Did we mention this house is on a busy street? So many people will admire your new home every day!  We had some follow-up conversation with mtv-renter on the house and hood:

Yeah, you’re right, it’s not that crappy of a part of sunnyvale. I exaggerate about Sunnyvale because I don’t like it much after looking at a lot of houses there; few neighborhoods are walkable to anything but your car, and the downtown area, despite much development, feels kind of dead.

Also, check out the street view image for this house. The realtor used every trick in the book to make the house look like it’s a palace on a large lot: wide angle lens and a very low point of view to make the bushes up front seem like they’re hiding a large house far in the distance. In reality, that long walkway up to the entry-way is just a crooked asphalt footpath, and your neighbors are close enough to smell them on a hot day, which probably happens a lot given the lack of insulation in these places :)

Actually that appreciation was just from March to August of last year:  375k to 745k in five months.
It just sold AGAIN – the third time in 16 months.
Listed at 779k, went pending in two weeks, and sold for 903k (16 percent over asking).
Yes, it’s a good-sized house on a good-sized lot. But 240 percent appreciation in 16 months – W…T…F!!

Maybe the way it works is that this house gets extra price increase boosts, because the value of a typical listing is actually dropping simply by being exposed to other homes located in the East Bay.  Think of it as a belt of lead weights, or a heavy chain connected to a big ol’ Oakland anchor.

It makes much more sense to buy a fixer-upper in Mountain View instead. Think of all the time you’ll save when everything is at your fingertips because the rooms are so conveniently close-in. And the Bay views from El Cerrito will lead to woolgathering when you’ll be needing to focus on work. Mountain View Eichloids don’t have those distractions! Besides, it’s not like you’d be leaving Google during daylight hours anyway.

130716-nedson-iceblockI don’t tour many homes these days, but this one is close and my curiosity got the best of me. Photo #8 does not do justice to the unevenness of the master bedroom floor. Don’t be fooled by the Cul-de-Sac address, the bedroom windows look right out onto busy Middlefield Rd.. This one shouldn’t stay on the market, the listing agent told me they already had an all cash offer for $800K after one day of open house, and they expected more and higher bids to come.

130716-nedson-tilefloorIt’s kind of funny, I came to burbed in 2011 so I only experienced the last bubble in archive form, but it seems like these Mountain View listings are exactly like the kind of WTF listings that we saw in Palo Alto back in the early days of burbed. There might be a few of these legacy crap-shacks in PA still, but I guess now they probably are just quietly sold as teardowns, whereas prices have finally risen in MV to tempt the truly unsell-able stock onto the market.

You keep using that word, unsellable. We do not think it means what you think it means.
