Rare Find in Palo Alto!

Every area in life has The Three Words.  In relationships, it’s “I love you,” in business, “It’s a deal,” in math, “Quod erat demonstratum,” and in Latin, “Igpay Atlinlay Erehay.”  We’re sure you can also name The Three Words of Real Estate.

BREATHTAKING PANORAMIC VIEWS, BREATHTAKING PANIC PRICE

It’s time for a visit to the East Bay! Yayyyyy! Let’s see what’s cooking on the always delightful Isle of Alameda.  Burbed reader JL has quite a find for us today, so come on in!

MLS#: 40625792

BREATHTAKING PANORAMIC VIEWS abound from this spectacular contemporary home! Two awesome decks allow for enjoyment of this tranquil Bay setting. The open floor plan, gourmet kitchen, hardwood floors, skylights and a master suite with sitting area are some of the many features of this wonderful home.

130820-bayview-mudflatsLet’s examine the dispatch from JL.

This is "JL" in Alameda, bringing your attention to a crazily-priced home here. This 3bdrm/2.5 bath house just went on sale and is priced FAR over anything on this street has gone for in years — at $985,000!!

Granted, it’s a nice house with a great backyard, right out on the Bay. Also, it’s probably the nicest remodel I’ve ever seen of this 1960s-era house (there are a bunch with the same 130820-bayview-rectangleslayout on this street). But you can’t remodel away the fact that it’s still stuck to another house! These homes are all "duets" or whatever you call them — two houses that share a wall.

The history for this house may shed light on the high price — the owners paid $1 million for it in 2005!!! Insane. So maybe they’re just trying to use the latest bubble to recoup some of their loss from the last bubble.

Anyhoo, thought you’d be interested! Keep up the good work!  And please refer to me only as JL!

No problem, Jürgen, no problem at all!  Oopsies!  Let’s now take a look at what a “duet home” really means.

130820-bayview-streetview

It’s not just that this is a house stuck to another house, it’s that they’re trying to pretend they’re two completely unrelated houses who just happened to be glued together completely by accident.

DUE TO HEAVY AMOUNT OF PHONE CALLS WE HAVE "FAQ WORD DOC" @ UR REQUEST W/ FULL DISCLOSURE LINK & HOME INSPECTIONS. VIRTUAL TOUR HAS 2 TOURS & BROKER TOUR VIDEO FROM 8/7/2013 ENJOY

130818-calero-theaterHere’s why wahnny sent in this particular place:

Just came across this quite georgious estate.

Asking price is WAY less than its assessed value.  Lotsa cauwlums and ornate finishings adorn the "10 YEARS YOUNG" 7500+sqft estate on 3+acres.  Aside from overhead powerlines, rather small pool, and location on the fringes of the RBA, it might still incite a bidding war, as per AGENT INTENT.

130818-calero-kawlumFringes of the Real Bay Area? Wahnny, this place isn’t even on the fringes of the Corridor of Not Quite. This house is firmly situated somewhere south of You Have Got To Be Kidding Me. The only advantage it has is that it’s only 22 miles to the Tesla Supercharging station in Gilroy.  And if you can buy a house this size for the price of a gingerbread shack in San Bruno, of course you should expect some mawbul kawlums thrown in.

130818-calero-thronePlus there is a virtual tour.  And a good thing there is, or we would never know that every office needs a throne.

As to that AGENT INTENT, here’s what the FAQ in the disclosures packet has to say about that asking price:

8. Why list so low?
Sellers are aware that neither appraisers, nor realtors determine what the VALUE or the final sales price of a home will be, it’s the BUYERS that determine the final price thus the new market value of the home.  They wanted to market and list their home non-traditional and something innovative that would attract plenty of interest and one good offer that had the best price and terms.

130818-calero-officeWait a minute, since when is announcing a day for offers to come in and picking the highest one considered “non-traditional”?  In the RBA this is de rigeur!

Bunus: Not only does this property have a “well lien” because of the 3 abandoned wells onsite (seller can’t find two of them), there’s also an HOA for shared roads with voting rights based on property size. This home has an effective veto over the other properties because any vote must pass by 75%.  So you could really make life interesting for four other homeowners!

ENJOY

UPDATED: Real Estate Portal Roulette in Mountain View, featuring large bedrooms

Updated 12:30 pm: Added listing screenshots, copy and more writeup from the other 3 non-Redfin portals.  All after the (added) break.  Enjoy.

One of the fun things about running a real estate blog is seeing how differently each of the major realty portals handles the exact same listing. We’ve had several examples of a house switching to Pending/Do Not Show status (usually about ten seconds after it’s listed), and then Redfin will disavow all knowledge of the property ever having been for sale. Zillow will usually lose the photos but manage to hold onto the listing copy. Trulia might do the same as Zillow – or the opposite. And there’s always Movoto, the place to go if you want to see the photos every other site took down.

Today’s prime property, sent in by Burbed reader LomaLuvr, shows the differences in action.  First, we’ll check in with our default site of Redfin.

Beautifully updated & ready to move right in! Open floor plan with hardwood floors in the LR, hall & bedrooms, granite slab countertops in kitchen & baths, dual pane windows, stucco outside. Formal living room, eat in kitchen & separate family room. Great location, close to major companies, walking trails, schools & downtown. Easy access for commuters, close to Cal-Train/Light-rail & the freeways.

We immediately knew something was wrong, because LL asked about “large bedrooms” (in the listing copy). That didn’t any make sense because there’s nothing in this copy about them.  Do these bedrooms look large?  Here are some listing photos, in actual size.

Only one of the listing photos even was of a bedroom.  Much more on what we found on the other portals, after the break.

Gingerbread house in beautiful San Bruno: Most unique must see

It’s Friday! Let’s finish up the week with an awesome property from that always hot market on the Peninsula, San Bruno! In fact this place is so on fire that nobody can get near it, and hasn’t for almost a year! Thanks very much to Burbed reader Facebooksux for today’s featured façade.

The exterior may look like a gingerbread house with the white picket fence and shutter trim on the outside windows, the front door opens to a most unique home. Everything is custom, a must see home. Huge master bedroom suite with high ceilings and and private spa bathroom. Formal dining room, family room, TV room with wet bar. Eat in kitchen with walk in pantry/laundry area. So much more to see.

130808-jenevein-livingThe front page may look like a well-presented property, but there’s that datestamp in the lower right corner. Pro Tip: Unless you want your buyers to think you shot your listing photos with a disposable camera and dropped them off at Rite-Aid, turn off the danged stamps.

Let’s listen to Facebooksux’s nominating speech.

ALMOST A MILLION BERNANKE BUX FOR SAN BRUNO????!!!!

130808-jenevein-death-by-pillowHopefully there aren’t any leaky gas pipelines beneath the home.

Please use Facebooksux as my name instead of my real name and keep up the good work!!

You mean don’t mention that your real name is – ha ha, gotcha! Kind of like how this house will getcha too.  We are positive these pillows are up to no good.

But even if they can be trusted, there are many dangerous plants that are lying in wait for you. Be very afraid.

This home has been decorated with such care, it must have been just as thoughtfully situated in its neighborhood, right? Here’s the delightful view from the front door.

Upcoming Open Houses

Sunday, Aug 11: Open House – 11:00-2:00 pm

Can’t imagine why you’d need to go to an Open House, as the seller obviously has shared everything you need to know about this rear opportunity. However, an aerial photo does a great job demonstrating just what an opportunity awaits in the rear.

130807-blair-rear

Yes, that opportunity comes in the form of a body shop and a tire store, right on El Camino Real, the Street of Kings!  We can also check the Streetview if you wish.

We swear we looked at every single picture and couldn’t find any sign of that traditional stile. And while Trulia won’t tell us which neighborhood of Mountain View is the quiet, family oriented one, we did find it on a map.

130729-alice-aerial

They definitely meant it about easy access to freeway. Why didn’t they tell us they meant easy access to freeways? Two is twice as good. Are they part of the family fun?

Another atrocious East Bay listing when you should buy in Mountain View

It’s time to point and laugh at the East Bay again, and Burbed reader Bob in Oakland has got just the place. Thanks very much for keeping us apprised of all the wanna-bes who won’t be living in the Real Bay Area no matter how much they try overbidding. After all, anyone can show 365 percent profit when houses like this were selling for way less than Not A Lot Of Money.

Style: Tudor

County: Contra Costa

Gorgeous Tudor/arched entry, Juliet balcony, sunken LR/ exposed beam ceilings. Perfect combination of old & new. Upgraded kit/caesarstone/ tiled backsplash & stainless appliances. Updated baths. Plus rooms. Lovely yard/ brick patio. Super house for entertaining. Close to BART, shop. & restaurants.

130719-yuba-decorOk, Bob, why did you nominate today’s Tudor?

365 percent appreciation in El Cerrito!

Actually that appreciation was just from March to August of last year:  375k to 745k in five months.
It just sold AGAIN – the third time in 16 months.
Listed at 779k, went pending in two weeks, and sold for 903k (16 percent over asking).
Yes, it’s a good-sized house on a good-sized lot. But 240 percent appreciation in 16 months – W…T…F!!

130719-yuba-kitchenWTF, indeed, where do you get 365 percent increase going from 375 to 903? One percent for every day this year. Is that East Bay math?

Maybe the way it works is that this house gets extra price increase boosts, because the value of a typical listing is actually dropping simply by being exposed to other homes located in the East Bay.  Think of it as a belt of lead weights, or a heavy chain connected to a big ol’ Oakland anchor.

130719-yuba-bedroomWhy would anyone buy this house for $903,000, when it’s full of exposed hardwood and the living room is sinking plus it has a frighteningly large kitchen? It makes much more sense to buy a fixer-upper in Mountain View instead. Think of all the time you’ll save when everything is at your fingertips because the rooms are so conveniently close-in. And the Bay views from El Cerrito will lead to woolgathering when you’ll be needing to focus on work. Mountain View Eichloids don’t have those distractions! Besides, it’s not like you’d be leaving Google during daylight hours anyway.
