130821-bennington-livingWant to see those three different fireplaces in the living room? Want to see them burn wood? Sorry, all we have is one fireplace with way too much Photoshop in the way. Flowing open floor plan in the far-flung exurbs

We have been spending FAR too much time in Silicon Valley. Let’s take a look at a property far away from Google in the far-flung San Jose exurbs. Or would that be Mountain View exurbs, given our comments about San Jose yesterday? This one’s a good fifty miles from Downtown SanHo, so it definitely is a long enough commute to be beyond a mere suburb. And like most exurban homes, it’s bigger than the usual Monta Loma Eichloid.  Whoops, Pending, even in the exurbs!

Thanks very much to Burbed reader amer_icongrl for today’s listing!

Status: Pending
Property Type: Single-Family Home
Community: Inner Sunset
MLS#: 410598
View: Panoramic, Water, Ocean
County: San Francisco

Panoramic ocean views are just the beginning in this exceptional Spanish Mediterranean home on a premier 17th Ave block. With a flowing open floor plan, 3 bedrooms, 3 baths, wood burning fireplace, and hardwood floors throughout, there is everything needed for gracious living. Enjoy the views from enclosed sun porches and dine casually in the eat-in kitchen.

130814-17th-sunporchYou’re going to have to enjoy views from the enclosed sun porches because this house doesn’t have a lot size. Oh, wait, the public records say it’s 3,000 square feet.

You’re welcome.  Here’s a typical example of the spectacular sunshine you’ll enjoy on the sunporches when you’re 50 miles from San Jose.

Now let’s hear from amer_icongrl.

17th Ave is the new "Inner Sunset"

130814-17th-stackedI gasped when I saw the location of the stackable washer & dryer.  Also, an overpriced home in SF is no surprise, but typically for 1mil + they put some effort into staging the place (or at the very least, put the toilet seat down).

I just love the "why bother? they’ll come with cash and overbids anyway" attitude!

It’s pending, right?

130814-17th-toiletWait, did you say open toilet? You are talking some serious Burbed win, here.  We’d been doing such a good job educating realtards on basic Dos and Don’ts, (Do include more than one photo, Don’t shoot until you’ve cleaned up the room, that sort of thing) that it’s been ages since we’ve seen a toilet salute.

Thanks for making our day! We’ve added it to our grand collection of Saluting Toilets over on Redfin Collections!

Be sure to check out more of the photos. These are some of the saddest, loneliest listing pictures in a million dollar house we’ve seen in a while. If only this place knew the way to San Jose.

130701-hope-simplyYes, we did Mountain View yesterday. We’re doing Mountain View today. We may even do Mountain View tomorrow, because one does not simply run out of Burbed Win in Mountain View.  Thanks very much to Burbed reader mtv-renter for alerting us to this important fact. (And to the house.)

Whoops, were you breathing? PENDING!  We mean Pending/Do Not Show, so hellooooooooooo Movoto!

130701-hope-bedroomHey, when the first listing photo isn’t the front of the house, you know this is going to be good. By which we mean bad. And that’s good.  Let’s check in with mtv-renter, who may be updating that handle.

I came across this cool place:

$1.2M apparently doesn’t buy good spelling, or a computer with a working CAPS LOCK key. It also looks like a flip.

It sure does, and you can see the before pictures right now on Redfin. (If you can’t, click the address.) Heck, the Pending/Do Not Show status not only pushed it back to the last listing ID, it even gave it a cool Bought With Redfin banner.

You know, these are hardly “before” pictures. They’re actually pretty good.

Our favorite view from the old listing is on the left. We chose it because there’s nothing like spending the big bucks on a stager and HDR photography and then giving the sense that you’re out of TP.

And that sure sounds like what happens to FAMILIES OR EXECUTIVES WHO LIKE TO ENTERTAIN.

Two doses of Mountain View WTF

Today’s house is a two for one special. Actually it’s a three for one special as you’ll get through today’s feature in record time, and use the savings to make some more overbids! Thanks very much to Burbed reader LomaLuvr for sending this one in.

Desirable neighborhood with Bubb Elementary and Los Altos High School. Close proximity to commuter routes and Silicon Valley.

130630-clark-office-applianceSo far it’s the usual boring Mountain View house going pending in minutes and selling for close to $900 a foot.  But it was picture #15 that had LL firing up the Compose window. Have. A. Look.

In case you don’t think the white credenza is a repurposed laundry appliance, go take a look at picture 14.  Or maybe the homeowner gets better ideas from the hum of clothing getting cleaner.

130630-clark-office-fenceBunus: Fence view win!

Be sure to check out the Redfin link (photos have been removed) for the awesome streetview in its place!

Huge electrical tower in front of house in Sunnyvale

Let’s take a look at a house with some location fail. When we use the term “location fail” we’re referring to uncorrectable defects that are a function of where the house is. The only way to fix them is to move. Let’s move on to this Sunnyvale house and see how the Tower of Power is treating it.  Thanks very much to Burbed reader Michael Boltonestater for wiring this over.

Huge electrical tower in front of house. House has additional bedrooms and baths, half garage has been converted to a studio, all done professionally without permits

We feel cheated.  There’s a huge electrical tower in front of the house and the listing photo doesn’t even show it. Why mention such an important feature if you’re not going to show it off?

You’re welcome.

Bunus: Look what we found on Zillow.  All we were trying to do is figure out what they were asking for this place in 2012 when it went pending twice but never actually changed hands.

We’re pretty confident this place will be selling shortly.

Two Two Too Good To Be True Home in Santa Clara

It’s been far too long since we’ve heard from Burbed reader Petsmart Groomer.  Today’s superlative siting is situated in supreme Santa Clara! Let’s hear it for those low-cost utilities, yayyyyyy! Notice we’re using Zillow today? There’s a good reason: Redfin’s already yanked the listing because… yup, PENDING!

Too good to be true home. Tremendous amounts of living space, huge backyard on prime culdesac with CUPERTINO schools. Inspections show this house is in great shape. Heat/AC, hardwood floors, CAT 5 wiring, special sound resistant windows and walls, black out shades, Audio.Visual tech dream home, granite counters, surround sound, etc. This home will not last long. Office area is built in & stays.

130530-claremont-tvWait, what’s this about sound resistant windows and walls and black out shades? This makes it a too good to be true home?

Those shades aren’t even black! We think the agent is pulling a fast one here. Same thing with the “Audio.Visual tech dream home” when all that’s visible is a giant-ass flatscreen. For all we know those cabinets are full of useless things like cinnamon and pastry bags.

130530-claremont-locationWe did determine why they mentioned the special sound resistant windows and walls, though.  Location, location, location! Hoe Lee Crap, this house is on a six lane major thoroughfare next to an eight lane major expressway and an eight lane freeway.

This is a rare location fail trifecta: Busy street, expressway and freeway. Plus it backs up to a commercial zone.

Now what would you pay? Not only is Santa Clara hosting million dollar houses, but million dollar houses in challenging locations! Can you imagine what you’re going to have to pay for a house near nothing but other houses?

If you think we’re exaggerating about the commercial zone, check out what you see when you hit Redfin right now.

Go on over there, click on the map to make it full size, and note where you find yourself. This home will not last long, indeed.

Oppulent Half Moon Bay Home, is just the one, you’ve been waiting for!

This spacious & extensively remodeled home, in a wonderful neighborhood, is just the one you’ve been waiting for! The inviting floor plan flows effortless from room to room and features a great-room with a large granite entertainment island, chef’s kitchen with stainless Viking appliances and direct access to the sunny deck, luxurious master suite with oppulent marble bathroom. Huge 3-car garage!

It also features extra commas and way too much High on that Dynamic Range.  Sheesh, they must have dialed that sky up to 11.  This listing is definitely in the picture is worth a thousand words category.

Nothing like a house marketed during Spring Bounce reminding us that Christmas comes but once a year.  However, boat tchotchkes seem like they’re sailing in constantly.

Not only does the TV work, there’s some semblance of a back yard to this place.

However since wine is not a boat, the racks are empty.  We’re also showing the laundry room because these appliances might not quite go with the carpet.

We also have a theory why this house isn’t selling in such a sizzling hot market. It has something to do with that sunny deck above, too.  There may be good reasons to stay inside by the ginormous granite island instead.

Bunus: Virtual Tour complete with animated book reminds you this isn’t Hogwarts.

No Bubble Here Either: Part Deux–Mountain View!

Yesterday we had a look at a Redwood City house with a curious price history.  Today’s featured fortress has fewer data points, but don’t worry, it makes up for it in overbids! Thanks very much to Burbed reader LomaLuvr for launching this one.  And we’ve got fresh data to share!

Great Location! 1924 cottage on approximately 6300sft lot two blocks from Castro Street! Mostly original cottage sits on this large lot, ideal for renovation or maybe rebuild. Excellent location two short blocks to Castro Street. Theatre, coffee shops, restaurants and train station all within blocks!

130507-view-living130507-view-trashbinsActually, LomaLuvr sent this in long ago, before we started in with the A to Z thing all April. But it’s good news for you that we waited, because now we have the winning overbid, and it’s 18% over asking. Ha! You call that a bubble? Why back in our day, an agent could list a house full of crappy photos near the train tracks and the buyers would throw offers through the windows tied to gold bars!

Hey, wait.  You think the gold bars are back?

UPDATED: Kawlums! Mawbul kawlums! Git yer kawlums he-uh in El Cerrito!

It’s been far too long since we’ve heard from one of our favorite correspondents from the East Bay, Burbed reader A Lewis.  A (he says we can still call him A) writes in to let us know that there is still real estate worth following in his favorite city of El Cerrito. Let’s have a look and listen in.

a classic Colonial Revival on a 1/2 acre estate. Custom built with lavish attention to detail. Features include a 2 story tall portico at the entrance a wide spiral staircase to the upper floor inside, and fabulous access to patios and gardens from various entry level rooms. Ideal for entertaining

130505-barrett-windowTake it away, A!

Update 6:45 pm: A says it’s fine to include the following graf that we thought was social chitchat just for us.

** Sorry I abandoned the site – but I’ve been priced out forever, and Real Estater was right about the stock market, so I just had to admit my own limitations and tried to spend time thinking about things besides real estate. I’m still a renter. But I can’t stop myself from occasionally looking at Redfin in my neighborhood, which you will recall is the hills of El Cerrito – 94530 baby! **

Here’s a house I know that tried to sell in 2008 for $1.2M, failed pitifully because of the ‘crash’, but they waited it out, and lo and behold, they got their price last week! And I wanted to share the listing because the first pick has 6, yes 6 columns showing!

130505-barrett-2windowsSo in my mind, prices in the hills of El Cerrito are back to peak levels, and appear to be rising.

I don’t know if that qualifies us for RBA status, but we seem to be back to where we were in 2007 (oh, except for having about 25% of the inventory), a crazed over-bidding environment on places that need a lot of work. People writing letters with their offers to beg for the privilege of buying with no contingencies, etc…

I guess another difference is how much buying is all-cash – in 2007, I think there was a lot more leveraging.

130505-barrett-anotherviewIt’s a great time to sell a house, that’s for sure. But I can’t afford to buy one – oh well! I’d say I missed my chance, which was about Q1 2012, but prices hadn’t dropped enough for me to afford things even then.

Maybe the next crash will be harder. Maybe not – I bought a lotto ticket last month as an alternative way to solve the problem…

Looking at how bekawlumned this house is, we don’t understand why A didn’t sell every vehicle, video, and spare family members to own this house. Every bedroom just screams, “Oh my God, I live here!”  Why this is almost as impressive as what you can get in Palo Alto for a similar asking price.

Can you imagine what you’d have to pay for kawlums in The Real Bay Area?
