Burbed reader Sonarrat had this to say:

It’s the most expensive house in the whole ZIP code, the fireplace has a horrible case of backne, and they’re using one of those OMG MOTIVATED SELLRS realtors. Not sure how this could be considered a good deal, even with two acres. There’s a plot of 18 acres available on San Felipe for $1.95M.

Uh… but sonarrat you missed something:

1393741919-5674a

This house comes with a tree house. Just look at picture #5! Hello, just think of the revenue opportunities of that tree house! You could totally rent it out and help pay down some of your mortgage!

See sonarrat, you’re simply not groking the entreprenurial spirit that Silicon Valley is so famous for. I think it may even have its own address! Cha-ching!

Personally, I would buy this house, then try to flip the treehouse separately. I wonder how much that would go for. Here! I’ll even write the copy for you: “cozy cottage w/ez access to fresh air, great views good schools”. Sweet!

Burbed reader Justin Sane had this to say:

Is Los Altos not part of RBA? Do we need a RLA? Because foreclosures do not happen in the RBA, right? Yet, I see a
bank owned foreclosure mansion listed in Los Altos. Right next to the golf course too.

Good question… I don’t know! Let’s look at some more data:

Wow. I must say that this is pretty concerning. Again with the roller coaster prices.

Fortunately, this is just one house in Los Altos – and one house does not make a trend.

Beautiful mansions in Mountain View, conveniently near 85

Here’s what Burbed reader Lisa had to say:

Two Mountain View homes for your consideration….

Why would anyone buy a $2M house in a neighborhood of $1M houses, across the street from a freeway sound wall, a continuation school, and an empty lot?  I mean if you are going to buy a 2M home couldn’t you do better?

3398 Lubich and 3396 Lubich.

At 3398 Lubich, in Mountain View there was once just one house on a big corner lot.  On zillow, you can still see that original house, valued at around 1.3 million

But now that house is gone, and in its place are two 2 million dollar homes. And this new construction is now for sale.

These are amazing homes with all the bells and whistles and huge, impressive windows. Because of those fancy windows, the lucky buyer of 3398 Lubich will be able to eat breakfast in their new home in a sort of fishbowl, just a few feet from the street.

And while they eat breakfast in their fishbowl, they can watch the continuation school kids smoke out in the empty lot across the street (the continuation school is just past the empty lot…).  And if the new owners have their windows open, they will be able to dine to the muffled sounds of the traffic from 85 because the sound wall is also right across the street!  As an extra bonus, high school kids from Mountain View will take up all their street parking.

Still, these two huge $2M homes (that are so close together they are almost kissing), are in Mountain View so I guess this is a great deal….I’m sure they’ll sell fast!  (NOT.)

-Lisa

Hm, it sounds like I need to investigate. Let’s take look!

First, there’s 3398 Lubich Dr:

And then there’s 3396 Lubich Dr:

Personally I don’t know what Lisa’s gripe about 85 is. After all, 85 is the Freeway of the Kings. Cutting through Cupertino and Saratoga, it oozes with eliteness and high API scores. It also ends near Google, bring tons of smart people by everyday. Sure your kids may have asthma, but they’ll also be smarter from living near this highway.

Sure $1.875 million is a bit pricey – but how could you afford not to buy here? Besides, you’re near the Hospital – asthma smathma.

This is just begging some investor to scoop up both of them in one shot!

Thanks Lisa!

Almost 3900 sqft. with four plus bedrooms four full bath this residence is offered to those who appreciate the very Best!

Normally Burbed doesn’t feature much in the East Bay, as this is a blog that focuses on the Real Bay Area. In fact, I had to double check on a map where El Cerrito is. But nonetheless, what Burbed reader Aaron had to say caught my attention:

Hi Burbed,

Thanks so much for what you do.

I am an East Bay renter looking to buy when sanity returns. I always peruse the rentals and for sale listings in Albany/El Cerrito, to see if I can do better than what I rent now.

Found this gem today in a nice part of El Cerrito:

http://sfbay.craigslist.org/eby/apa/736177961.html

Rent: $4200/month. Sale Price: $1.6m. Isn’t that awesome? Recently reduced from $1.8m!

It gets better – the comments on zillow indicate friction between these folks who built up this house and the 2 lots adjacent and their neighbors, and some suggestions of shoddy construction. Also has some of the sales history, etc.

http://www.zillow.com/HomeQnA.htm?zpid=68032792

I can’t afford $4200/month in rent, but if I could, this a steal – you can live in this place (which does seem awfully nice, and I love the neighborhood) for like 1/4 of what it costs to own it. Maybe more. Figure $1800/month in property taxes alone! Then insure this puppy!

-Aaron

Well Aaron, there are some downsides to renting this – among other things, you wouldn’t be able to modify it, or paint the walls, or even water the lawn. Where is the pride of homeownership?

Frankly, I can’t make too many snarky remarks about this because I don’t know diddly about El Cerrito. Can someone fill me in on what’s there? What the scoop is? Should it be a candidate for the Real Bay Area?

Help me out! (And thanks Aaron!)

Thanks to Burbed commenter “Renter” for finding this. The fact that this house sold at 29.5% over asking restores my faith in humanity… and my faith in that there is a Real Bay Area.

Palo Alto – seriously, if you’re not getting an option arm to get in right now, I don’t know what you’re doing.

1.8million: "Easy access to Adult Video Store"

Burbed Reader Nick had this fantastic find recently at 1098 W El Camino Real in Mountain View:

1098elcamino.jpg

Ok… so what’s across the street:

1098elcaminob.jpg

Here’s what Nick had to say:

I thought you might be amused by this house that I pass every day on the way to work. For only $1.8M you can be the proud owner of this very ordinary-looking single-family home at 1098 W El Camino Real in Mountain View. That’s right, it’s directly on the busiest road in the area so you get to listen to traffic and sirens all day and night. But to make up for that minor annoyance, it is very conviently located and close to shopping: you’ve got an “adult” video store directly across the street. (Sorry about the crappy camera phone pictures.) That sign in the video store window says “Help Wanted”, so it should be easy for the buyer to get a part-time job to help pay the mortgage.

http://listings.metrodt.com/agents/r/richards-david/mountainview/

What do you think? Could this be the perfect starter home for my wife and I to raise a family? :-)

Well Nick, I’m not familiar with your family – but perhaps if you and your wife are open minded, this might be a great property for you! Your kids could set up a basketball hoop on El Camino, and when they get older, they can get a job across the street to help you pay your mortgage. Even if you and your wife are prudes, they could work at what appears to be a car repair store next door.

Great find!

BTW, did you remember to buy your wife a Valentine’s Day present? Because if not, I know a place you could go to on El Camino Real…
