10% Discount in Hillsborough (price subject to seller financing)

Today we turn our back on the crapboxen and Likelers. We’re off to Hillsborough, where you need not rub elbows with your neighbors at all. In fact, you won’t even see your neighbors unless you show up at one of their fundraising balls.  Thanks very much to Burbed reader Michael Boltonestater for sending this in this cozy contemporary, provided that by contemporary we mean we’re putting on our FDR campaign button.  Um, first campaign.

Price subject to seller financing, otherwise $29 million. Tobin Clark Estate designed by David Adler on 6 landscaped acres. Grand Music Room w/ 15ft ceilings, soaring leaded-glass windows, antique parquet-de-Versailles floors, French doors to Loggia & Grand Tr. Marble Entry w/ 17th Century paneling, Formal Dining Room. VIP + 2 Master Suites, oak-paneled Library.

130722-verbalee-tesselationThis isn’t just any house. This is the Tobin Clark Estate. It has its own video. And no, we don’t mean the one Redfin puts together automatically (there’s one of those too! Save $243,750!)  Just think, this home has been host to “numerous dignitaries including Presidents Richard Nixon, Gerald Ford, Ronald Reagan, and George H.W. Bush.”

Guess we now know the sellers’ politics.  And given that the price goes up to $29 million if you won’t let the sellers finance your purchase, guess we also know how they got enough saved up to buy a spread like this in the first place. Remember, if they won’t give you a cash discount, you can always save $243,750 with Redfin!

We hope you also caught that the link to the estate notes the house was being put up for sale… in January.  January, 2012.

On Redfin: 26 days.  Riiiiiiiiight.  At least the 35,000 square foot house isn’t a typo.

You know what they got? KAWLUMS

It’s been a while since we’ve been sent a MAWBUL KAWLUM heavy house. We miss them so much we were forced to present this one from (gasp) Southern California.

Good thing we just reordered red arrows.

130628-buggy-kawlums

The house itself is hideously overdone in Middle-Aged Movie Executive With Unlimited Budget, including the kawlum-bedecked indoor tennis court that meets US Open requirements. And no, we aren’t kidding.

130628-buggy-tennis

We didn’t even know there was a standard for kawlums at the US Open.

Let us know if any US Open Houses you tour this weekend have kawlums. Or tennis courts. Yes, this is your Weekend US Open Thread.

Who Wants Another $100 Million Property?

More importantly, who wants another $100M property enough to put up with a sales condition like this?  Thanks very much to Burbed reader nomadic for alerting us to yet another nine-digit property.

130222-deguigne-front

Estate and Lands of De Guigne
Undisclosed Address in Hillsborough, CA
$100,000,000

130222-deguigne-umTo the south of the Golden Gate Bridge, large parcels of land are rare. Located half-way between San Francisco and the Silicon Valley in the bucolic Town of Hillsborough, an approximately 16,000 sqft. Mediterranean-styled, Bliss and Faville mansion is positioned on approximately 47-acres which have been owned for 150 years by one family. Decorated by celebrated interior designer Anthony Hail, the mansion interiors encompass elegant and ornate public rooms, which evoke the sophistication and grandeur of a bygone era. Grand-scale Ballroom, Living Room, Library and Pavilion are aligned to open to a Pool Courtyard, revealing sweeping views of San Francisco and the East Bay. Formal gardens and park-like grounds adjoin dozens of undeveloped acres surrounding the mansion, providing ultimate privacy and security. Timeless, sophisticated and elegant, the deGuigné Estate represents a rare opportunity to own one of California’s few remaining mansions surrounded by substantial acreage near an urban center.

Yadda yadda big yadda yadda acreage yadda yadda old yadda yadda history yadda yadda expensive.

130222-deguigne-entranceOh, and Mr. De Guigne isn’t leaving this house alive. Literally.  You buy this house, and you have to wait for him to croak before you can move in.

This, by the way, seems to be Plan B.  Plan A was when he tried subdividing the heck out of the place in 2009, which did not endear him to his neighbors. And he did that because he had an expensive divorce to finance.  Also the house cost much more to run than he got living off his investments, the poor dear.

Also, we likely found an actual address, because this sure looks like the entrance: 60 Glenbrook Drive.  Note the road going from Glenbrook to the Big House.  While the property records indicate a smaller home, the lot is 10,000,000 square feet on Zillow, or 227 acres.  The listed house is probably a gatehouse/caretaker’s cottage.

130222-deguigne-satellite

This is also your Open Thread. Going to look an any Open Houses as spacious as this?

UPDATED: Special Bunus Report: Record-breaking property sale in Woodside

Thanks very much to Burbed reader Real Estater, who passes along the news that We’re Number One.  Again.  That is, We’re Number One as long as you don’t count ranches with a hundred thousand acres in Montana.

Silicon Valley real estate stunner: Woodside estate sells for $117.5 million

By Pete Carey, SJ Mercury News
Posted:   01/25/2013 07:00:12 PM PST; Updated:   01/25/2013 09:13:29 PM PST

WOODSIDE — A legendary investor’s sprawling estate here has sold for $117.5 million, one of the highest prices ever for a residential property in the U.S.

The sale price eclipses the previous Silicon Valley record of $100 million paid for a Los Altos Hills mansion by Russian investor Yuri Milner in 2011 and comes amid a red-hot market for luxury home sales in Silicon Valley and the Peninsula.

The private sale was closed in November between the owner, private equity investor Tully M. Friedman, and an undisclosed buyer represented by SV Projects, according to public records.

130126-mtnhome-frontNice going, San Jose Mercury “We once were a real News organization! Really!”  You’re reporting on a record-breaking property sale and couldn’t find any pictures of the property?  And it’s not like you didn’t have a few leads to go look for them.  Like the one from SFLuxe you alluded to at the end of your story and didn’t even hotlink in.

Their article has several excellent photos of delicious houseporn, all credited to photographer Jay Graham.

SFLuxe states their article is an exclusive, so they must have an arrangement with Graham to feature his photos.  Do check out their article.  In the meantime, Redfin is redirecting any requests to see the property record with a lovely redirect loop, so let’s see what we can find out elsewhere.

Update 20:50 — The Redfin link is working again but it’s been somewhat scrubbed. What a coinky-dinky.

Description
This 8930 square foot single family home has 4 bedrooms and 4.5 bathrooms. It is located at 360 Mountain Home Rd Woodside, California.

Sure makes you wonder about those Zestimates when they’re off by 500%, although it’s hard to model paying top dollar for bragging rights.

We’re not going to find much in the public real estate websites, because the property was never listed for sale.  Still, the SFLuxe article gives a few hints.  The architect is Allan Greenburg, who featured four photos of the house in his online portfolio:

130126-mtnhome-poolWoodside Residence
California

This northern California home sits in an elaborate hilltop garden. Reflecting the strong Palladian tradition in the United States, it is planned around hyphens and dependencies and features a double volume, elliptical garden room.

And as to why we are almost Number One in expensive real estate transactions?  There’s that 124,000 acre ranch in Montana that Stan Kroenke bought, listed for $132.5 million (including the cattle).

Update 20:50: Adding in an aerial shot.  Note the road at the side of the house is not where the entrance is, that’s far off beyond the lower right.

Anyway, eat your heart out, Yuri Milner.

NEVER BEFORE ON THE MARKET

Burbed got its start almost seven years ago, featuring very expensive houses in very questionable locations in very poor repair.  But housing win isn’t all crapboxes and open potties and questionable listing copy.  Sometimes there’s much to enjoy with a premium listing as well.  Thanks very much to Burbed reader SMParkster for following up on a fantabulous feudal feast!

130117-greer-gullixsonWait, this place looks familiar.

Flood estate in Woodside is for sale… $85 million.  Perfect example of why Prop 13 needs to go…. the most recent property tax was under $8000.

That estate doesn’t look flooded at all, but we admit we didn’t check all 92 acres of it.  Maybe that lake used to be the golf course.

And what’s this “On Redfin 60 days”?  SM sent this in four months ago.  When we went to check the listing history for further hints, we found only an MLS listing entry from November, plus an announcement that the seller didn’t want any estimates of the property’s value, so no links to any of the automated home valuation websites would be provided.

Like this one.

130117-greer-zestimate

They’re awfully sensitive about any of you finding out that you could rent this place out for $6500 a month instead of Buying It Now for $85M.  As the agent helpfully points out, “You never see this kind of land.”

Hella Pricy Place in Hella Expensive Space Fails to Sell Hella Quick

121215-belvedere-houseview

Let’s say you built a super expensive, fancy-schmancy custom one-of-a-kind house on a spectacular view lot and had a bunch of designers each decorate a different room in the place to make it Extra Super Mega Special. Then you ran a charity fundraiser by calling it a Designer Showcase and listed the place for $45 million.  And of course you list it with Sotheby’s.

121215-belvedere-windowAnd yet, let’s say this drop-dead-gorgeous spec palace did not find a buyer for $45 million (or, we assume, anywhere near that vicinity) when it was first listed this February.  What do you do?

You could cut the price ten million or so.  And it looks like that was tried as well, as the most recent price last week is $35.88M.  And yet, the house is still sitting there, all lonely on its double lot and intense blue skies obtained with the finest Photoshop filters.  What’s the next step to avoiding serious financial fail?

In this case, the solution (or at least the next attempt at avoiding a catastrophe) is to put the house up for auction.  The starting price will be $25 million.  At least one website actually states this is going to result in the home selling for last February’s price.

Alas, we missed the preview yesterday afternoon.  But the auction will be on December 30th, giving you plenty of time to contact the right people and get yourself in on the fun.

121215-belvedere-brochureRedfin won’t disclose the address, but we sure will: 425 Belvedere Ave, Belvedere.  You’re welcome.

Click the image at right to see the home’s brochure and many more pictures in tones of sapphire and sunset.  You can also drool all over the home’s website if the brochure isn’t enough house porn for you.

So, is the market bubble over already, or did the home builders simply overreach with a $45 million ask?  What do you expect the place to fetch at auction?  Is the opening $25 million minimum sufficient to move this mess?

Most Expensive House in Sunnyvale. Or Anywhere Else.

Thanks very much to Burbed reader Swan for this find!  It’s great to know that nobody’s going to stiff Sunnyvale for bragging rights to the most expensive residence in the entire country, so take that Yuri Milner!

NEW LISTING (24 HOURS)

Beautifully remodeled home that features high vaulted ceiling, new flooring throughout, granite countertops and dual sinks in both bathrooms, 2 fireplaces, gated community. Must see. Home is located close to downtown Sunnyvale(shopping), and Cal Trains. Centrally located, 10 minutes to Google , 7 minutes to Apple Co. Be in your dream home before Christmas!!

imageHere’s what Swan had to say when sending this beautifully remodeled home in:

Here’s a townhome in Sunnyvale (not even Cupertino schools) for $652,000,000!  Talk about a typo (hopefully).  Someone needs to go back to elementary school and learn some place value.

10 min. to Google and 7 min. to Apple.  I think I see a price reduction in the near future!

Just because Trulia has this property designated as Off-Market, formerly listed for $670K, don’t be so sure this is a typo.  Look at all you get with this house:

imageNot only beautifully remodeled, the agent spelled “remodeled” correctly.  You can’t ever count on that (see tomorrow’s listing for proof of that).

High vaulted ceiling: You know what that means?  Right.  Bank vault.  This house is selling for upwards of half a billion dollars because a former Washington Mutual VP was bringing too much high-value work home.

New flooring throughout: More places to hide money!  This house is going to be the best treasure hunt ever!

Granite countertops: Say no more!  Granite!  If you’re going to decorate like it’s 2006, you might as well pay like it’s 2006!

imageDual sinks: This property will be have a water view twice as fast as a normal place would!

2 fireplaces: If you don’t make your money the old-fashioned way, you can BURN IT.

Gated community: You get a “clicker” to keep the riff-raff where they belong: in 99 percentville.

Close to downtown Sunnyvale(shopping): I’m glad they tell you what is in downtown Sunnyvale.  I thought it was for watching construction projects repeatedly fail.

imageand Cal Trains: Whoo-whoo!  I hope you like Cal Trains, because you’re going to hear every one of them!

Centrally located: Miles from a freeway no matter what direction you go.  Hope you like traffic lights!

10 minutes to Google: Are you sure? I was able to Google this property in about five seconds.

7 minutes to Apple Co: Siri, turn this traffic light green immediately.

Be in your dream home before Christmas!!  And save $8,150,000 with Redfin!  Wait, wait, I almost forgot… this house has a gold star!  Let’s see what the Redfin agent thought of it:

image

But does it have a shed-like structure?  Because if it doesn’t, I’m only offering $651,990,000.

Update: Price reduced to $652,000 at 9:13 am.  That’s a 99.9% cut, which is a perfect promo for our Black Friday Sales!

Moo-ha-ha-ha! Burbed’s Most Loved Series EVER!

Yes, we’re back with Northern California places on the Forbes most expensive zip code list.  As you get ready for Thanksgiving, one thing you can give thanks for this Thursday is that this all-time favorite series (if by “favorite” I actually mean “causes excited readers to fling household appliances”) only runs on Sundays.  That means it’s at least another seven days until the next installment!  If you missed the last ones, you’ll want to catch up RIGHT AWAY so you are completely up on every aspect:

Also, beginning Friday will be Burbed’s Black Friday Sales!  That’s where we scour the Real Bay Area in search of the best bargains out there for you.  While you may not be able to afford the most expensive house in the most expensive zip codes, maybe you can afford one on the other extreme!

And now, the Top 100 of the Bottom 300 Most Expensive Zip Codes in the Country: This is Fourth Tier: Under a Million Median Means Middleclass Metroplex.  Or the shorter version: Forbes screwed up again.

#212: Redwood City 94062

  • Median Home Price: $998,975
  • Median Price Change: -11.9%
  • Average Days On Market: 200 118
  • Inventory: 118 76
  • Rank in 2010: #185 (-27 spots )
  • Most Expensive Home: $3.6 Million $3.45 Million (610 Edgewood Road)

imageOne of the few shared zips to survive Forbes and Altos Research’s data parsing, the most expensive zip in Redwood City is shared with tony Woodside, California.  But you won’t find movers and shakers like Larry Ellison in Redwood City.

What you will find is this house, complete with Mawbul Kawlums, at a Woodside Price on a busy arterial that feeds I-280!  The owners have been trying to sell it since 2009, no doubt because its neighborhood of “High School Acres” fails to evoke wealth, exclusivity, or prestige.  Maybe they should rename it “Prep School Prospects” and see if that does the trick.

More exciting Zip Code ZAwesomeness after the break!  More! More! More!

Silicon Valley Luxury Real Estate’s Most Astonishing Webpage Ever

I read a lot of real estate sites in order to bring you Burbed-worthy features.  Recently, I found an agent’s special “Astonishing Homes” page that looked absolutely scrumptious.  Plenty of seven and even eight-figure high-end properties on acres of land with great schools.

Now I know absolutely nothing about this particular agent, but all these homes were on MLS. Member agents can detail any MLS listings in their region, and Sophia Delacotte put together a webpage with nicer luxury properties for people to get some real estate pr0n action.  But something was amiss when I took a closer look at the actual listings.

image

With ten different houses, that’s ten front facades and ten sets of details.  I have all that waiting for you inside, but before you join me, make your prediction how many of these ten estate properties:

  • Sold (pending within 7 days)
  • Sold (pending within 30 days)
  • Sold in a longer timeframe
  • Are still active on MLS
  • Had their listing withdrawn
  • Had a price reduction at some point

For “bunus” yucks, guess how many of these ten estate homes have marble columns.

Got your guesses ready?  Good.  Now, let’s see these Astonishing Homes and find out if you’re as Astonished as I was.

Lots of Instant Equity, or Instant Submarining, in Pleasanton

Well, no wonder Burbed’s newest contributor calls him/her/itself Shocked East Coaster.  And at these prices, I’m not surprised!  Here’s what SEC has to say about this listing:

a super affordable $828,477/month

Must be something in the water

By the way, love your site. I am new to the bay area real estate craziness( market) and I truly can’t believe the prices out here.

imageWell, if you use Zillow instead of Redfin, I guess that’s what happens.  The latter site also has 9 photos instead of just 1, and the sky is much much much more dramatic.

They didn’t magic up any marble columns, though, just this sky that matches Princess Eugenie’s hat.
