Approximately 20,000 square feet per county records, made up of 4 beautiful lots with level areas. On one lot, there is a small 2/1 with a detached 2 car garage. See the city to determine the development possibilities of this property. .. possibly 4 new homes! Needs to be sold all as one package.

Note that weasel word: possibly! Possibly 4 new homes! Possibly the most expensive 1000 sf house on 4500 square feet in the history of Belmont real estate sales. Possibly a Big Boost toward Buyer’s Bona fide Bankruptcy.  Inotherwords: Buy and Believe!

Buh-Bye!

Want to be romanced for Valentine’s Day?

burbed_guest_bloggerToday is a very special day if you love romance and lovers and all that twaddle.  Our featured home was suggested by Burbed reader Tracy Tea House, who thought it was perfect for February 14th. We went along with it because we really weren’t up to finding yet another pink house for this year.  Thanks very much and please give Tracy a big, warm Real Bay Area welcome as today’s Guest Blogger!

And also some chocolate.  This stupid Hallmark Holiday does have an upside.

130213-arlington-desk

Maybe a good house for Valentine’s Day as the Realtor is really trying hard to romance this house. Let’s go picture  by picture shall we?

Number one, bleak and dismal, focus on the stained and cracked concrete.

Number two, the desk will not fit in this small room so we will try to make you a believer by turning it diagonal.. Problem solved!

130213-arlington-doorNumber three, we are really proud of the stock door, and the paint. Pictures 3-5 are making the most of it.

Pic six, how to show the shower and tub in same photo? We wouldn’t want to waste an extra shot that could involve the commode. And, what makes the Jacuzzi sunken?

But my favorite is the last one. Like a set from a film in the San Fernando Valley. Imagine, an empty room, a bed, a bottle of wine and two glasses. And practically new remodeled 2007, and trying to get that back.

50 Shades of Brown in Campbell

Decor is an important part of getting a house ready for sale.  Decor isn’t just furnishings, but wall treatments, art, floor materials, paint, and of course, tchotchkes.  Today’s featured find is furnished fully with an eye for consistency.  Thanks very much to Burbed reader wahnny for this crib in Campbell!

Regular Sale! An entertainer’s Spanish style dream home! This house has it all and you must see to appreciate the attention to detail in this custom beauty by Jay Andre Construction. This home has been totally rebuilt in 2005 with countless amenities. 2 spa/saunas, luxurious office, a gourmet kitchen w/ granite counter tops, tile, and hardwood floors. Too many to list! Open House 1/12 & 1/13 1-3PM

Over 4,000 square feet and the photographer remembered to water the driveway before taking pictures!  Either that or that moody sky had plenty of rain.  Now let’s hear from wahnny on why this house is so Special.

130116-audrey-officeRecently came across this lavishly adorned villa in the middla Campbell.

Almost every photo shows the house in various shades of brown (in keeping with the spanish colonial/western/desert theme, no doubt).  And talk about sophistication … in addition to the obligatory “kawlumns”, a variety of plumbing fixtures are included (see tour website for photos)!  Very elegans/earthy!

Location/neighbors aside, it’s probably worth at least the asking price!

130116-audrey-kawlums

At least worth the asking price?  Oh no, in the time since wahnny sent this listing in, we are sure that this property has probably increased at least 15% over the asking price.

After all, this is a Regular Sale!  And nothing says “dream home” like having to reassure buyers that the house isn’t an REO or short sale!

But what about the location and the neighbors?  With a quarter acre lot, why would you worry about neighbors?  You’ve got enough room to dig a moat and put in Rottweilers.

Although the next-door neighbor does seem to have more cars than driveway.  For $1.7 million one would expect the neighbors to collect something less intrusive yet more expensive, such as Facebook put options.

130116-audrey-streetview

Must see to appreciate!

130114-pruneridge-lotlinesWow, was that listing copy written by an attorney who doesn’t want anyone to notice the details? Or perhaps a claustrophobic, because whoever typed that in is afraid of spaces.  Now let’s have a good look at this opportunity with an existing 52 year old house that encroaches on New Property Line.

The red line appears to be for Lot #1, the bigger 8614 sf parcel. As you can see it cuts through the east side of the existing house, but fortunately, it did not bring the cooties of Santa Clara Schools all the way to the front door.

Yes, we hope you noticed that Lot #1 is Cupertino Schools and Lot #2 isn’t.  But wait! There’s more!

130114-pruneridge-satellite

See those little words in the driveway?  Yes, technically your driveway is an actual city street that ends a few feet before the back fence.  Here’s another look at the neighborhood.

So not only do you have one house with several inches on the other lotline, you also have a named city street taking up most of it.

How are you going to design your way out of this configuration?  We assume one of the lots boasts a Portal to Hell for extra storage.

One other solution: Street Fair Every Day.  Now we’re talking Serious Opportunity!  Call up some of those Gourmet Food Trucks, have them kick back some of the take, and you’ll be paying this place off in no time.

Too much brush to walk in Woodside

Today’s featured property was sent in by Burbed reader Swan! Thanks very much for this wonderful Woodside win.  (Oh yeah, PENDING!!!!!!)

Driveway is a slight downslope, house is on the flat, then another downslope on a road to a lower, larger flat pretty area. From there property does go down to Raymundo, but too much brush to walk.

121216-marva-satelliteWe sure like this description of the property.  Here’s what Swan had to say about it.

Let’s start with the realtard listing 3.73 acres in Woodside for $2250.  Why I didn’t jump on the deal then, I’ll never know!  Suddenly, the price went up to $2,250,000 only to be reduced to $1,895,000.  Of course, the listing is pending!

Anyway, how about the realtard’s description of the property.  Huh?  Say that again?  The Redfin agent seems to sum it up nicely:  fixer.  Oh, and be sure to check the satellite view in Google.  There’s a an RV (or something) with a lovely blue tarp over the top. And, on the back part of the property, a broken down vehicle along with that burned down barn.  I’m sure the surrounding mansions love living next door to the hillbillies!

Wait, what’s this about 3.73 acres for $2250?

121216-marva-prophist

Yowza.  And the Redfin agent?

121216-marva-insight

She did not actually say “fixer.”  Just “open your wallet.”

Another opportunity for a pivot!

963 S WOLFE Rd
Sunnyvale, CA 94086
$1,850,000

2012-12-09-Wolfe

These days, pivoting is all the rage. Turns out your social mobile local big data gamification start up isn’t working? Pivot to social mobile local big data gamification for enterprise!

And now it’s time for this house to pivot as well. It’s time to pivot from the beautiful house pictured above, to a set of 6 town homes that are 1570 square feet each. That’s right – it’s a pivot to enterprise!

But it’s not too late. You can still keep this house going. Look at the old world charm. Look at the decorations! Look at the amazing construction!

$1.85M is really chump change. What would you do with this house? Keep its original mission? Or pivot?

121129-windermere-frontIsn’t it nice to see a place for sale that doesn’t look like a crime scene?  Don’t you just want to move in here?  We just hope that Flood Park Area is just a neighborhood name and not a description, or worse, an order.

And for this price category, you should, and here you do get some decent real estate photography.  (Although we think this house is  slightly radioactive: look at the sky color change near the roof and especially the trees) Think about some of the places on the sale rack that were shot with a disposable.

Remember, you get what you pay for!  And in this case it’s location, location, location!

Or should that be LOLcation?  Guess that explains the chef’s kitchen w/custom cabs.

WOW! $1+M price reduction! What a buy!! 13+- acres. Gated 360% View! Italian Villa/ stone, hardwood fls, custom & antique lighting. Finest materials including stone, hardwood, beautiful moldings and mllwork. Sunrise and Sunset included ! Rm for pool tennis/guest house/vineyard. PRICED TO SELL !!!

121004-hunsaker-kawlums-archHere’s why J from A sent this in:

As promised, a lovely chateau – in the Lafayette hills. Of note: a million dollar price reduction, a reasonable $322 a square foot and lots of columns.

Somehow it seems that 3.5 bathrooms spread across 6,200 sq feet of living space is not quite the usual ratio – a new way to measure houses – bathrooms per square feet? I am sure the buyer will be happy to have an elevator to navigate all those stories. Enjoy!

121004-hunsaker-kawlums-balconyYou’re right, J. We’ve noted the business of beaucoup bathrooms in ginormous houses for people with too much money and not enough taste. No wonder this place had a million dollar price reduction.  According to the LA Times, this house needs at minimum 8 rooms for waste disposal and sluicing.

Good thing it was PRICED TO SELL !!! We’ve seen enough houses that were priced to stay empty or priced to sit on the listing service for years and years.

Like, um, this house:

121004-hunsaker-listing-history

Even Zillow thinks the house is worth $2,169,784. Instant equity!  Ka-ching!

Update 9:50 AM: Burbed reader magdalena alerts us to this 2005 SF Chronicle article that specifically mentions the house.  In a this-would-never-be-believed-as-fiction tragedy, the wife of criminal defense lawyer Daniel Horowitz was murdered in “the entryway of the home.” Wikipedia says she was murdered in a mobile home on the property while their “dream house” was being completed.  The murder occurred four days after the beginning of a high-profile trial where Horowitz was defending Susan Polk, accused of killing her husband in their Orinda home. Horowitz had taken the case after Polk had fired her previous lawyers for encouraging her to plead insanity.

This led to a mistrial, but as Horowitz prepared for Polk’s second trial, she fired him, convinced that he had something to do with his wife’s murder.  16 year old Scott Dyleski was convicted of the murder; supposedly he intended to kill a neighbor who had run over his dog and went to the wrong house.  Polk’s story manages to get even more bizarre after Horowitz was fired (this Dateline NBC link confirms the mobile home claim from Wikipedia).

WOW!  Sunrise and sunset is just the entryway of what’s included with this house!

Update 12:09 PM: Murder kills home values as well as people.  Check out Susan Polk’s house.  We found a listing e-flyer, and Redfin has the price history:

Los Altos Hills: More money, less effort

If you’re looking for a house, or simply enjoy looking at houses, sometimes you may think that they all are starting to look alike. (Well, except for yesterday’s featured folly.)  Today we find out it’s true, courtesy of Burbed reader Dr. Jim.  The doctor is in, and he wants this Los Altos Hills listing to say “Ahh, instant equity!”

Private Retreat on 2.75 Acres with views out to the Bay! 2 level home with opportunity to remodel or expand. Wrap around front deck showcasing the view, paneled cathedral ceilings with exposed beams, spacious rear deck and patio with spa and fire pit. 4.2 kW solar panels (6400 kWh per year) supply much of the home’s electricity & heat the hot tub. Excellent Los Altos schools!

121001-sherlock-wtfSince we had to showcase one property, we chose the 540.  Any listing that doesn’t lead with the front of the house must have a problem somewhere.  It’s peppered with photos (like these) that we suspect are not to be found anywhere on those 2.75 acres.

Now here’s what the doc had to say about this precious pair of properties:

I’m still enjoying Burbed immensely.

121001-sherlock-la-highHere are a couple of listings in Los Altos Hills that use the same picture for the purported view.  Perhaps we should cut the realtor some slack because the street name is the same.

However, he is looking at $100k in commission for these two babies, so I’m not cutting him any slack!  I think the street name is very appropriate, given my incisive powers of observation!

121001-sherlock--27223 121001-sherlock-27540

No ship, Sherlock! Click on either picture to observe the Zillow listings for yourself.  The photos are #13 for 27223 and #10 for 27540.  Also the former had a $100K haircut so far.  Just sayin’.

We note a couple other curiosities besides the matching photos (which may not be on either property).

1. According to Redfin, these properties are in Los Altos Hills.  But the Zillow entry states they are in Los Altos.  One of them rejects your realty and subdivides its own!

2. Speaking of Redfin, only 27223 is listed, and the duplicate photo has mysteriously been removed from the collection.  27540 is not to be confused with 27640 Sherlock Court. (which looks like it needs a big ol’ Burbed hug of its own someday).

Signs of the Times

Under Water around the Bay Area has been taken off SFGate.  This was an interactive feature that showed what percentage of each zip code’s homes had mortgages on them for more than they were worth.  While it was a great idea, the data hadn’t been updated in several years.  Thanks to Burbed reader JF for reporting the broken link; we’ve removed it from our collection.

120928-waverly-redfinMeanwhile, when Burbed readers send in listings to some neighborhoods, we can’t write them up fast enough.  This cute Palo Alto house sold for over $300K, or 23% over the asking price.  And the Redfin agent says it’s impossible to park nearby!

With this crazy overbidding, can the $800,000 crapshacks of 2006 be far behind?  Is Burbed about to discover that what’s old is new again?  This is going to be GREAT!  We can rerun every single house from six years ago and nobody could tell the difference!

Tell us what you’re seeing at Open Houses, or about anything.  It’s Open Thread time!
