple of visits, both to a townhouse and the (genius!) detached single family house tucked into a high density complex.  That means your back fence neighbor is one of two dueling Lords of the Manor.

Looks like there’s lots of Real Pride of Ownership for everyone to share!

Unfortunately, the rest of the 2009 pictures seem to have kicked the bit bucket, but as a consolation prize, the sellers have thrown in a completely unreadable floorplan.

Best of all, this house is at the same bargain 2009 price, minus the lucky 8s!  That’s because the sellers are passing on all the luck DIRECT TO YOU. 

If you had any doubt that the Bay Area was HOT, HOT, HOT, this should settle all doubts.  Rivermark is IT and you STILL aren’t good enough.

Orchard Park: As Seen in Better Homes & Gardens, 1950!

imageHere’s a real blast from the past from Burbed reader Swan.  You’ve probably noticed all the 1950s-era tract houses in Silicon Valley, as they’re the reason there’s so little room to build anything new except next to high-value spots like freeways, train tracks, airports and power lines!  But did you ever wonder what it was like for people buying these houses when they were new?

Now you can get just a taste of that idea, because look what Swan has to share.  Here’s the actual SALES BROUCHURE for the Orchard Park development in Santa Clara. The builder was Kaiser Homes.

Let’s put on our fedoras or our cloches (and no cross-dressing, that was not acceptable where we’re headed) and take a ride back to Santa Clara, 1950!

Oh my, California “Rancho” models!  Looks like using lots of quote marks was quite the thing in 1950. Even the name of the development is in quotes, and there’s also 3-bedroom smartly styled “1950 Creations” (note no period).

The picture above is the “Studio Rancho” model, just in case you’ve seen one lately.  Anyway, let’s continue with our trip down memory lane.

But in a more affordable place like Santa Clara you can buy The House with the Dragon out front.  I don’t get why the agent bothered mentioning ‘special and unique’ upgrades when it has a Dragon out front. 

Plus the house number adds up to 8, 2+2+2+2.  What the hell was that Realtard thinking coming up with a price with no 8s yet with a 4 when it has a Dragon out front?  It’s like he wasn’t even trying.

imageSpeaking of not even trying, check out the back yard.  There may be a Dragon out front, but doesn’t good fung shui need some balance with a water element or something (and a hot tub would be a mix of fire and water so that doesn’t cut it)?  They could really learn a thing or two from Beautiful Eichler with Poo house.

The house with the Dragon out front is open this weekend, Friday, Saturday and Sunday, so you have absolutely no excuse to not check this place out.  It has a Dragon out front, what more do you need?

Oh come on, just because the Realtard spelled “excellent” two different ways in the same paragraph, note that he got one of them right.  Plus he didn’t make any capitalization errors by the clever tactic of using only capitals.  That’s innovative thinking!  Best of all this is NOT A SHORT OR REO PROPERTY, which is good news.  I hate it when I buy a house and find out it’s actually in Brazil.

Perhaps this issue is that the house is within a “STONE’S THROW” OF MAYWOOD PARK.  Don’t worry about neighborhood hooligans breaking your windows and hiding in the park.  As you can see, the house is conveniently situated on a busy street, so there will be plenty of witnesses to any rock-throwing attempts.

Plus I question whether the house is really a STONE’S THROW from the Park.  There’s a piece of property in the way, so a park-based vandal would have to loft the stone over several houses as well as all that Pruneridge Avenue traffic to hit the front windows of this place.

imageAlso, from where the house sits, I can tell you without having to look it up that it has Santa Clara schools!  Now we know residents of The Mission City love their utilities because they’re cheap.  So you’ll love these schools too, they make the house much cheaper than the ones across the street in that effete Cupertino Union district.

Pride of ownership: make sure the utilities match the schools and the carpets match the drapes.  Need I say more?  It’s got HARDWOOD underneath!
