The Meat of the Matter is in Mountain View

BlogAtoZ-MToday we’re Making the last post of the first half of this Blogging from A to Z Challenge. Today’s letter: M for Mountain View. Of course Mountain View, what other city has best Manifested Bay Area Bubble 4.0? Sure, Palo Alto can show insane prices and we can find people camped out for days to buy a condo in the East Bay.  But Mountain View has More. More Multiple offers. More Maximum overbids. More Million dollar crapshacks.

And Most of all, More close to Google.  Thanks very Much to Burbed reader LomaLuvr for this Masterpiece.

Great opportunity to own a condo mapped project . Currently run as an apartment complex. Units may be sold individually. Quality built in 2008. Great location with walking distance to Bubb elementary, downtown MV. Each high end unit is 4/3, 2100 sq ft, 2 parking spaces plus storage room, private patio and yard. Luxurious master suite with walk in closet, inside laundry. Access controlled building.

Can’t Make an onsite visit? There’s a virtual tour where all you need is to Move your Mouse. Also that’s where we learned there are 12 units in the “community.”

We chose this because it’s a Mystery. Is it 4 units for sale in a 12 unit Maze? Who gets to Maintain the controlling interest in the other 8?  How Much will you have to Milk the Planning Commission to Metamorphosize these Maisonettes into condos? Who owns the rest of the Multiple-Family Complex? How Much is too Much to Mooch for HOA?

So Many Matters to Mull over.

Reminder: It’s tax deadline today. Don’t Mistakenly Meander with the Mail.

Contemporary Home/High Tech HQ/Auto Showroom/Cultural Center/MLM Offices

Today’s building is not only in soooo prestigious Woodside (home of the record-breaking $117.5 million property sale), it’s got a look that makes it so much more than merely a trophy home.  Plus it’s just steps away from cosmopolitan Redwood City!  Thanks very much to Burbed reader Petsmart Groomer for this superb structure.

Time-tested Los Altos Hills listing dares you to overbid

A little less than a year ago we found an agent website listing ten big, expensive properties in the Real Bay Area (well, most of them were in the RBA). We dug in deep to see how the very high end market was doing as it began the fourth year of a prolonged economic slowdown.  Burbed reader Robert Dow recently sent in a Los Altos Hills luxe listing, and sure enough, it was one of the ten featured fabulous freeholds.  So let’s dwell on these digs in more detail.  To the Batmobile!

27040 Old Trace Lane
Los Altos Hills, CA 94022

Spectacular Estate situated on a Private Country Lane 3.39 acres (per prelim) Main House w/dramatic entrance salon, Library/Office, Family/Game Room, Theatre, Gentleman’s Bar, Exercise Room, Wine Cellar, Indoor Exercise Pool, attached 8-Car Garage, Generator, Well for irrigation. 2bd/2ba Guest House,Tennis Court pool and elevated spa; Terrace w/outdoor fireplace; firepit . Palo Alto schools

120821-oldtrace-libraryHere’s what Robert had to say when bringing this gem to our attention.

Saw this listing for a $19,880,000 home for sale. No idea if this a reasonable price, but the house is pretty spectacular. Is this the kind of listing you’re looking for or is there some other set of criteria? Thanks.

Who wants to tell Robert what the criteria are for a home to be featured on Burbed?  There are so many ways for RBA realty to win the Internet!  For example, this one’s got a MAWBUL KAWLUM even on the guest house porch!  And check out this “library,” where books are under glass.

Like any big, expensive, and mutli-acred mansion, it has a Virtual Tour.  Unlike most of them, it also has a Gentleman’s Bar (unclear if the strippers are included, consult agent for details before writing offer).  But most importantly, it has a history, although you’d never know that if you used the Estately page.

120821-oldtrace-masterFortunately, when we reviewed the Astonishing Webpage we filled in all those price reductions, so there’s not much more to add.  And Zillow has it all, anyway, even if Redfin and Estately used the memory hole (as well as the seller request to not link to its Zestimate of $17,227,396)

Listed: 3/17/2008 at $25,000,000
Price Increased: 4/26/2008 to $28,950,000 (+16%)
Price Reduced: 5/22/2008 to $25,000,000 (-13.6%)
Listing canceled: 9/20/2008
Relisted: 8/30/2010 – 12/27/2010 at $24,950,000 (-0.2%)
Relisted: 2/1/2011 – 7/11/2011 at $20,500,000 (-17.8%)
Relisted: 7/22/2012 at $19,880,000 (-3.0%)

120821-oldtrace-kawlumsOh, about that Zestimate.  It’s 13.3% below today’s list price, which disappoints us.  We had a theory that the Zestimate for any large, custom, hard-to-price estate like this would be exactly 15% lower than the current asking price (and if you don’t believe us, go back to the Astonishing Webpage and check all ten of them).

Anyway, the hapless seller has been chasing the market down for more than FOUR YEARS.  At what point will their price cutting finally hit the market bouncing back up?  They have to get lucky this year, there’s a couple of 8s in the price now! Oh, wait.  Facebook isn’t going to save the RBA after all.  Never mind.

Auction Ends Last Week… or BUY IT NOW

You’ve heard of eBay, right?  If you have something to sell, you can put a picture or five of your item on eBay and wait for the overbids to start racking up.  But sometimes, you just want to have the silly thing sold without the annoyance of setting a minimum bid or being sued for someone sniping someone else’s bid, or finding out your high bidder is expecting you to ship 100 jigsaw puzzles to Estonia for the $8 shipping fee you cleverly padded onto the final asking price.

We’ve covered houses going up for auction before, but this is the first one we’ve seen with another eBay feature.  Thanks very much to Michael Boltonestater for this wonderful wealthsink in Woodside.

120619-harcross-buyitnowYes, you did read that correctly.  “Buy it now for $12,950M”  Funny, “Mary & Brent” doesn’t sound particularly French.

But the price in the listing copy isn’t the only thing French about “Le Soleil.”  Because it’s just as French to not particularly care if the auction went ahead last week, or got delayed until October.  Remember, the French word for mañana is lendemain, but it doesn’t have quite the same sense of urgency.

120620-harcross-facade-2120620-harcross-poolThis has got to be the first “Was $21M” house we’ve ever seen with postage-stamp-sized MLS photos.  Every single exterior shot is under 200 pixels.  Maybe they are postage stamps and we’ll be seeing them on wedding invitations all summer.

As to real property that you can Buy it Now on eBay?  Here’s something we swear we are not making up.

Wacky Wavewwey Wetuwns. Weawwy!

120610-waverley-elmer-fuddFriday’s featured find on Waverley escalated the eager entries in its comment thread, so let’s continue our pursuit of Palo Alto property with another home on the same superb street.  Thanks very much to Burbed reader Wendie for these proactively priced premises.

Also, we’re feeling a bit miffed at Redfin for not linking back to us for several weeks, so we’ll use the site Wendie provided instead.  Here’s the Redfin link if you prefer their entry, which confirms the price per square foot.

120610-waverley-satelliteHere’s why Wendie sent this one in:

Look! For $4,300 per square foot, YOU can live across the street from Steve Jobs’ home!

Big lot, big location!  Why do you care what the house looks like?  What’s more important is who you’re going to run into if you need to borrow a cup of sugar silicon.

120610-waverley-jobs-page-neighborhood

Too bad this property is diagonally across from Waverley Oaks, or Larry Page would snap it up.

Here’s a glimpse from the side, courtesy of Larry’s fleet of mobile spycams. This is a better look at any of the structures than you’ll see on the actual listing.  Then again, can one actually price a home too highly in Palo Alto?  It’s been on the market for 37 days and counting, so place your bets!

Fremont wants back into the RBA

We’ve had many discussions on what makes a place Real Bay Area (RBA) and more importantly, what makes a place Not.  Good schools, professionals for neighbors, and no uncorrectable deficits such as freeways, airports, and toxic waste dumps is a start.  But what’s a real tip-off that a place is in the RBA?

Not only is it way too expensive for what you’re buying, but the asking price has been increased.  Many thanks to Burbed reader Praveen for today’s featured listing.

Very exclusive Mission Highlands East section of Chadbourne. One level four bedroom with huge remodeled kitchen and family room. Large master bedroom newly remodeled master bath. Large yard. Wonderful layout. Easy wlk to Mission High, Chadbourne elementary.

imageThis not particularly large home on a not particularly large lot was listed for $1,099,000 on EBRD, the East Bay multiple listing service, last Friday.  But when it appeared on MLS (used by the West Counties) the following Monday, the price had gone up tenfold.  What happened?

Simple. Houses marketed to East Bay buyers aren’t as Special as houses for Peninsula and South Bay buyers.  That’s why there’s one price for the East Bay and a higher, better, more exclusive, lots more Real Price for Silicon Valley lucky duckies.

And boy, some Silicon Valley home-owner-to-be is going to want this place!  Doesn’t that location, location, location suggest rural isolation and quiet evenings at home?

Absolutely!

Moo-ha-ha-ha! Burbed’s Most Loved Series EVER!

Yes, we’re back with Northern California places on the Forbes most expensive zip code list.  As you get ready for Thanksgiving, one thing you can give thanks for this Thursday is that this all-time favorite series (if by “favorite” I actually mean “causes excited readers to fling household appliances”) only runs on Sundays.  That means it’s at least another seven days until the next installment!  If you missed the last ones, you’ll want to catch up RIGHT AWAY so you are completely up on every aspect:

Also, beginning Friday will be Burbed’s Black Friday Sales!  That’s where we scour the Real Bay Area in search of the best bargains out there for you.  While you may not be able to afford the most expensive house in the most expensive zip codes, maybe you can afford one on the other extreme!

And now, the Top 100 of the Bottom 300 Most Expensive Zip Codes in the Country: This is Fourth Tier: Under a Million Median Means Middleclass Metroplex.  Or the shorter version: Forbes screwed up again.

#212: Redwood City 94062

  • Median Home Price: $998,975
  • Median Price Change: -11.9%
  • Average Days On Market: 200 118
  • Inventory: 118 76
  • Rank in 2010: #185 (-27 spots )
  • Most Expensive Home: $3.6 Million $3.45 Million (610 Edgewood Road)

imageOne of the few shared zips to survive Forbes and Altos Research’s data parsing, the most expensive zip in Redwood City is shared with tony Woodside, California.  But you won’t find movers and shakers like Larry Ellison in Redwood City.

What you will find is this house, complete with Mawbul Kawlums, at a Woodside Price on a busy arterial that feeds I-280!  The owners have been trying to sell it since 2009, no doubt because its neighborhood of “High School Acres” fails to evoke wealth, exclusivity, or prestige.  Maybe they should rename it “Prep School Prospects” and see if that does the trick.

More exciting Zip Code ZAwesomeness after the break!  More! More! More!

Larry Unloads His Other Woodside Listing

We’ve spent too much time talking about Steve Jobs and Mark Zuckerberg, so it’s time to show Larry Ellison a little Burbed love.  And why not, when you could be the next owner of this Woodside home he’s no longer using, since he’s too busy buying up every piece of lakefront property on Tahoe he can find.

I deliberately misled you by putting the last picture up on the Redfin overview shot.  That’s the guesthouse, or the equestrian facilities, or maybe both.  I used that shot because I thought Burbed readers really enjoy seeing the house in KawlumVision.

And if that isn’t worth $23 million $19 million, I don’t know what is.  Although it’s too bad you won’t have Larry as a neighbor if you buy here.  His Japanese castle is almost a mile away.  Neighbors love having Larry next door since he picks fights about things like tree heights and solves the problem by buying your house for $40 million.

Silicon Valley Luxury Real Estate’s Most Astonishing Webpage Ever

I read a lot of real estate sites in order to bring you Burbed-worthy features.  Recently, I found an agent’s special “Astonishing Homes” page that looked absolutely scrumptious.  Plenty of seven and even eight-figure high-end properties on acres of land with great schools.

Now I know absolutely nothing about this particular agent, but all these homes were on MLS. Member agents can detail any MLS listings in their region, and Sophia Delacotte put together a webpage with nicer luxury properties for people to get some real estate pr0n action.  But something was amiss when I took a closer look at the actual listings.

image

With ten different houses, that’s ten front facades and ten sets of details.  I have all that waiting for you inside, but before you join me, make your prediction how many of these ten estate properties:

  • Sold (pending within 7 days)
  • Sold (pending within 30 days)
  • Sold in a longer timeframe
  • Are still active on MLS
  • Had their listing withdrawn
  • Had a price reduction at some point

For “bunus” yucks, guess how many of these ten estate homes have marble columns.

Got your guesses ready?  Good.  Now, let’s see these Astonishing Homes and find out if you’re as Astonished as I was.

Spectacular one of a kind property situated on approx 50 acres in one of the most unique settings in the World! Birds-eye views encompassing the entire Silicon Valley from downtown San Jose all the way to San Francisco. Modern architecture of approx 20 years old with amazing ceiling heights and open floor plan with sep guest house of over 2000 sq ft. Private and gated at end of quiet cul-de-sac.

imageHere’s what Swan had to say about this listing:

Here’s a $20 million property with only one picture.  Today’s blog made me think of this house.  A contrast between $200K in Gilroy with nine of the exact same pictures and a $20 million property with only one picture.

imageA contrast all right, and don’t forget this place in San Francisco with 23 pictures at about 1/70th the price.

Clearly this listing is an intelligence test.  Most average tech workers could find an address on the MLS, or at least on a site like Redfin or Trulia.  But can you find this house’s Special Secret Private Website?  Hint: there are no hints on MLS.

Click on through to have a look at the pictures the agent doesn’t feel you deserve to see, but first, see if you can find the website yourself.
