CONTRACTORS DREAM! in Fremont

Happy Monday! Let’s get back to some housing win by sticking our toe just the teensiest bit into the East Bay. Noooo, we don’t mean Oakland or Berkeley or Richmond. We mean just over the Alameda County line but almost in Silicon Valley: Fremont! Or as our hard-working real estate professionals call it: Fre-tastic!*

FIXER UPPER! HANDYMAN SPECIAL! CONTRACTORS DREAM! TWO HOMES ON ONE 10,000 SQ FT LOT! 880 SQ FT SHOP! LOTS OF PARKING! CHECK W/ CITY REGARDING POSSIBILITIES!

130915-mission-cabinets* This is somewhat of an exaggeration on our part (by which we mean a complete lie). We don’t know anyone who calls the city Fre-tastic, although we did overhear one realtard tell a client that this area was Fre-netic. That’s good, right?

And speaking of good, this will be an awesome house for any small children you happen to have lying around. Not only is the playground all set up in front, look what’s in your back yard!

130915-mission-railway

That’s not just ordinary railroad tracks, but a railroad station for Niles Canyon Railway. Yes, good old-fashioned trains, in your very own backyard! Or close enough to smell them, anyway! Whoo-whoo!  Oops, we mean WHOO-WHOO!

CHECK W/ CITY REGARDING POSSIBILITIES!

Vintage property on Park Avenue, shown by appointmnet only

Sure, Park Avenue is a destination address in The Big Apple. Today’s house, however, is located in a different Big City, namely Wait, That’s A Top Ten City? or as it’s also known, Bigger Than San Francisco? RU SRS?  Being serious, can you name one major company headquartered in San Jose? Neither can we, and we already mentioned a big one named Apple that’s over in Cupertino.  Okay, Adobe, but that’s ONE. There probably aren’t any more.

Meanwhile, we’ve got a Park Avenue property from Burbed reader Swan for you today. Hope you enjoy it as much as we did.  (That is if by “enjoy” we really meant “avoid.”)

Single family home with additional rooms attached to garage. Showing by appointmnet only.

130813-park-fromstreetHere’s Swan’s song:

Saving the best for last, I give you 1083 Park Ave., San Jose. This listing is full of Burbed Win!  First, five beautiful, out of focus pictures of the front of the house.

Second, there are some fuzzy photos of the interior.  These pictures start off showing what seems to be pretty decent living and dining areas.  Is that a glass of beer on the dining table?  If so, it goes with the beer ad on the TV!

130813-park-tv130813-park-dining

130813-park-kitchenThe kitchen, other than the post near the refrigerator, isn’t bad either.   In pictures #12 and #13 we are given a slow introduction as to what is to come.  Have you ever watched "Hoarders?"  Well, pictures 14 and 15 could be right out of an episode!

Before you call the cleanup crew, look at pictures 16 and 17.  Apparently only the storage area is a mess because the bathroom and laundry area aren’t too bad.  Notice the toilet seat is up in the bathroom!  Also, does the random arm in #17 count as a Dude Hanging Out?

130813-park-another-fine-mess130813-park-neat130813-park-bath130813-park-partial-dho

We aren’t done yet!  Check out Streetview for a bunus!! Porta-potty next door!

130813-park-streetview

That’s an even better bunus than a trash bin! Plus… Holy Jughandle, Batman, is that a sound wall? No! It isn’t!

130813-park-laundromat

Wow, this is exciting! Whatever are they building next door? A liquor store? An adult movie emporium? So many exciting possibilities for making new friends!

San Bruno Spectacular!

We’ve been spending far too much time in Santa Clara County. Let’s head North! No, not that far north, we’ll leave San Francisco and Marin and whatever non-Real Bay Area places near there for another day. There’s so much Burbed Win in San Mateo County you really don’t have to go far to find amazing properties like this one! Thanks very much to Burbed reader waiting_for_the_fall for today’s Bodacious Building in San Bruno!

Downstairs: 2 beds, fam rm, 3rd bath with travertine tile. New roof, new sewer line, new water supply line, new int and ext paint and doors, new electrical, copper plumbing, and more.

130801-herman-pylonsYes indeed, that is exactly what we had in mind when the Realtard told us this was a “Traditional” San Bruno house. Just wait until you see the “Contemporary” models!

Now, wftf (which is, we swear we are not making this up, wtf with an extra f for emphasis) will explain why today’s house was worthy of your attention.

I found another "gem" for you.  What makes this house so special is the wonderful views out the windows. Check out the 7th picture and the glorious views of freeway pylons out the window. The redfin tour insight would be helpful to someone blind and deaf:

130801-herman-kitchen"A great remodeled unit that is very close to the freeway. Very small corner lot."

Good thing they mentioned it was close to the freeway, I wouldn’t have noticed!

What we want to know is who designed this kitchen. Sorry, we mean who dsgnd this kit remodeled with permits. These are either the skinniest countertops and cabs in the Bay Area, or this is the deepest s/s app, or it’s pulled out from the wall because the seller is about to walk off with it now that the house has sold.

And if you live somewhere that you have to mention your kit was remodeled with permits, you’d better grab it quickly.

Blockbuster in San Mateo

It’s Search Engine Thursday! You know what that means, don’t you? It means we’ve been spending much too much time doing Real Work and completely forgot about this blog. So, no house today. Don’t worry, it was pending anyway.

Recently someone used a Search Engine, which amazingly Did Not Rhyme With Kugel, and typed in the following:

car block driveway which number i should call in san mateo

Here’s what they found out when that Search Engine That Also Does Not Rhyme With Ping sent them here.

130724-driveway-090917

Wait, if this driveway had a 4+ car capacity, wouldn’t it being blocked make you want to do more than just call a number? If it were us, we may very well DO a number on that car block driveway.

Speaking of doing numbers, this house last sold for $512,000.  In 2008.  And for $649,000.  In 2005. Looks like that $868K was a wishing price that never, ever came true. Maybe car block driveway open house which number I should overbid in san mateo.

A Burbed Classic Design Goes Upscale. Way Upscale.

A little more than a year ago we ran a house that had a most unusual addition.  Remember the Budget-Add-A-Room strategy?  Just back a cheap RV next to the house, and… instant extra living space!  Also instant addition to Best of Burbed!

Hey, for a hundred year old house in the East Bay, this is a possible solution to cramped quarters.  Now imagine what this would look like if some la-di-da designer got ahold of this idea and tried staging it to attract some Twithead with more money than taste or sense.  It would probably look like today’s featured listing.

Thanks very much to Burbed reader Michael Boltonestater for this rip-roaring reboot.

Floor-to-ceiling glass windows w/ sliding door leads to private outdoor garden. Fire engine red spiral staircase leads mezzanine Master Suite w/ new carpeting, industrial railings, closet. Rare and unusual Winnebago nook creates a private, enclosed space. Kitchen w/ maple cabinetry, stainless steel backsplash, gas range, dishwasher, microwave. Full bathroom and storage area. Deeded parking and laundry in garage. Located at the western edge of SOMA, 55 Norfolk provides the best of SoMa nightlife, dining, shopping, tech companies. Access to shuttle buses, 101, and Bay Bridge makes commuting easy.

Hope you caught that: Access to shuttle buses. That means Google and Facebook, too!  Now, check out the rate and unusual Winnebago nook.

Not too many listing photos have to come with safety warnings, either.

130616-norfolk-roof

You can tell from this view that unlike the Castro Valley house, this SF loft/condo had to cut things down. You’re only getting a quarter of a Winnebago. Maybe 3 other units also get the “rare and unusual” nook.

Note that the house with the entire RV went for above asking.

Bay Area Bubble 4.0: Past Peak in Oakland

We keep hearing from supposed real estate experts who want to assure would-be buyers that This Time It’s Different and There’s No Bubble Here. And we’ll be here to keep reminding everyone that in the Bay Area, Where It’s Special, There Most Certainly Is A Real Estate Bubble.  There’s been one before and there’s one again right now. Today we have yet another in our continuing Exhibitions of Proof Beyond Ultimate Proof.  Thanks very much to Burbed Reader Bob in Oakland for sending in this luscious listing!

130603-mandana-redfin719 MANDANA Blvd

HOA Dues: $13/month
Style: Craftsman

County: Alameda
Type: Detached

MLS#: 40611221

Very charming craftsman bungalow with abundant period details. Just blocks from Peet’s, Trader Joes, Farmers Market, Arizmendi and the Transbay bus. Large terraced back yard ready for your creative touches.

130602-mandana-kitchenLet’s listen in as Bob talks to himself, because nobody in their right mind would leave the Real Bay Area to visit Oakland.

This one just sold for more than at the peak of the last bubble: $720,000 this year, vs $677,000 in 2006.

The underwater seller sold it last year (3/23/12) for $465k.

Without any work having been done (at least, there was none mentioned in the listing), it listed on April 18 this year for $569k.

130603-mandana-kitchen2Redfin associate says ‘interior shows well, but could use some updates, especially the kitchen. Floors are a bit wonk.’

Went pending 11 days later, and sold for $720k.  Whoever sold it last year got taken, big time.

No bubble here folks. Just move along. Nothing to see.

130603-mandana-mapIt’s a decent part of Oakland, but a reasonably busy street…

Although at these prices it looks like the Real Bay Area is visiting after all.  And why not? This house is much closer to the Trestle Glen and Lakeshore neighborhoods than Crocker Highlands, but if it can go for 27% above asking in 11 days, why not choose a community 27% more impressive as well?

They’re on their way with the 27% busier street, now with more yellow on the map! Let’s see what your creative touches can do with that.

This charming home is in the process of being highly updated

Let’s check in with Burbed reader J from Alameda, who seems to be spending a lot of time not in Alameda of late.  Once more J has a house for us in Walnut Creek. Is it Burbed-worthy?  You know the answer!

2215 Buena Vista Ave Built in the 30?s this charming four bedroom home is in the process of being highly updated throughout property inside and out. Buyer can choose colors if upgrade work has not begun. Walk to BART, freeway around the corner and other amenities.

130522-buena-backWell, we thought where it says Overlook up top that was an order. But J sent it in to us anyway. Here’s why, despite it being in the East Bay and everything:

More freeway! At least the agent almost told the truth – Joe says the freeway is around the corner but it’s really across the street. Of the 16 listings photos how many are the same? Finally, no inside pictures? I want to see the freeway view!

130522-buena-streetviewYour wish is granted.  That’s the streetview from the house.  Bunus: trash bins!

We apologize for not using Redfin today (that’s what J sent in) but they occasionally take their system down when we’re writing, so we had to give someone else a turn.  So helloooooooooo Trulia! Also this is another chance to complain about Redfin not linking to our posts anymore.

Oh, and we counted up the photos. We think there are only actually 3 of them.

But you can choose your colors if you hurry!

I know inventory is tight where I’m looking but $550K????? For what?

Naming rights? Ahahahahaha!  Actually for $550K you also get the street name, which we will kindly provide to all our readers for absolutely nothing.  What better proof of a bubble is there than sellers who won’t tell you where the danged house is?

Estately’s listing doesn’t have the address anymore, so let’s hear it for latency in search engines!  Let’s also hear it for the great job Zillow did hiding that this place is for sale.

Today we celebrate Henry the K

BlogAtoZ-KOur typical pattern for daily articles is to feature a house on weekdays, and anything real-estate related runs on weekends. One of our most well-received weekend articles was a long-form post about Orchard Park. Orchard Park was a 700-home development built after World War II on the San Jose-Santa Clara border. One of our regulars (thanks, Burbed reader Swan!) sent in an original brochure for Orchard Park 130411-heatherdale-henryhomes, and it was Kaptivating.  (Terms as low as $59.50 a month!)

Today, as we continue the Blogging from A to Z Challenge, K is for Kaiser.  As in Henry J. Kaiser (1882-1967), the shipbuilder, founder of the HMO originally created for his employees, and, oh yeah, real estate developer.  The Kaiser as in Kaiser Community Homes, in Los Angeles, Portland Oregon, and San Jose/Santa Clara, who brought you Orchard Park.  Here’s a photo from 1947 of the development.
